Project Scope

As an investment and philanthropy opportunity, PM Partners are interested in developing their vacant lot located in the East Village of New York City. The 18,761 sq ft lot is located between 2nd and 3rd Avenue, spanning from 13th street to 14th street. The proposed building will be separated by use into two portions. The southern portion of the vacant lot, located along 13th street, has a large rectangular footprint (See Figure 1 Below) and extends to approximately half the distance of the width of the block between 13th Street and 14th Street. The northern portion of the proposed building, located along 14th Street has a smaller footprint, although its location generates large pedestrian traffic and is easily accessible by the subway line along 14th Street. Located on block 469 lot 15, the vacant lot has a C1-6A Zoning law which allows for a floor area ratio of 4.0.1 GPL and Associates has proposed the construction of a multistory mixed-use facility that would contain retail, office, residential and community space. The client is interested in giving back to the community that he grew up in by constructing a multilevel community center and residential apartments with an exterior architectural design that blends in with the existing faades of the adjacent buildings for the 13th Street portion of the lot. A retail space will be constructed on the ground floor of the northern portion of the vacant lot located along 14th Street, with commercial office space on the remaining floors.
