ISG Secures 16.5 Million Regent Circus Scheme
ISG has been awarded a 16.5 million contract by Ashfield Land to
construct the new Regent Circus retail and leisure destination in Swindon.
Built on the site of the former Swindon Technical College, the high profile
mixed-use scheme is anchored by a new six-screen Cineworld Cinema and
a 50,000 sq. ft. Morrisons supermarket.
Beating strong industry competition to secure this prestigious project,
ISG has worked closely with Ashfield Land to carry out an extensive value
engineering exercise, collaborating with the delivery team and supply
chain to achieve key cost and time savings, significantly refining and
enhancing the original specification.
In addition to the new cinema and Morrisons store, Regent Circus
will comprise eight restaurant units, with tenants including Prezzo,
Nandos and ASK, and a 450 space car park. The multi-storey scheme
will regenerate the existing site and improve the street scene with its
striking design featuring brick, curtain walling and composite metal
cladding. Surrounding public realm space will also be upgraded as part
of the development, with a new landscaping scheme and feature exterior
lighting.

Portakabin Launches New CPD Programme For
Architects, Contractors And Facilities Managers
Portakabin, the UKs leading modular building specialist, has launched a new
CPD programme to help architects, contractors, engineers, facilities managers

Not Just Another
Brick In A Wall!
The Brick Development Association (BDA),
one of the construction industries most
highly respected trade associations,
continues to increase the recognition of
brick and why it should be the material
of choice for all key decision makers in
the UK construction industry, with a hard
hitting marketing campaign.

is one of the most successful building
materials ever devised. Its been used
to shape the built environment since the
beginning of civilisation and has proven
itself time and time again - just take
a look at the brickwork at St Pancras
Station. Brick is made locally by the
community and for the local area with
natural resources, minimising impact on
the environment. It can be crushed and
recycled on site and old lime mortar bricks can be cleaned up and used again as bricks. Disused brick quarries are often returned to areas of natural beauty,
encouraging wildlife.
As architects and designers strive to source modern and contemporary materials to enhance their design critique, brick has perhaps been seen as traditional
and uninspiring, allowing competing cladding materials to emerge into the market place. But the BDA is determined is to set the record straight once and for
all.
Brick offers a sense of stability. With changing weather patterns bringing such weather extremes as floods and high temperatures, brick is much more robust
than many man-made materials and wont rot, rust, erode or decay.
Brick walls are impact resistant and create buildings that will be around for generations to come. An inert material, brick is not affected by the ravages of
water, wind or fire and with inherent sound insulation properties brick shuts out road noises and the howling of winter storms.
Brick is a solid, permanent and low maintenance material that provides lasting beauty and appreciating value - brick offers true longevity. With many elements
of past brick buildings still standing today, brick is one of the only truly tried and tested materials known to man.
Sarah concludes: Quite simply, we all love brick and its a favourite with architects and developers too. After all, there is a great deal of choice with around
1200 brick types produced in the UK alone. On versatility and pure aesthetics, few rivals come even close. Not only are brick buildings warm and secure, they
are versatile and can be extended and adapted easily, cost little to maintain and offer long term building performance.

Lanes Adds Another Accreditation At Slough
Hot on the heels of British Standards accreditations for quality,
environment and business continuity, Lanes for Drains super depot
at Slough, has done it again. The team at the Berkshire hub, which
handles one of the largest wastewater network service operations in
the UK, has achieved BSI OHSAS 18001:2007, after demonstrating its
adherence to occupational health and safety standards. John Glover,

gold awards, but gaining OHSAS 18001 is the icing on the cake.

At the KNX UK Associations AGM 2013, held at Lily Hill House
in Bracknell during March, the Annual Award winners were
announced. The categories for the Awards were KNX Champion

BSRIA Tests For
Part F Failure
Testing of domestic ventilation
systems under Approved Document
F of the Building Regulations has
been compulsory since October 2010.
Unfortunately it has proved a nightmare
for the construction industry with a
ridiculously high percentage of failures.
BSRIA Compliance, a company dedicated
to testing to prove compliance to the
ever more stringent requirements of
the Building Regulations, lays the
initial blame for these shortcomings on
a mixture of poor design, but mainly
a disappointingly poor standard of
installation, but also points out that the
testing methods originally used [and in
many cases still in use] can be wildly
inaccurate unless proper corrections are
taken to account for the idiosyncrasies
of each system and the appliances they
use.
The latter contention was supported in
a recent workshop organised by Modern
Built Environment, which quoted the
measurement of ventilation performance
as the most significant deficiency in
Building Performance measurement.
BSRIA maintains that there is a domestic
ventilation testing procedure that is
simple, quick and accurate, using the
most appropriate equipment, a Power
Flow Hood.
The Hood contains a fan that rotates at
a controlled speed allowing the unit to
achieve a zero pressure balance usually
within 4-20 seconds when placed over
inlet or outlet. This unconditional test
method overcomes the problems inherent
with site-specific conditions such as fan
types and adjustments, airflow direction
and instrumentation characteristics. The
Flow Hood is an air volume flow meter
designed to eliminate back pressure and
turbulent flow effects. It is based on a
zero pressure method that compensates
for the resistance of the measuring
instrument and the characteristics of
the air distribution system. It also senses air flow direction so that the unit can be used for supply or extract purposes without any configuration
change. It sounds simple and indeed it is, providing an easy solution to what has proved a thorny problem for many builders large and small as the
BSRIA team, that has been successfully testing on site for Part F compliance throughout the UK, can confirm. Returning to the reasons for failures
in domestic ventilation systems BSRIA maintains that most problems arise poor workmanship. Although fan manufacturers design their fans to comply
with Regulations these frequently fail to operate to their stated performance due to poor installation particularly when flexible pipework is used. Part
F failure rates here have been quoted as high as 95% and in one recent case six metres of flexible pipe had been stuffed into a wall cavity predictably
preventing all circulation. While this example is extreme it is symptomatic of the lack of care taken to support flexible pipe and maintain clear air flow.
BSRIA is in process of producing a guide to the accurate measurement of airflow rates and it is to be hoped that this will aid the industry in correcting
the present, almost farcical, failures to comply with Approved Document F. www.bsria.co.uk

Award-Winning Application Of Technals Revolutionary
Low Rise Glazing System
One of the first applications of the innovative new low rise glazing system from
Technal has won a string of awards for design and architecture.
Forest Park School is a visionary new primary school in Hampshire for children
with learning difficulties. Designed by Hampshire County Councils in-house
architects and constructed by Morgan Sindall, the new building has created an
inspirational child-centred facility which has now been acclaimed with a series
of awards and accolades.
The school, which features extensive use of the revolutionary MODAL faade
system, has won a top award at
the Solent Design Awards which
recognise the best designed
buildings in Hampshire and the
Isle of Wight.
Commenting at the awards
ceremony, the judges praised the
building as a highly specialised
environment that avoided any
institutional feel. creating a
wonderful and uplifting school where architecture and landscaping coalesce
beautifully. This is a terrific resolution to a complex brief where the attention
to detail has been superb.
The school has also received a Civic Trust Award and an RIBA award which was
presented for the projects high architectural quality and contribution to the
local environment.
In announcing the awards, the RIBA judges said, a school cannot just be
about facilities, it must engender a sense of wellbeing, even pride among
pupils and staff. The architects have created an extraordinary place in which
pupils feel special in which the childrens needs are primary to the design.
The Forest Park scheme is a collection of low rise buildings interlinked by a
series of canopies and arranged around a number of courtyards. The outer walls
are constructed of brick with inner faades of dark timber and glass, and a
combination of dual and mono-pitched zinc roofs. The sites landscaping was
inspired by the heathland that characterises much of the New Forest National
Park.
Technals MODAL low rise faade system was used extensively throughout,
installed by glazing fabricator, Glassolutions Installation.
Finished in dark brown with contrasting bronze doors, MODAL is used as fixed
light glazing and with FXi65 windows. Sound attenuated louvres provide
additional natural ventilation, and the GXi sliding patio door, which is fully
integrated with MODAL, was also specified, together with Technals CD
commercial door.
MODAL is a rapid-build low rise faade system and the first in the UK to offer
integral opening vents. It has an innovative modular design, which gives
specifiers a much wider choice of configuration options.
The new school, which has been created following the amalgamation of
two existing schools, provides accommodation for 72 children with special
educational needs, aged between two and 11 years. Facilities include a library,
IT suite, hydrotherapy pool, hall, childrens kitchen for cookery activities,
therapy room, office, dining room, soft play room, light room, specialist art

Shutter, the Rolegard SR4, which is the first door of its type
to achieve LPS1175, Issue 7, Level 4 certification. Additionally

Lanes Sends In A Pig To Root Out Blockage In School Gas Main
Lanes for Drains engineers in Derby have used poly-pigs to root out a
blocked gas main that builders feared could delay the completion of a
new school. They were not the porky kind of pigs that go oink oink, but
the plastic ones, because a poly-pig is a device that is used to clean
out pipes. A construction company called Lanes for Drains Derby depot
after it discovered a new gas main, laid to serve the school they were
building, had become blocked. Lanes Derby has a highly sophisticated
jet vac tanker. Engineers guide the tankers high pressure hose into the
pipe, which is then powered along the drain line using a powerful jet of water, forcing debris out of the pipe.
However, the technique used for this cleaning job involved inserting a poly-pig, a cylinder made of flexible
plastic or foam that is often shaped like a bullet, into the pipe, and forcing it along the run with compressed
air. The poly-pig is highly effective at clearing blockages and pushing material out of a pipe.

Waterproof Shower Under-Tile By Marmox
Ten Pilates, with five studios in some of the most prestigious areas
in Central and West London have just opened a new studio in Hatton

Projects to design and install five new shower cubicles, two for male
users and three for female. Boxxs plan for the new cubicles naturally
started with basics a means of providing a fully waterproof under-tile
layer with high thermal insulation. Lightweight, easily handled Marmox
Showerlay sheets perfectly answered these criteria and also offered
ample strength to support the heaviest of floor tiles.

Oxford Brookes Proves Common Solutions For Concrete-To-
Steel Connections Are Inferior To The Schck Isokorb
Recently there have been misconceptions in some areas of the UK marketplace
that certain common solution alternatives for concrete-to-steel connections
perform thermally just as well as the Schck Isokorb type KS14 thermal break
element. Additionally, claims have been made on occasions that these
alternative solutions are more cost-effective than the Isokorb. In neither
case is this necessarily true. As a specialist in this sector, Schck demands
extremely high product performance standards and has a strong professional
interest in ensuring that alternative solutions comply with the necessary
building regulations and that any cost and performance claims are verifiable.

To bring clarity to the situation relating to the issue of thermal performance,
an independent investigation into the various criteria concerning the
effectiveness of steel balcony connections to concrete slabs, has been carried
out by the Oxford Institute for Sustainable Development, at Oxford Brookes
University. The common solutions in question being the direct connection
of balcony support brackets to a concrete floor slab using no form of thermal
break; a solution using brackets in conjunction with a 10mm thermal pad; and
a further connection solution using a thicker 20mm thermal pad .
The OISD found the Isokorb type KS14 to be a superior thermal insulating
element for connecting cantilevered steel components to reinforced concrete;
while other comparable solutions failed to obtain the minimum amount of
performance required by Part L of the Building regulations.
The first step in the independent investigation process was to determine the
heat loss, minimum surface temperature and consequently the temperature
factor (fRSI) resulting from the use of Schck Isokorb type KS14 thermal break
units connecting a steel balcony to a concrete floor slab. The temperature
factor (fRSI) is used in the UK to indicate condensation risk as described in
BRE IP1/06, a document cited in Building Regulations Approved Documents
Part L1 and L2.
Once established, this calculated performance (1) was then compared with that
of the three structurally equivalent common solutions. The following results
table presents the minimum surface temperatures and temperature factor
(2) for the cases modelled, where the temperature factor used to indicate
condensation risk (fRSI) must be greater than or equal to 0.75 for residential
buildings.
It is quite clear that the Isokorb KS14 unit, with fRSI = 0.904, exceeds these
values by some margin and will therefore meet the requirements of Building
Regulations Approved Documents L1 and L2. Further, the results demonstrate
that where no unit is used (fRSI =0.681) and also with the 10mm and 20mm
pad connections (fRSI =0.713 and 0.706 respectively) all three would fail
against the criteria required for residential buildings.
Specifiers, contractors, developers and those in procurement therefore need
to be wary of product performance claims involving bespoke solutions. Often
they will be found wanting and the lack of transparency in determining true
performance values may well mean a product being installed that is simply not
fit for purpose. Due to building site tolerances it is vital that thermal product
solutions should, at the very least,
exceed minimum standards and
even that may simply not be good
enough.
As for cost implications, all
parties involved in the design
and procurement process need to
question any claims that some
bespoke alternatives are more cost-
effective than the pedigree solution.
The confusion arises over the hidden
costs associated with the bespoke
versions. With the Isokorb, the high quality unit is complete at the point of
delivery and ready for installation. There are no add ons.
With the alternative versions, it is likely that bolts, brackets and thermal pads
will all need to be sourced before installation can be completed. Complicated
further by the possibility that a number of sub-contractors will need to
be involved as opposed to the one required with the KS14. Schck is a

Wicona Roof Glazing Contributes To Stunning Performing Arts Auditorium At Yarm School One of the most impressive performing arts
centres to be built at a school in the UK
features a bespoke roof glazing solution

by Miller Construction, the Performing Arts
Centre at Yarm School in the North East is
a major component of the redevelopment
of this co-educational private school. The
new facilities include a double height
entrance foyer with stunning views over
the River Tees, a large fan-shaped centre
for dance and drama, and a fully flexible
auditorium capable of accommodating up
to 800 people. Here, retractable seating
allows this space to be used for a variety
of functions, from examinations to concert
performances.
The roof to the auditorium has a
combination of square and shaped glass

a smooth radius of roof lights.
Commenting on the specification of the

The use of roof glazing allows us to
have good natural light penetrating deep
inside the auditorium, and was a unique
arrangement for this project. Light was
important because the space has a range
of functions. The WICTEC 50 system gave

aesthetics. It compliments both the
vertical glazing on the project and the

Interacting In The Crystal
Future the worlds largest exhibition on
the future of sustainable cities as well
as a dedicated Centre of Competence for
Sustainable Cities (COC).
Futuristic in every sense, The Crystal
is a 30-million initiative from global
engineering and electronics conglomerate,
Siemens. One of the worlds greenest
buildings, which is aiming for exemplary
BREEAM and LEED accreditation, it provides
an interactive exhibition hall, office space
for around 100 employees, a 270-seat
auditorium, shop, restaurant and caf
facilities.
Taking centre stage in the exhibition
hall, the Midilift XLplus interacts between
ground and mezzanine levels within
the City Icon. This is a 6-metre-tall,
generative artwork comprising an LED city
grid screen visualising the major themes
of the exhibition. It was designed by
creative technology consultancy, Hirsch
and Mann, in collaboration with creators
of compelling branded content, Squint
Opera the visionaries behind the entire
interactivity suite.
Supplied in a self-supporting structure
making it quick and easy to install (no
need for a load-bearing lift shaft, lifting
beam or pit), the Midilift XLplus was the

Foremans Supplies Interim Classrooms To Help Meet
Increasing Demand For Primary School Places In London
Foremans Relocatable Building Systems, the UKs largest supplier of pre-owned
Portakabin buildings, has supplied two interim teaching buildings to primary
schools in the London Borough of Newham, just eight weeks from receipt of
order.
North Beckton Primary and Colegrave School each had a need for two self-
contained temporary classrooms while redevelopment works are carried out to
meet the rising demand for school places.
North Beckton Primary has been taken from two to three form entry, increasing
the number of places from 60 to 90. A double classroom block is now in use for
the next two years until a new permanent building is constructed.
Commenting on the project, Manjit Rai, Head Teacher at North Beckton
Primary, said, Feedback about the interim classrooms from teaching staff and
the parents of children in year four who are now using them has been very
positive. The rooms are large, warm, comfortable and rather lovely! Everyone
is happy with their accommodation and we would recommend the approach to
other schools with similar needs.
The Building Surveyor at the London Borough of Newham, added Foremans
was recommended to us from another authority who had a similar requirement
for good quality interim primary school teaching accommodation. We are
very pleased with both buildings, which certainly dont look or feel second
hand, and are a cost-effective alternative to new. I am pleased to report the
buildings installation was also safe, controlled and problem-free.
The buildings for both schools were delivered just eight weeks from receipt of
order and were installed outside term-time to avoid any disruption to teaching.
Each building comprises two classrooms, which were delivered to site around
70 per cent complete, further reducing time and disruption to local residents. Established in
1992, North Beckton Primary is a county co-educational primary school, taking children from
the ages of three to 11. There are two classes in each age group, apart from reception which
now has three forms to meet changing local demographic needs.
Foremans specialises in refurbishing Portakabin modular buildings. In order to meet individual
project requirements and budgets, the buildings can be supplied decorated or fully refurbished

Affordable Green Energy For The Shaftsbury Stately Home
St. Giles House in Wimborne St. Giles is the main dwelling on the Shaftsbury
Estate and is one of Dorsets truly grand houses. The first stone of my house at
St. Giles was laid in 1650 by Sir Anthony Ashley-Cooper, who was later to become
Lord Shaftsbury on his
appointment as Lord
Chancellor of England.
Although much altered
over the years, St.
Giles House remains
as beautiful as it is
impressive.
Unfortunately neither
energy conservation
nor efficient heating
were priorities with
17th Century architects, so that fuel bills had become alarming in this modern
age when conventionally generated energy prices spiral ever upwards and
the carbon footprint for St. Giles was also approaching the size of a seven
league boot. Consequently, when a major renovation of the house was planned,
isoenergy, expert in all forms of renewable energy, was asked to design a
system that would provide hot water and central heating more cheaply as well
as being considerably more ecologically sound.
isonergys full brief was to use renewable energy to produce heating and hot
water, to reduce the houses fossil fuel dependency and its carbon footprint, to
reduce running costs substantially and to achieve these aims making optimum
use of Government grants and subsidies. The companys eventual design was
for a hybrid system utilising the lake in the grounds as the prime energy source
for hot water & heating boosted by solar thermal panels on the roof of the
main house. In addition the houses walled garden [those gardeners knew the
sunniest places] proved the perfect site for a line of 168 photovoltaic ground
mounted panels, each panel capable of producing 190Watts of electricity.
The choice of the lake as the prime energy source was a natural one since
water is the most effective and reliable heat provider through the year. A
3,000 metres closed loop energy collector containing an anti-freeze solution
was sunk to a depth safe from boats and fisherman. Having absorbed heat
from the lake, the liquid in the loops is passed to three manifolds on the shore
and thence led up to the Plant Room in the house via a 90mm plastic pipe.
Here it enters two super efficient Viessmann Vitocal Heat Pumps linked in a
master/slave conformation and each with an energy capacity of 45kW. By a
sophisticated heat exchange process involving the pumps Compliant Scroll
Compressors, the heat input is squeezed up to a temperature suitable for the
houses hot water. The energy then passes into two linked double-skinned
cylinders each of 1,000 litres capacity, one for central heating the other for
hot water requirements, while the original input liquid, now at a temperature
close to zero, is re-circulated back to the lake.
One of the advantages of the ISO system is that the various renewable energy
elements combine effectively so that the roof mounted solar thermal panels
with a surface area of 16 square metres and a potential 12kW output cuts in
whenever the weather permits to increase the temperature in the hot water
cylinders and reduce the requirement from the lake-fed system. The PV panels
arrayed in the walled garden with a total output of 32kW, serve a different
purpose. Initially fed into St. Giles Houses electrical system [including of
course meeting the electrical needs of the Viessmann heat pumps] the panels
then provide an income via the Feed In Tariff [FIT] of 34.5p per kilowatt hour
of electricity passed into the National Grid.
The isoenergy remit to provide renewable resources for heating and hot water
are clearly met and, thanks to the high efficiency rating of the heat pumps and
superior insulation on the hot water cylinders, carbon emissions have also been
sharply reduced. That leaves us with the energy savings to be expected when
the houses renovations are done and the system comes into full operation. The
saving in fuel costs is confidently predicted to be around 16,000 per year,
mainly from the underwater sourced heat pumps. That is impressive enough but
when annual subsidies [partly estimated until the Renewable Heat Incentive
Phase 2 is in place] of well over 21,000 are added, the figures are truly
remarkable. It is always satisfying that renewable energy can be as efficient in

Timoleon Under-Floor Heating Installed In
Grade II Listed Country House
When the present owner purchased this magnificent and imposing
grade II listed country house situated in Dorset, which was
originally built in the seventeenth century, his first priority was to
restore the building to its original state.
However with respect to the central heating the owner decided to
modernise by installing under-floor heating on the ground floor
and the first floor, whilst keeping some of the old style cast iron
radiators.
The ground floor had to be reconstructed as the old timber joists
were past repair, so a solid concrete floor was laid. At this stage the
owner called in local plumber Holton Plumbing Services Ltd. of Poole
to assist with this project.
Timoleon Ltd., specialists in all aspects of underfloor heating, were
asked to produce detailed designs for heating the ground and first
floor; the plans submitted included Timoleon's Staple System, ideal
for the new screeded ground floor and the companys award winning
LowBoard for the first floor.
The Staple system on the ground floor provided a quick, flexible method of installing under-floor heating onto a screeded floor. The Timoleon gridded
insulation was laid onto the sub floor, the 18mm, PE-RT pipe, at 200mm centres, was then stapled onto the insulation with barbed staples, which can be
done by hand or Stapler, following the grids clearly marked. Once the pipe work had been pressure tested, a screed was applied and the final floor coverings
of carpet tiles, flagstones and timber were layed.
As on the first floor there was a need to maintain a low level, the Timoleon LowBoard was ideal, giving an overall height of only 13mm. The LowBoard
panels were laid on top of 25mm plywood panels, which in turn were laid on the existing joist. The LowBoard panels are made from moisture resistance MDF
with an aluminium layer on the underside, which helps spread the heat upwards into the room. The panels are pre-routed enabling the installer to gently
tread in the 12mm PE-RT pipe swiftly and with little effort. 6mm ply was laid on top of the LowBoard followed by carpet on the majority of the first floor.

Micro-Fine Cement From Sika Seals Cumbrian Dam
Chapel House Impounding Reservoir, which is situated near Uldale
in Cumbria, is owned by United Utilities and serves the town of
Wigton, a few miles to the north. Following its 10-year inspection, it
was discovered that remedial work was required to ensure the future
integrity of the reservoirs dam. It was the interface between the
two that was causing
concern. To reduce the
permeability and prevent
any future seepage, it
was decided to construct
a 102-metre long slurry
wall in combination
with a micro cement
grout curtain, up to 23
metres deep within the
dam, treating the whole
dam and not just the interface. Ground engineering experts Keller
Geotechnique are injecting Spinor A32 Micro-fine cement from Sika
Limited to form the cement grout curtain, using the Tube-a-Manchette
(TAM) system. Spinor A32 Micro-fine cement has excellent injectability
and durability, with resistance to aggressive ground conditions. The
Spinor A32 penetrates into the grout zone through holes drilled around
the circumference of the tubes at pre-determined intervals to form a

Beauty Make-Over Treatment

GEZE UK has created a highly unusual, all-glass dual entrance for firstsite,
a world-class contemporary visual arts organisation in Colchester. The
golden crescent-shaped building, by Uruguayan architect Rafael Violy,
has a spectacular front portico that rises to 11 metres high and uses full-
height glazing. Designing a bespoke multi-purpose entrance that would
form part of this iconic glass faade, GEZE UK and glazing specialists
FA Firman created a set of
automatic sliding doors within
a set of much larger manual
swing doors.
Two giant pivoted glass door
leaves were installed, each
with a smaller door leaf cut
out within it. Single Slimdrive
SL operators were then fixed
through glass onto each
smaller door leaf. These were
then interfaced to work as a pair, so the smaller doors automatically slide
apart as visitors approach, providing easy access for all and minimal
heat loss. When the larger doors are required, the power can be quickly

four revolving door air curtains at Drapers Garden office complex in the City of London. Blue Chyp was called
in by its partners, Boon Edam, who had installed four revolving
doors at the impressive 16 floor office complex to provide front and

Kemper System Protects National
Treasures At Polesden Lacey
Kemper Systems Kemperol V210 has been used to
safeguard the roof of National Trust Property, Polesden
Lacey, with its many priceless antiques and collections.
When a section of the houses decorative copper and lead
eaves guttering began to leak, The National Trust needed
to arrange for a repair quickly to prevent any damage to
the house or its contents, but replacing the copper and
lead would have put too big a hole in the much needed
funds at their disposal.
Specialist contractor, Imperial Leadwork, was brought in
to overlay the 25m X 30cm section of perished decorative
guttering with Kemper Systems Kemperol V210, to provide
a cost effective repair with a guaranteed service life.
Imperial Leadwork began by cleaning the copper and
lead surface and making localised repairs before applying
Kemper Systems D Primer.
Once the primer had cured, the installation team applied
the Kemperol V210 cold liquid resin. The resin saturates
a polyester reinforcement fleece and bonds directly to the substrate. Once cured the Kemperol system forms a seamless, durable and flexible
waterproof membrane that cannot delaminate.

the new Red Hot Buffet World restaurant in Nottingham.
Mapeis cementitious flooring system Ultratop was ideal for
the renovation of the old night club building, transforming
the existing concrete and ply wood substrates. Flooring
contractors, Bill Construction, used Mapeis Primer SN, a
two-component epoxy primer, followed by a selection of

Off-site construction specialist, Yorkon, has been awarded its largest ever building project, and what is believed to be the biggest and most complex
healthcare scheme to be built off site in the UK. The 17.9m contract for principal contractor Kier Construction is to construct a new Women and
Children's Centre at North Middlesex University Hospital. Due for completion later this year, the scheme is part of a major reorganisation of hospital
services in the boroughs of Barnet, Enfield and Haringey to increase the level of clinical activity and to help accommodate the rise in birth rates.
The architects and project managers are AHP.
The project, which was procured under the ProCure21+ framework, is being
built off site at the Yorkon production centre in York. This approach will
radically reduce disruption to patient care and the build programme to
ensure the new facilities will be operational before the busy winter period.
The building will provide a larger consultant-led delivery unit with
additional high dependency beds, two new obstetrics theatres, a neonatal
unit, triage centre, womens outpatient department, a midwife-led birthing
unit with four birthing pool rooms, a postnatal ward with discharge
lounge, and a transitional care unit to support neonatal care. A roof top
plant room will be located on the second floor.
The scheme will be constructed using the new Yorkon off-site building
system and will comprise 152 steel-framed modules up to 18m long and
in many different sizes and configurations to suit the buildings design
and site. The units will be craned into position with doors, windows,
first fix electrics and plumbing, and a high performance concrete floor
pre-installed.
Commenting on the project, Simon Ambler, Director at Yorkon said, We
are delighted to be working on our third project with Kier and our second
major healthcare scheme with their company. This is our largest ever
contract and its complexities demonstrate just what is now achievable
with an advanced off-site building system.

The approach will significantly reduce the programme time and any
disruption during construction, to the benefit of patient care and will
result in a high quality healthcare facility built under the ProCure21+
framework.
Clive Watson, Project Manager at Kier Construction, said, The biggest
advantage of off-site construction on this project is speed. We anticipate
it will reduce the delivery time by around three months enabling us to have
the new facilities up and running ahead of the busy winter period. It will
also bring quality benefits because it allows so much of the construction
to take place off site in a controlled factory environment that is not
affected by poor weather conditions. Our experience with Yorkon and their
level of engagement from the outset has been very positive to date.
The external appearance of the new building will reflect the design of
the adjacent facilities and will feature rendered faades, ribbon glazing
around the perimeter of the first floor, a large atrium entrance spanning
two storeys with light wells providing further natural daylight inside. There
is also full height glazing to the stair towers on each of the two wings
and large projecting window bays provide a visual contrast to the rendered
finish across the building envelope.
The scheme is targeted to achieve a BREEAM excellent rating and has a
number of sustainability features including a green sedum roof to part of
the first floor, photovoltaic panels above the plant room, and an energy
efficient combined heat and power system.

Ceramic Granite Cladding Provides Cost-Effective
Facelift At Private Hospital
As part of a multi million pound refurbishment project at a Nuffield Health
private hospital in Tunbridge Wells, ceramic granite ventilated faades supplied
by Shackerley have given the dated, red-brick exteriors a facelift. Architects
at Kendall Kingscott in Bristol specified Shackerleys Sureclad ceramic
granite cladding system to provide a new outer envelope that would present
an upmarket contemporary image befitting the newly modernised healthcare
facility.
Our aim was to dramatically improve the facilities and patient experience at
the hospital, commented Mark Palmer, Project Architect. Whilst the interior
refurbishment was our main priority,
the exterior styling, dating back to
1968, needed of a radical makeover.
Overcladding was the obvious
solution.
The practice considered a wide
range of different faade installation
methods and materials before opting
to use Shackerleys Sureclad ventilated
cladding system in conjunction with a
travertine effect ceramic granite faade panel. We were impressed by the
appearance and quality of the ceramic granite, said Mark. From a distance it
looks slick and streamlined as you would expect from an engineered material,
yet at close quarters it has a very natural stone look with real depth and
texture.
Specification of the Sureclad system also provided an opportunity to upgrade
the environmental performance of the building. Kingspan K15 insulation was
installed in the cavity behind the ceramic granite, significantly improving
thermal efficiency. In comparison to other quality cladding materials and
faade systems under consideration, Shackerleys system proved to offer
excellent value for money. Because ceramic granite is extremely strong and
hard, with none of the flaws of stone in its quarried state, faade panels of just
12mm thick deliver exceptional building protection.
The relative light weight reduces loadings on the building and panels can be
handled, manoeuvred and installed on site more easily than many traditional,
heavier cladding materials.
Use of Shackerleys standard 1200 x 600mm module minimised cutting
operations and panels were supplied in an installation ready format, reducing
the need for on-site preparatory work. All prefabrication work was carried
out at Shackerleys ISO 9001 accredited manufacturing facilities, including
precision undercut drilling and the securing of Sureclad metal straps using a
patented stainless steel undercut anchorage system.
The new look Nuffield Health Tunbridge Wells Hospital is now fully operational
and the outward appearance of the building has changed beyond recognition
according to Mark Palmer:

Having been approached by the Connaught
Hotel to help with developing a product
for their more discerning guests, the
privacy door sleeve was born. The hotel
was looking for a solution whereby
they could cover up certain glass doors
within the hotel giving guest privacy yet
enabling the doors to still to be opened
should they be required.
The product had to be developed in a
way that it did not damage the doors in
anyway and could simply be put on and
taken off as and when required.
The privacy door sleeve having fabric
on both sides of the door simply slides
on giving total privacy. The product is
designed and finished in a way that
makes it makes it ideal for clients such as
the Connaught Hotel who having recently
purchased three pairs of the product.
Soos Interiors are an interior design
company working with some of the most famous hotels throughout the world. SooS Interiors
was formed in 2012 by Susan Leadbitter specialising in soft furnishing for the hotel industry.
Clients include The Maybourne Group as well as a number of other five star hotels. The key to the
success of the company has been down to understanding and exceeding clients expectations,
as shown with the privacy sleeve product which is totally new to the market place.

London Ambulance
Glazing Audits
London Ambulance as responsible employers who were looking to
make sure the glazing across their sites met all the required standards
outlined in Regulation 14 (Health, Safety and Welfare) Regulations
1992, this act covers the safety of glass within the workplace.
To this end they then went looking for a company able to undertake
this type of survey, reporting and carry out any remedial works
necessary for compliance of the act.
Environmental Control Films
Ltd were their preferred choice
and so they instructed them
to undertake the surveys on 83
of their sites within London,
over a two month period the
surveys were undertaken and the
reports delivered back to London
Ambulance.
The findings on the whole were very positive for London Ambulance
but where glass the occasional did not meet the required standard
a polyester optically clear safety film was applied to the glass by
Environmental Control Films, this film will increase the tensile
strength of the glass and hold it together in the event of a breakage,
it will bring standard 4 mm glass up to EN 12600 2B2 safety standard,
necessitating the need and high cost to remove the existing glass
and re-glaze, the film used is warranted for 10 years with a life
expectancy of 15 years.
London Ambulance were very pleased with the overall service they
received from Environmental Control Films, that they have now
employed the FM side of the company to manage all there glazing
issues from replacement of glass, window restrictors and catches to
complete replacement of windows.

Kemper System Rolls Out The Red Carpet For Major Pharmaceutical Firm
A major multinational medical devices, pharmaceutical and consumer packaged
goods manufacturer was able to remain operational at its High Wycombe UK
headquarters throughout an extensive roof refurbishment project thanks to the
solvent-free Kemperol 2K-PUR waterproofing membrane from Kemper System.
The companys extensive office building has a complex 13,000sqm flat roof
split across many levels, including a plant room roof, multiple balconies and an
internal courtyard.
The existing asphalt roof had reached
the end of its service life and needed
to be replaced. The client stipulated
that there should be no business
interruption during the works and
specified the need for an odourless
system.
Specialist contractor, Concept
Roofing, responded with a warm roof
upgrade and solvent-free liquid waterproofing membrane from Kemper System,
Kemperol 2K-PUR for the extensive project that was shortlisted as a finalist in
the Liquid Waterproofing category of the Roofing Awards 2013. The original
inverted roof design was upgraded to a warm roof, improving the thermal
performance.
Kempers Kempertherm FR insulation board was selected due to its dense closed
cell structure and interlocking tongue and groove joints. The joints reduce
cold bridging and give a rigid base creating a smooth, flat surface with stable
joints with minimal increase in height. Kempertherm FR insulation has a 3mm
reinforced facing that can be used on areas subject to greater point loading
or more frequent traffic. This offered a cost-effective solution for the more
frequently trafficked areas and avoided the labour and material costs of an
additional plywood strengthening layer.
The Concept team began by stripping off the existing inverted roof components,
down to the old asphalt which was then prepared ready for the new Kempertherm
insulation board. Kemperfix fast curing polyurethane adhesive was used to
bond the insulation to the asphalt, itself now acting as the vapour control
layer for the build-up.
Once primed, the Kemperol 2K-PUR waterproofing was then applied directly to
the insulation board. Kemperol is applied wet-on-wet with the resin saturating
a polyester reinforcement fleece. The resin cures to create a membrane which
is immensely strong, yet flexible, durable and tear resistant. This application
method provides total integration of the base and surface build-up into a
single chemically bonded seamless membrane, thus avoiding the weaknesses
associated with multiple coating systems.
To complete the installation, Concept roofing created anti-slip walkways on
the roof and the courtyard areas with Kemper Systems TC resin and bespoke
specification coloured quartz. This gave the red carpet effect on the roof, with
decorative grey quartz being used in the courtyard areas. Finally, the quartz
surface was sealed using Kemper Systems silk-matt Eco Finish.
