I am pleased to submit our proposal for the design of your proposed addition. SCOPE 1. Workspace fit-up for ground floor work area. To include washroom as required by the Ontario Building Code. DESIGN/DRAWINGS Evaluation of site and clients requirements. Client to provide necessary information to allow designer to complete the design. 2. Review building code for items relating to fit-up. Drawing to be in conformance to existing bylaws and zoning approvals. 3. Upon approval of design, architect to proceed to final design. 4. Architect to provide permit drawings ready for building permit. 5. Architect will provide updates to architectural drawings as requested by the Milton Building Department.

DELIVERABLES 1. Design plans for client approval. Drawings to be provided in PDF format. 2. Floor plans and details and basic specifications as required to obtain a building permit. 3. Two sets of prints and PDF plans and specifications for construction as required under building code. BUILDING PERMIT AND OTHER APPROVALS 1. Costs for building permit and all fees will be the responsibility of the client. Owner to apply and obtain all permits. SCHEDULE : 2 weeks after approved design with no further changes. FEES The Architectural fees required to complete the construction documents will be $2000. Other engineering fees are extra to this contract.

NOT INCLUDED IN CONTRACT 1. Any design changes after approved design other than changes required for building permit. Changes will be billed at $60 per hour. 2. Costs for engineering that may be required by the Milton Building Department such as Plumbing, Heating, Air Conditioning and Electrical drawings and fire alarm system that require stamped drawing by an engineer. 3. Owner to provide and pay for survey plan if required by City of Milton. . 4. Any disbursements (printing and photocopying). PAYMENT SCHEDULE 1. Architectural Permit Drawings. 2. Plumbing, Heating & Air Conditioning drawings if required $ 2000.00 $ 1200.00

Note that all disbursements will be invoiced along with each progress payment. Upon signature of the client and a $1000 deposit this becomes the contract for this project.
