Sale Deed

This SALE-DEED is executed between Sri ______ Son of ____ resident of ____(hereinafter
called the Seller) and Sri ______ Son of ____ resident of ____(hereinafter called the Purchaser)
on ____ day of ____ 2020 at _____.

THIS DEED WITNESSES AS FOLLOWS:

1. That both the seller and purchaser have agreed to transfer the piece of land/ plot number
____ situated at ____ for a sale consideration of Rs. _____ (in words _______).
2. That in pursuance of the aforesaid agreement and for a sale consideration of rupees
______ a part of which i.e. Rs. ______ has been paid by the purchaser to the seller, the
receipt of which the seller hereby acknowledges and in consideration of the purchaser’s
promise to pay the balance of Rs. ____ within _____ months from the registration of the
deed, the aforesaid seller, the owner in possession of the aforesaid plot, does hereby
convey by sale to the purchaser.
3. That the property transferred to the purchaser is out of all encumbrances and there is no
litigation pending in any court related to the property (plot of land/pro. description).
4. That after this sale, the purchaser hereby became the absolute owner of all said plot and
all rights of the seller in or over the plot of land are now ceased. The peaceful possession
of the plot is given to the purchaser; he can mutate the property in his name in official
records. All deeds, title, documents etc., to the property hereby delivered by the seller to
the purchaser.
5. That the purchaser does hereby promise to pay the seller the balance amount of purchase
money Rs. _____ within _____ months of the registration of this deed failing which the
seller shall have a right to recover the same from the purchaser through the legal process
with interest from the date of default.
6. That the seller hereby declares that the sale of the above plot is being made by him for
valuable consideration due to the legitimate need of the family and free from any
coercion, pressure or undue influence.
7. The seller further declares and covenants that in case any defect in the seller title or his
right to transfer becomes strained or the purchaser’s possession of quite enjoyment of the
property in any way disturbed on account of future litigation started by any one claiming
under the seller, the seller shall be liable for all loss, damage or costs incurred by the
purchaser in such litigation.
8. The seller shall pay all taxes and dues of the property being transferred to the purchaser.
In case any amount whatsoever found to be due against the said plot of land, the
purchaser shall pay the same and shall be entitled to recover such unpaid amount from
the seller.

In witness thereof the parties hereto have set their signature to this sale-deed on the date above-
mentioned in the presence of witnesses.
