RULES
ADMISSION TO SUITES BY MANAGERS The site staff will not assist with gaining access to your unit. AIR CONDITIONING No air conditioning equipment shall be installed without the prior written consent of the strata corporation. BALCONIES Balconies are limited common property; therefore, must present an overall neat appearance at all times. They are not to be used for storage of any items, or for the hanging and drying of clothes. Only seasonal furniture is to be on balconies. Care should be taken when washing balconies so that water does not drip or run over the sides. Please do not shake mops over the edges of the balconies. DELIVERIES Please make your own arrangements for receiving personal deliveries. Resident managers are not responsible for taking receipt of deliveries or allowing delivery personnel into suites. ENTERING BUILDINGS Here are a few suggestions that will help enhance the security in this building: 1. DO NOT OPEN the buildings entrance door by way of enterphone unless you are positive of the identity of the person you are admitting. DO NOT ADMIT any other person into the building when you are entering; ask them to use their key or the enterphone. This should not offend a fellow resident who should understand the reasons for your request. DO NOT BLOCK DOORS open for you re-entry. During your absence anyone may enter the building. If you see a door blocked open, remove the obstacle and close the door. When you enter your suite always lock the door. When leaving your suite always lock the door.

DO NOT confront any strangers in the building, common areas, or parking lot of the property. If you are suspicious of a person or persons who may be trespassing, phone 608-1752 during regular business hours. If no one available, call 911.

FIRE Should you discover a fire in the building, immediately activate any of the fire alarm pull stations located throughout the building and/or dial 911. Exit the building immediately by way of the stairwells. DO NOT USE THE ELEVATORS. Try to close all doors behind you and DO NOT RUN. Once outside the building, do not re-enter until it has been deemed safe to do so by the Fire Department. GARBAGE No garbage of any kind is to be left in ashtrays, lobbies, corridors, stairways, elevators, underground parking lots or the yard. No other trash of any kind shall be placed in ashtrays. Please do NOT butt cigarettes on carpets, in elevator, or on basement floors. Garbage from suites is to be disposed of down the garbage chute. Please be sure garbage is wrapped and tied securely and does not spill in corridors on the way to the chute. If you do spill or drop something in the hall, it is your responsibility to clean it up. Please be sure all garbage is in the chute or bin and do NOT leave any items you wish to dispose of sitting on the ground or leaning against bins. Any materials other than ordinary household refuse and garbage shall not be deposited in the garbage bins, but shall be removed from the strata plan property at the expense of the individual owner. NO bottles are to be put down the chutes as this is a hazard to the resident managers. INTERCOM To let someone in DIAL 6. If you are talking on the phone, DIAL 3 to contact person at the door. If you wish to let them in, DIAL 6 and then resume telephone conversation. If you do not wish to let the person at the door in, DIAL 3 to resume conversation. LOSS, DAMAGE OR THEFT Owners will be responsible for all actions and/or damages made by their guests or their tenants guests, whichever the case may be. The Strata Corporation shall not be responsible for any loss, damage or theft of any of the tenants goods or chattels in any suite or stored in any storage or parking space provided by the strata corporation. Tenants should check with their household insurance agent and inquire about a tenants insurance plan, which is part of your household insurance and covers hazards that could occur in an apartment. MAIL Please place any unwanted, mis-addressed, or garbage mail in the appropriate place. MOVEMENT OF FURNITURE Residents should take care in moving heavy furniture across floors, halls, or stairs, so not to mark

them. Also, care must be taken to ensure furniture does not come close to any heat and smoke detectors, as it may activate the fire alarm system. Prior to moving any furniture via the balcony, residents must submit a written request to the strata council for approval. Such approval is to be provided in writing. MUNICIPAL RULES The resident shall conform to all municipal rules and regulations relating to police, traffic, health, and other matters. NSF CHEQUES There is a $25 charge for any strata fee cheques that are returned from the bank. NOISE Creating undue noise or disturbance that will affect the peace of surrounding residents is prohibited. Parties should be confined to the suite and kept at a minimum volume level after 11:00p.m.. Balcony doors in the suite should be kept closed if a party is held. UNITS FOR SALE OR RENT Open houses are not permitted at any time. No signs are permitted on the property at any time. PARKING GATE INSTRUCTIONS To enter: 1. 2. 3. Insert key in lock and wait for door to open. When door is fully opened, proceed. Drive through gate and stop and wait for gate to close before proceeding.

DO NOT allow any other vehicle in and report to the resident manager any persons walking in when you have the gate open. If another vehicle if exiting, wait until the automobile has exited, then insert your key and wait for the gate to open fully before proceeding. If another car has just entered the parking lot, please do not enter. Reinsert your key to reactivate the door mechanism to ensure that the door will not start to close as you proceed. STORAGE AREA Residents must supply their own lock for their storage locker which will be assigned by the resident manager. No articles are to be left outside of or protruding through lockers or in the locker passageway. TOW AWAY ZONES The building has random patrolling by a towing company to ensure that cars are not parked in

areas not designated for parking. Residents should be aware that the strata corporation has no prior knowledge of cars being towed. The strata corporation will not accept responsibility for cars which are towed off the premises. UNDERGROUND PARKING Underground parking may be rented from the strata corporation on a first-come basis for a monthly fee that is payable on the first of each month. There is absolutely no parking in any other stall than that assigned to you. Visitors must park in designated Visitors Parking area and must display on their dashboard, the suite number where they are visiting. Unidentified vehicles may be towed at the owners expense. When parking, please be considerate of neighbours and park snugly within the marked guidelines. Cars found parked in contravention of the parking regulations will be towed away at the owners expense. The strata corporation will not accept responsibility for cars which are towed away. Residents are responsible for keeping the parking stalls clean. No vehicle leaking any substance from the undercarriage will be permitted in the underground parking lot. Residents are requested to pick up all papers and other debris in or around their assigned stalls. Storage of tires, car parts or any other items is not permitted in stalls and residents are required to clean stalls within 24 hours if asked to do so by the resident manager. Vehicle repairs in any parking area of the building are strictly prohibited. (i) Any person wishing to rent a parking stall must be a resident. A resident being defined as a tenant having entered into a lease of not less than one year with a registered owner or a registered owner of a strata lot at Chelsea Terrace. Any person allowed to rent a parking stall must sign a rental agreement. All vehicles must display a current license plate and tag. Residents must supply the Council / Management a description of their car and license plate number. Any vehicle not registered with Council / Management must clearly display a visitor parking pass. As of June 1, 2010 owners and/or tenants will not be allowed to concurrently rent more than two parking stalls. Any resident currently renting more that two stalls as of June 1, 2010 can continue to rent the stalls but cannot increase the number of stalls rented. As of June 1, 2010 if a resident is in arrears of the monthly rent for ninety (90) days or more they will forfeit their right to rent a stall and their vehicle maybe towed off the premises at the expense of the registered owner.

WASH-BAY A wash-bay has been provided by the strata corporation for the convenience of the residents and is the only area in which vehicles may be washed. Residents are expected to supply their own

hose. No rags, containers, or trash of any kind shall be left in this area. All unwanted materials shall be disposed of in the garbage bins inside the parkade. The use of this bay is for residents only. Residents are requested to report any person abusing these guidelines to the resident managers as the area will be closed down if it becomes untidy. WINDOW CLEANING Residents are responsible for cleaning accessible windows. The strata corporation cleans all inaccessible windows once yearly. LAUNDRY ROOM Hours: Prices: 24 hours As Posted

Please clean machines after use. RACQUETBALL COURT Hours: Booking: 24 hours To book time to play in the court, please sign the sheet on the door of the court. Court playing time is for one hour periods. Pre-booking of the multiple slots is not permitted, i.e. you must play the game during the time period you have chosen before another day or time can be booked. All players must be wearing white soft-soled shoes. Please do not wear any footwear that has been worn outside.

EQUIPMENT Residents must supply their own racquets and balls. If a player is injured while playing, the strata corporation cannot be held responsible. RECREATION ROOM Hours: JACUZZI Hours: 24 hours 24 hours

Only bathing suits are to be worn in this facility. Anyone using the jacuzzi must shower prior to entering the pool. No soap of any kind (bubble bath, oil, etc.) is to be used in this area. Use of soap means closure of your facilities and money out of your pocket. IF ANY OF THE ABOVE REGULATIONS ARE VIOLATED, THE STRATA

CORPORATION OR SECURITY PERSONNEL HAVE THE AUTHORITY TO REQUEST RESIDENTS TO LEAVE THIS AREA.
