hereby SELL, CEDE, TRANSFER and CONVEY unto said ________________________, her
heirs , assigns and/or successors-in-interest, the above described parcel of land free from all liens
and encumbrances whatsoever and hereby warrant unto her full title and ownership over the

That thirty (30) days prior to the sale , formal notice has been sent to all adjoining owners
in accordance with the provisions of Articles 1620, 1621 and 1623 of the New Civil Code of the
Philippines.
That the above-described parcel of land has not been registered under Act No. 496 nor
under Spanish Mortgage Law, and hence this instrument shall be registered in accordance with
the provision of Act 3344 as amended.
