Dilshad Garden is a large housing colony located in East Delhi, which was primarily developed by Delhi
The Site is located in the Dilshad Garden, New Delh Delhi near Red Cross Hospital. Development Authority.
The surrounding areas have been populated over the years with various residential colonies and schools. The area located close to Shadara (Delhi-Uttar Pradesh) Border. Dilshad Garden falls under
both Shahdara and Seemapuri constituency of the legislative assembly.
There are 4 clusters namely Kalandar Colony Part I, Kalandar Colony Part II, Deepak Colony and Dilshad
Vihar Colony/Zulfi Bengal Dilshad Garden. Dilshad Garden is a residential locality in North East New Delhi. Dilshad Garden is divided into several
blocks starting from A to R and several pockets A to SG.

Transfer of Development Rights (TDR) is a policy mechanism used in urban planning and development to facilitate the transfer of development
potential from one area to another. TDR is typically applied in cases where the development rights of a particular property or area are transferred to
another location as a form of compensation.
Following are the identified TDR Receiving Areas and associated conditions for TDR utilization:-
1.Only plots of minimum 3000 sq.m., with direct access from minimum 18m RoW are eligible to receive TDR. Plotted housing shall not be eligible to
receive TDR.
2.TDR may be utilised up to a maximum of 10% of the permissible FAR for the same land use permissible on the plot.
3.Maximum TDR shall be 10% of the permissible FAR. Total FAR including TDR on a plot shall not exceed 500.
4.Implementation of transferable development rights (TDR) will further complement this approach by concentrating unutilised FAR from various
parts of the city within receiving zones/corridors that are strategic and have the required infrastructure.
