SUBJECT: ARCHITECTURAL DESIGN AND PLANNING

IMPORTANT NOTE: For this reformat of the examination in this subject, the Examinee shall allowed to make full
use (open books) ONLY of Rule VII and Rule VIII of the 2004 revised Implementing Rules and regulations (IRR)
of presidential degree (P.D.) No. 1096, otherwise known as the 1977 National Building Code of the Philippines
(NBCP) i.e. ONLY as downloaded and reproduced from the PRBoA website at www.architetureboard.ph. The
use of other IRR versions are specifically disallowed during this examination.

PROJECT NO. 2 A Proposed Townhouse:


A. A Proposed Three (3) Storey, Ten (10) Unit Townhouse, R-4 Development, a medium density
residential use, on a Project Site with a 10% slope downward towards west direction.

B. STATEMENT OF THE PROBLEM:

A Realty Developer has decided that its R-4 zoned property, with a Total Lot Area (TLA) of 2,376.00 square
meters and located in Urban Area, shall serve as an Exclusive Residential, Individual lots shall have a 14.00
meters depth. The Project shall include six (6) Exclusive, Semi-upscale Structure each having a Total lot area
(TLA) of 168.00 square meters.

The 90 square meters (TGFA) Total gross floor area are the enclosed areas only and excludes all other
floor areas if being introduced in the future.

C. PROJECT SITE FEATURES:

The Project Site is an inside lot rectangular in shape having 36-meters wide frontage that is facing East.
The Project site uniformly slopes at 1.0% draining south. The 16 meters road right of way (RROW) has 2.0-
meter wide paver, block surface sidewalk on each side, The (RROW) Road right of way is at 10.0 m. elevation.
An 8.0-meter wide cluster street bisects the site at its long axis and intersects the main road right of way
(RROW) at a right angle. The road is at 10% uniform slope from west to east, which is also the direction of the
cluster street, the two front lots at the eastern portion shall equal to 35% wider than the end lots at the western
portion of the development.

D. DESIGN OBJECTIVES
a. To plan/design the Project on an R-4 Zoned Property.
b. To plan/design the Project that is a closely-knit residential cluster that will serve as a model
development in the area.
c. To maximize the client’s profit for the Project Proponent.
d. The Project shall serves as the landmark houses of the area.
