No. External Work Status Remarks
All the following activities are to be checked during
and after fixing and installing all the work related to
external area (Contractor should be notified by the
following):

1 Before starting any activity outside the plot or
outside the building/villa. Instruct the Contractor to
submit coordination DRW for approval.

2 Coordination DRW for external work should include
all the following, taking in consideration approval
from Authority or any other related during design.

a) Routing of all cable or any other services like
(drainage pipe/water supply pipe/fire fighting
pipe/power supply cable [HV,LV]/telephone system
cable/data system cable [BMS]/low current system
cable [MATV, CCTV, gate barrier, I/C system
etc.]/AC system pipe [CHW piping]).

b) Final location of all following activities. (External
SMATV DBs and MDUs/Control panel/feeder
pillar/external lighting pool etc.) to be cleared and
decided.

3 Installation of duct
a) Before starting installation of duct, make sure the
size and type of duct is as per approval from
Consultant and Authority, also all accessories like
bends or coupler should be factory made.

b) All underground ducts should be installed above all
water pipes.

c) All duct and conduits running externally crossing
road is to be covered by concrete layer.

d) Extra pipe/duct between main electrical room and
outside the plot/building/villa for Authority
requirements or any other services in the future like
mobile generator, external light etc. to be
considered.

e) For external road corridor. Complete coordination
with all sub-contractors for electrical (power
cable)/plumbing (drainage and water supply
pipe)/telephone system (cable for telephone or
data)/low current system (MATV/CCTV)/A/C system

(CHW piping etc.).
f) Check all road crossing sleeve are available as per
Authority, DEWA, SEWA, Civil Defense, Etisalat and
DU requirements and other system and to be
covered by concrete encasement and to provide
6mm nylon rope for pulling in future.

g) Prior to placing the duct, the bed should be cleaned
from dirt and other construction debris.

h) Once the ducts are laid, inspected and cleaned from
particles of earth, sand or gravel, both ends of the
duct are to be capped with proper cap.

i) Finishing floor level for pavement around the
building and corridors should be clear to provide all
sleeve in between at right level.

4 Any areas equipped by electrical equipments should
not be covered by any type of plants/trees for easy
future maintenance and the routing of landscaping.
Water pipe should be routed far as much as possible
from all electrical services.

5 Manholes
a) All PVC wires, FAS cables, BMS wire and data wire
etc. passing inside manholes should be protected by
using flex conduit and sealed from both ends with
foam.

b) All openings around the ARM cable passing inside
duct to manhole should be sealed from both end of
the duct with foam.

c) Contractor to provide pesticide inside the manhole
so that rodents will not damage the wire/cable

d) Provide extra sleeves with different sizes for future
(close it by foam or cap to avoid insects or reptile
entry).

e) Manholes should be protected against water to
prevent any water leakage inside it and accordingly
affecting the wires/data wire signals.

6 External light
a) Mode of operation should be clear and approved by
Client/Consultant.

b) Final location of control panels (service DB/FPL) for
external light should be away from water and

enclosure should be IP65 with canopy and ventilated.
c) Submittal for lighting fixture should clear the
following (final location/height of the type of paint
and colors/shape etc.) and to be approved by ARC
ENG/Electrical Eng/Client.

d) In case lighting pole includes cut out/fuse all
internal wires between fuse and fitting should be
included and rated 105c.

e) In case lighting projector uses W/P JB (terminal box)
and flexible cable inside G.I. flex conduit.

f) Calculation from supplier for elimination.
g) Earthing system to be clear.
h) Calculation for voltage drop for all circuit.
i) Workshop DRW should clear for final location with
dimension for spacing between lighting
fixtures/routing of cable/control panel location (DB
service or FPL).

6 Earthing system
Coordination with Civil is required to get report of
soil resistivity in order to decide type and way of
connection for earthing system for (substation,
feeder pillars, kWh meter, external light, gate house,
MATV, pump room, swimming pool, lake, water
feature and CCTV).

a) Connect ECC to foundation steel for lightning
protection.

b) Make sure that the earthing system electrode bar is
reached to water level.

c) Normal earthing due to soil resistivity result.
d) Distance between more than one earth electrode bar
should not be less than 6m.

7 External activity (general)
a) All external temporary cables should be inside duct
and to be removed after completion of the project.

b) All external activities/control panel/DB/
disconnecting switch/feeder pillar etc. to be IP 65
and with canopy.

c) In all GI boxes, junction box in external areas and all
conduit should be connected to the box from the top

or side to avoid water dropping in the conduit.
d) For landscaping area which is electrically served
check that the load is covered in the schematic
diagram DRW.

e) Protection and label for underground cable should
be arranged (cable banks/warning tapes/PVC
tile/concrete cover and all other mean necessary for
protection).
