On relying upon aforesaid assurances of the Vendor, scrutinity of the revenue record

, available title deeds and non receipt of any objection to the Public notices

paid agreed consideration of the said property as stated in clause no.2 hereunder
written and got conveyed said property with possession from the Vendor in

3. TENURE :As per the revenue record, the said property is free form any restrictions on
alienation being class-I occupancy. As per the presents sanctioned Regional
Development Plan Pune Division applicable to the Village ______________area, the
Said property is shown within ______________zone i.e. Residential Zone , and part
thereof admeasuring _________sq.mtr shown within Green belt and area
admeasuring ___________sq.mtr under Regional Development Plan Road .
4. CONVEYANCE OF THE SAID PROPERTY :In pursuance of the consideration paid by the Purchaser to the vendor as stated in
Clause no.2 hereinabove written , the vendor herein doth hereby release, grant
,convey sell,assign and assure unto the Purchaser herein forever all that the said
Property and TO HAVE AND TO HOLD the same unto and to the Purchaser
absolutely and forever.
5.GENERAL CONVEYANCE :The vendor herein doth hereby grant,assign,release,convey and assure unto the
Purchaser forever all that the said property together with water, water courses,
plants, light, liberties, privileges, easements, profits,advantages, rights whatsoever
to the said property or any part thereof belonging or in anywise appertaining to or
with the same or any part thereof now or at any time hereto before usually hold,
used, occupied or enjoyed therewith or reputed or known as part or members to
belong or to be appurtenant thereto and also together with all the deeds,
documents, writings, vouchers and other evidence of title relating to the said piece
or parcel of land or ground hereditaments and premises or any part thereof.
6.CONVEYANCE TOGTHER WITH ALL ESTATE ETC :The vendor hereby grant ,convey release and assure and confirm in favour ofteh
Purchaser all that the Said property together with all estate, right, title and interest ,
property , claim and demand whatsoever at law and in equity of the Vendor to the
Said Property or part thereof hereditaments and premises and every part thereof
hereby conveyed.

7. PURCHASERSS RIGHT TO HAVE AND HOLD THE SAID PROPERTY :Hereinafter the Purchaser herein has right to have and to hold all and singular the
Said Property, hereditaments and all other appurtenances and thereto hereby
granted, released, conveyed and assured or expressed so to be with its
appurtenances unto and to the use of the Purchaser , its proprietors heirs,
executors, administrators, assigns forever.

8. CONVENANTS OF VENDOR :8.1


The vendor doth hereby assures, declare and convenant with the Purchaser
that , the vendor firm has absolute right to sell , convey , release and grant the said
property in favour of the Purchaser herein. The Vendor herein or nay partner of the
vendor firms or any person or persons on behalf of the Vendor Firm lawfully or
equitably claiming ,by, from, through, under or in trust for the vendor has not
committed, omitted or knowingly or willingly suffered to the contrary any acts ,
deeds, matters or things whatsoever obstruct the right of the Vendor to convey
,grant, sell the said property in favour of the Purchaser herein.
8.2
The Vendor hereby assure, declare, and convey with the Purchaser that , the
vendor has paid all the rates , taxes, assessments, dues, duties, any charges,
cessess, including property taxes, payable to the Grampanchayat Village _________
State or Central Government in respect of the said Property hereby conveyed and
further convenants with if any dues in respect thereof hereinafter transpires, the
same shall be paid by the Vendor herein immediately on written intimation from
the Purchaser or its Nominee, assignee.
8.3
The Vendor herein undertake to sign all necessary applications , give oral or
documentary evidence and statement before revenue authority for the purpose to
transfer the said property in the name of the Purchaser herein revenue record. The
Vendor herein undertake to indemnify and keep always indemnified to the Purchaser
herein aginst any loss or damages which may be suffered orlikely to be suffered by
the Purchaser herein due to failure or non performance of aforesaid undertaking by
the Vendor or any of them.
8.4
The Vendor shall and will from time to timer and at all times hereafter at the
request of the Purchaser do and execute or cause to be done and executed all such
further and lawful and reasonable acts, deeds, things , matters and assurances in
law whatsoever for further more perfectly and absolutely granting, assuring and
transferring said property hereby granted sold and transferred into and to the use of
Purchaser in the manner aforesaid as shall or may be reasonably required.

8.5 On the execution of this conveyance Deed all right, title and interest of the
Vendor in the Said Property stand extinguished and the Purchaser have become
absolute owner and possessor of the Said property .

9 PURCHASERs CONVENANTS :The Purchaser hereinafter shall pay all rates, taxes, assessments, dues, duties NA
cess, property tax etc.payable to the Grampanchayat Village ___________ State or
Central Government in respect of the Said Property .
10. DELIVERY OF POSSESSION :The Vendor herein on or before execution of this conveyance deed have handed
over vacant and peaceful possession of the said property to the Purchaser herein
and by executing these present confirms delivery of possession of the said property
in favour of the Purchaser herein. The Purchaser herein declares that, being partner
of the Purchaser herein on behalf of and for the said property as aforesaid .
11. PLANS AND ANNEXURES :11.1 The Said property is shown on the plan annexed hereto as Annexure 1 and
the same shall be treated as a part and parcel of the present .
11.2 The copy of PAN of the vendor firm is annexed hereto as Annexure -2.
11.3 The copy of the no encumbrance certificate issued by the Chartered
Accountant of the Venodr firm is annexed hereto as Annexure 3 .
11.4 The copy of the resolution passed in the Director Board Meeting held on
_____________ is annexed here to as Annexure -4 .
11.5 The Copy of the public notices published all on _________ in daily newspapers
_________________________________ in Marathi languages and in _______________ in
English languages are annexed hereto as Annexure -5 to Annexure -8.
11.6 The Copy of the Certificate dated __________issuedby the ________ and
Associates Advocate ________ stating that he/she has not received any objection to
the public notice dated __________ , is Annexed hereto Annexure -9.
11.7 The title history as per revenue record of the said property is stated in
Annexure -10 annexed hereto.

11.8 The copies of the7/12 Extract showing the name of the Vendor being owner
and the Possessor for the said property are annexed hereto as Annexure -11 to 15 .
11.9 The copy of the Zone certificate in respect of the Said property issued by
assistant Director of Town Planning Pune is annexed here to as Annexure 16.

12. STAMP DUTY AND REGISTRATION FEE :12.1 As agreed between the Parties hereto all the expenses toward s the Stamp
duty registration fees and the incidental thereto shall be borne and paid by the
Purchaser herein alone . The Vendor firm shall not contribute towards the aforesaid
expenses under whatsoever ground .
12.2 The Consideration of the said property as agreed between the parties hereto
