APPLICABILITY OF TRANSFERRABLE DEVELOPMENT RIHTS (TDR)

Transfer of Development Rights (TDR) is a policy mechanism used in urban planning and development to facilitate the transfer of development
potential from one area to another. TDR is typically applied in cases where the development rights of a particular property or area are transferred to
another location as a form of compensation.

Following are the identified TDR Receiving Areas and associated conditions for TDR utilization:-

1.Only plots of minimum 3000 sq.m., with direct access from minimum 18m RoW are eligible to receive TDR. Plotted housing shall not be eligible to
receive TDR.

2.TDR may be utilised up to a maximum of 10% of the permissible FAR for the same land use permissible on the plot.

3.Maximum TDR shall be 10% of the permissible FAR. Total FAR including TDR on a plot shall not exceed 500.

4.Implementation of transferable development rights (TDR) will further complement this approach by concentrating unutilised FAR from various
parts of the city within receiving zones/corridors that are strategic and have the required infrastructure.

As per the rules & regulations, TDR is applicable in our site at Dishad Garden, New Delhi.

CLIMATIC CONSIDERATIONS FOR DESIGN

• Orientation of the building with the larger face towards the North-South
direction reducing exposure of the building walls to sun radiation.
• Minimizes direct exposure to Summer sun while allowing access to Winter
sun, therefore improving comfort conditions and saving energy and thus
increasing efficiency.
• Proper shading of all windows and walls with extended eaves wherever
possible, which blocks the sun in Summer but allows entry of adequate
amount of sunlight in Winter.
• Well insulated walls and roofs made up of solid masonry is a must
requirement.
• Vegetation can be used to cut off hot breezes while providing shading from
sun.
Prevailing Wind Directions are from South West in the Summer Season and North • Fenestrations to take advantage of the wind direction (N, W, N-W, E) to
East in the Winter Season. allow for cross-ventilation in this humid climate.
• Courtyards and water bodies are preferable in absorbing large amount of
radiation.
Average Wind Speed- 6.7 Miles/Hour (10.78 KM/Hour). • Rooftop or ground solar power plant can be setup.
