RESIDENTIAL HOUSE LEASE AGREEMENT

This Residential House Lease Agreement ("Lease") is made and effective this [Date] by and
between [Landlord] ("Landlord") and [Tenant One] and [Tenant Two] ("Tenant," whether one
or more). This Lease creates oint and several liability in the case of multi!le Tenants.
". PREMISES.
Landlord hereby rents to Tenant and Tenant acce!ts in its !resent condition the house at
following address# [Complete Address o Ho!se] (the "House").
$. TERM.
The term of this Lease shall start on [Mo"e#$n Date], and end on [Lease End Date]. %n the
event that Landlord is unable to !rovide the House on the e&act start date, then Landlord shall
!rovide the House as soon as !ossible, and Tenant's obligation to !ay rent shall abate during such
!eriod. Tenant shall not be entitled to any other remedy for any delay in !roviding the House.
(. RENT.
Tenant agrees to !ay, without demand, to Landlord as rent for the House the sum of [Mont%l&
Rental Amo!nt] !er month in advance on the first day of each calendar month, at [Address or
Rent Pa&ments], or at such other !lace as Landlord may designate. Landlord may im!ose a late
!ayment charge of [Late Pa& C%ar'e] !er day for any amount that is more than five ()) days
late. Rent will be !rorated if the term does not start on the first day of the month or for any other
!artial month of the term.
*. SECURIT( DEPOSIT.

security for the !erformance by Tenant of the terms of this Lease to be returned to Tenant, [*$t%
or *$t%o!t Interest], following the full and faithful !erformance by Tenant of this Lease. %n the
event of damage to the House caused by Tenant or Tenant's family, agents or visitors, Landlord
may use funds from the de!osit to re!air, but is not limited to this fund and Tenant remains
liable.
). +UIET EN,O(MENT.
Landlord agrees that if Tenant timely !ays the rent and !erforms the other obligations in this
Lease, Landlord will not interfere with Tenant's !eaceful use and enoyment of the House.
,. USE O- PREMISES.
A. The House shall be used and occu!ied by Tenant e&clusively as a !rivate single-family
residence. .either the House nor any !art of the House or yard shall be used at any time during
the term of this Lease for the !ur!ose of carrying on any business, !rofession, or trade of any
/ind, or for any !ur!ose other than as a !rivate single-family residence.

0. Tenant shall com!ly with all the health and sanitary laws, ordinances, rules, and orders of
a!!ro!riate governmental authorities and homes associations, if any, with res!ect to the House.
1. NUM.ER O- OCCUPANTS.
Tenant agrees that the House shall be occu!ied by no more than [Total N!m/er o O))!pants]
!ersons, including no more than [Ma0$m!m N!m/er o C%$ldren] under the age of eighteen
("2) years, without the !rior written consent of Landlord.
2. CONDITION O- PREMISES.
A. Tenant agrees that Tenant has e&amined the House, including the grounds and all buildings
and im!rovements, and that they are, at the time of this Lease, in good order, good re!air, safe,
clean, and tenantable condition.
0. Landlord and Tenant agree that a co!y of the "3oint %ns!ection," the original of which is
maintained by Landlord and a co!y !rovided to Tenant, attached hereto reflects the condition of
the House at the commencement of Tenant's occu!ancy.
4. ASSIGNMENT AND SU.LETTING.
A. Tenant shall not assign this Lease, or sublet or grant any concession or license to use the
House or any !art of the House without Landlord's !rior written consent.
0. Any assignment, subletting, concession, or license without the !rior written consent of
Landlord, or an assignment or subletting by o!eration of law, shall be void and, at Landlord's
o!tion, terminate this Lease.
"5. ALTERATIONS AND IMPRO1EMENTS.
A. Tenant shall ma/e no alterations to the House or construct any building or ma/e other
im!rovements without the !rior written consent of Landlord.
0. All alterations, changes, and im!rovements built, constructed, or !laced on or around the
House by Tenant, with the e&ce!tion of fi&tures !ro!erly removable without damage to the
House and movable !ersonal !ro!erty, shall, unless otherwise !rovided by written agreement
between Landlord and Tenant, be the !ro!erty of Landlord and remain at the e&!iration or earlier
termination of this Lease.
"". DAMAGE TO PREMISES.
%f the House, or any !art of the House, shall be !artially damaged by fire or other casualty not
due to Tenant's negligence or willful act, or that of Tenant's family, agent, or visitor, there shall
be an abatement of rent corres!onding with the time during which, and the e&tent to which, the
House is untenantable. %f Landlord shall decide not to rebuild or re!air, the term of this Lease
shall end and the rent shall be !rorated u! to the time of the damage.
"$. DANGEROUS MATERIALS.

Tenant shall not /ee! or have on or around the House any article or thing of a dangerous,
inflammable, or e&!losive character that might unreasonably increase the danger of fire on or
around the House or that might be considered ha6ardous.
"(. UTILITIES.
Tenant shall be res!onsible for arranging and !aying for all utility services re7uired on the
!remises, e&ce!t Landlord will !rovide# [Ser"$)es Pro"$ded /& Landlord]. Tenant shall not
default on any obligation to a utility !rovider for utility services at the House.
"*. MAINTENANCE AND REPAIR.
A. Tenant will, at Tenant's sole e&!ense, /ee! and maintain the House and a!!urtenances in
good and sanitary condition and re!air during the term of this Lease. %n !articular, Tenant shall
/ee! the fi&tures in the House in good order and re!air8 /ee! the furnace clean8 and /ee! the
wal/s free from dirt and debris. Tenant shall, at Tenant's sole e&!ense, ma/e all re7uired re!airs
to the !lumbing, range, oven heating a!!aratus, electric and gas fi&tures, other mechanical
devices and systems, floors, ceilings and walls whenever damage to such items shall have
resulted from Tenant's misuse, waste, or neglect, or that of the Tenant's family, agent, or visitor.
0. Tenant agrees that no signs shall be !laced or !ainting done on or about the House by Tenant
without the !rior written consent of Landlord.
9. Tenant agrees to !rom!tly notify Landlord in the event of any damage, defect or destruction
of the House, or the failure of any of Landlord's a!!liances or mechanical systems, and e&ce!t
for re!airs or re!lacements that are the obligation of Tenant !ursuant to :ubsection A above,
Landlord shall use its best efforts to re!air or re!lace such damaged or defective area, a!!liance
or mechanical system.
"). ANIMALS.
Tenant shall /ee! no domestic or other animals in or about the House without the !rior written
consent of Landlord.
",. RIGHT O- INSPECTION.
Landlord and Landlord's agents shall have the right at all reasonable times during the term of this
Lease and any renewal of this Lease to enter the House for the !ur!ose of ins!ecting the
!remises and;or ma/ing any re!airs to the !remises or other item as re7uired under this Lease.
"1. DISPLA( O- SIGNS.
<uring the last thirty ((5) days of this Lease, Landlord or Landlord's agent may dis!lay "=or
:ale" or "=or Rent" or ">acancy" or similar signs on or about the House and enter to show the
House to !ros!ective !urchasers or tenants.
"2. HOLDO1ER .( TENANT.

:hould Tenant remain in !ossession of the House with the consent of Landlord after the
e&!iration of the Term of this Lease, a new tenancy from month to month shall be created which
shall be subect to all the terms and conditions of this Lease, but shall be terminable on thirty
((5) days by either !arty or longer notice if re7uired by law. %f Tenant holds over without
Landlord's consent, Landlord is entitled to double rent, !ro-rated !er each day of the holdover,
lasting until Tenant leaves the House.
"4. SURRENDER O- PREMISES.
At the e&!iration of the Lease, Tenant shall 7uit and surrender the House in as good a condition
as it was at the commencement of this Lease, reasonable wear and tear and damages by the
elements e&ce!ted.
$5. -OR-EITURE O- SECURIT( DEPOSIT # DE-AULT.
%t is understood and agreed that Tenant shall not attem!t to a!!ly or deduct any !ortion of any
security de!osit from the last or any month's rent or use or a!!ly any such security de!osit at any
time in lieu of !ayment of rent. %f Tenant fails to com!ly, such security de!osit shall be forfeited
and Landlord may recover the rent due as if any such de!osit had not been a!!lied or deducted
from the rent due. =or the !ur!oses of this !aragra!h, it shall be conclusively !resumed that a
Tenant leaving the ?remises while owing rent is ma/ing an attem!ted deduction of de!osits.
=urthermore, any de!osit shall be held as a guarantee that Tenant shall !erform the obligations of
the Lease and shall be forfeited by the Tenant should Tenant breach any of the terms and
conditions of this Lease. %n the event of default, by Tenant, of any obligation in this Lease which
is not cured by Tenant within fifteen (")) days notice from Landlord, then in addition to
forfeiture of the :ecurity <e!osit, Landlord may !ursue any other remedy available at law,
e7uity or otherwise.
$". A.ANDONMENT.
%f at any time during the term of this Lease, Tenant abandons the House or any of Tenant's
!ersonal !ro!erty in or about the House, Landlord shall have the following rights# Landlord may,
at Landlord's o!tion, enter the House by any means without liability to Tenant for damages and
may relet the House, for the whole or any !art of the then une&!ired term, and may receive and
collect all rent !ayable by virtue of such reletting8 Also, at Landlord's o!tion, Landlord may hold
Tenant liable for any difference between the rent that would have been !ayable under this Lease
during the balance of the une&!ired term, if this Lease had continued in force, and the net rent for
such !eriod reali6ed by Landlord by means of such reletting. Landlord may also dis!ose of any
of Tenant's abandoned !ersonal !ro!erty as Landlord deems a!!ro!riate, without liability to
Tenant. Landlord is entitled to !resume that Tenant has abandoned the House if Tenant removes
substantially all of Tenant's furnishings from the House, if the House is unoccu!ied for a !eriod
of two ($) consecutive wee/s, or if it would otherwise be reasonable for Landlord to !resume
under the circumstances that the Tenant has abandoned the House.
$$. SECURIT(.
Tenant ac/nowledges that Landlord does not !rovide a security alarm system or any security for
the House or for Tenant and that any such alarm system or security service, if !rovided, is not

re!resented or warranted to be com!lete in all res!ects or to !rotect Tenant from all harm.
Tenant hereby releases Landlord from any loss, suit, claim, charge, damage or inury resulting
from lac/ of security or failure of security.
$(. SE1ERA.ILIT(.
%f any !art or !arts of this Lease shall be held unenforceable for any reason, the remainder of this
Agreement shall continue in full force and effect.
$*. INSURANCE.
Tenant ac/nowledges that Landlord will not !rovide insurance coverage for Tenant's !ro!erty,
nor shall Landlord be res!onsible for any loss of Tenant's !ro!erty, whether by theft, fire, acts of
@od, or otherwise.
$). .INDING E--ECT.
The covenants and conditions contained in the Lease shall a!!ly to and bind the heirs, legal
re!resentatives, and !ermitted assigns of the !arties.
$,. GO1ERNING LA*2
%t is agreed that this Lease shall be governed by, construed, and enforced in accordance with the
laws of the :tate of [State o Go"ern$n' Law].
$1. ENTIRE AGREEMENT.
This Lease shall constitute the entire agreement between the !arties. Any !rior understanding or
re!resentation of any /ind !receding the date of this Lease is hereby su!erseded. This Lease
may be modified only by a writing signed by both Landlord and Tenant.
$2. NOTICES.
Any notice re7uired or otherwise given !ursuant to this Lease shall be in writing8 hand delivered,
mailed certified return recei!t re7uested, !ostage !re!aid, or delivered by overnight delivery
service, if to Tenant, at the House and if to Landlord, at the address for !ayment of rent.
