GENERAL INFORMATION
To ensure your time spent living with us at Bunker Run Housing is
enjoyable for you, other residents and our neighbors, the following rules
will be strictly enforced.

Violations of the rules and regulations may result in immediate


eviction, fines, forfeiture of all or part of the deposit fee and/or
discipline up to and including termination of
employment at Kalahari.

Please note: there are security cameras in all indoor and outdoor common
areas. For your safety, security personnel and the local police
patrol the property.

IMPORTANT INFORMATION
PORTAL
All residence must register with Portal prior to checking in to Bunker Run.
All requests for maintenance, security etc must be made in the portal.

TRANSPORTATION
Residents are responsible for finding a way to get to and from work.
 
If you buy or rent a bike it is required to lock it up, on the bike rack, when
not in use. Bicycles are NOT allowed inside building or allowed to be
padlocked to anything other than the bike rack. Also required to register
your bike with the Management Office.
 
All vehicles/automobiles must be registered at the management office. A
parking permit is required. Park in designated areas only. Any vehicle that
is not registered at the office or parked illegally will get a ticket from the
police department and will be towed away at owner’s expense ($250 or
more).

MAIL AND PACKAGE

You will get notified about receiving mail or a package via email. You
must pick up mail and packages during Business Hours within a week
from the email. Mail and packages that are not picked up will be either
disposed of, or sent back to sender after one week. Bunker Run
Housing is not responsible for lost mail or packages. Package fees
are $3 per package.

VISITOR’S
· All visitors (non-registered occupants) must enter through front door
and sign in at the office. All visitors must present an ID, and will not be
allowed on property unless the registered occupant is present when
they sign in.
· No gatherings of six (6) or more people for any reason in the
sleeping rooms.
· Persons under the age of 18 are not allowed on property, unless
authorized by Bunker Run Housing management.
· Visitors are not allowed anywhere on Bunker Run Housing, including
rooms, the community areas, or outside after 11 pm.
· Kalahari Guests are not allowed at Bunker Run Housing, unless
specifically authorized by Bunker Run Housing management.
· You are responsible for your guests while they are visiting and they are
not allowed on property without you there.
QUIET HOURS
Quiet Hours are from 11 pm—9 am. You must wear ear phones when
listening to music or watching video after this time. Gatherings may be
in the living room with doors closed.
COMMUNITY POLICIES

PREVENTATIVE CLEANING SERVICES


· You are responsible to keep your room clean. You are responsible to
clean up after yourself if you use any of the public areas.
· You are responsible for doing all of your own laundry, including washing
bedding and towels at least every two weeks. Cleaning supplies are your
own responsibility.
· You will be held responsible for a housekeeping fee starting at $25
if additional cleaning is required to clean up a mess that you
are responsible for.
· You are responsible to dispose of any trash/garbage from your room.
Dumpsters are provided for your convenience and are located outside,
next to the building. Do not put your trash in the public trash can.

ROOM INSPECTIONS
Your room will be inspected regularly by staff. All roommates will be
responsible to maintain the condition of the room. Fees will be assessed
for any damages to furniture, walls, doors, odors (including smoke),
excessive cleaning need etc. Please follow instructions if you receive
notice that you your room did not pass inspection. Failure to comply
with notice or repeat failed inspection will result in additional
cleaning fees.

Toilet Paper is the ONLY thing allowed to be flushed down the toilet. All
other products must be thrown in the garbage. This means NO tampons,
pads, condoms, or flushable wipes.
COMMUNITY POLICIES
ROOM ENTRY
Kalahari Management, Security and Kalahari Maintenance reserves the
right to enter your room in the interest of health, safety, security, and
building maintenance. When possible, advance notice of room entry will
be given. Kalahari management and Security employees are required to
report any violations of housing regulations and/or terms of this contract
observed when in your room.
Authorized personnel may enter your room to:
A. Perform requested, preventive, prescheduled, or
emergency maintenance;
B. Assess for any damages of a current resident or after a resident has
vacated or evicted
C. Silence a disruptive noise in the absence of occupants of the room.
D. We may also enter your room for a noise complaint to investigate from
inside your room if the suspected room does not answer the door.

Property can be searched, seized and removed from your Personal


property and room by Kalahari Management and security, if /when:
A. It constitutes an imminent danger
B. It is Kalahari owned property or
C. It is an unauthorized animal/pet.
D. Illegal drugs and or Alcohol that are in violation of Kalahari
rules and regulations.
CONSOLIDATION
Bunker Run Housing will have ongoing efforts to maximize occupancy in
each room. As such, each resident could be subject to move during their
stay. You will receive a 24-hour notice to transfer rooms. Thank you for
being cooperative during this time.

If there is an empty bed(s) in the room, residents must:


Keep the unoccupied bed(s) and that portion of the unit free and clear
of any personal items. This space is property of Bunker Run Housing and
should remain in a condition that allows the new resident to check in at
any time even on short notice. Please be ready and willing to accept your
new roommate, for a positive experience for everyone.
COMMUNITY POLICIES

ROOM CHANGES
There is a $75 charge to change rooms. If you wish to move contact
Bunker Run Housing staff immediately. Room changes are not
guaranteed, and all changes must be approved by staff prior to
changing rooms.

LOCKED OUT
· If locked out during regular hours notify Bunker Run Housing staff. You
may borrow a key from the office to let you into your room but it must
be returned right away.
· If locked out during after hours notify security to let you in. You will be
required to provide identification.
· If you lost your key fob then there will be a $25 fee to make a new one.

USE OF KALAHARI RESORT AMENITIES


Use or possession of resort amenities (shampoos, cups, any item that are
provided for Kalahari Guests in the Guest Rooms (including waterpark
wristbands) is not allowed.
Employees selling, or found in possession of, waterpark wristbands will be
evicted and may be charged with theft in accordance to Federal and State
Laws. Their employment might also be terminated.

PET POLICY
Pets are not allowed. If a pet is found in your room you will be charged a
$75 fee. Do not let animals in the building, and do not feed any animals.
If you notice animals are present notify staff right away. Register any
service animal at the office.

ELECTRICITY USE
Please do your part to turn off lights, TV, computers, etc. when not in use.
Keep thermostat between 68-72 degrees with doors shut and locked.

FURNITURE AND AMENITIES


All furniture must remain in the room at all times. Furniture CANNOT
be taken outside. You will be charged for any damages to furnishings or
missing furnishings
HOUSING PROCEDURE
Deposit fee and any prepaid housing fees WILL NOT be refunded to you
if you leave the Bunker Run Housing and/or your employment before the
end date of your agreement contract end date.

CHECK IN
· Up to 4 weeks of housing fees and security deposit is due upon check in
to your room and can be paid in Cash or by Credit/Debit Card.
· Upon move in, you will be provided with one set of bed linens, a
blanket, a pillow and a set of towels. You will be given a key fob to your
unit. You must keep it with you at all times. Do not share, borrow, or let
anyone use your key fob. If you lose your key fob you must notify the
Office immediately and obtain a new one for $25.
· If you check in after hours, security will let you in but you will not be
given a key fob. You must check-in in the office and sign and
occupancy agreement.
Check Out
A 7 day notice is required. Final inspection of your unit will be performed.
Your room and bathroom must be clean and you must return all towels
and bedding (including pillow) you were provided at check in to receive
your deposit fee. Any personal property left in your unit will be discarded.
YOU WILL NOT RECEIVE YOUR DEPOSIT FEE BACK IF YOUR ROOM IS NOT
CLEAN AND YOU DO NOT RETURN ALL ITEMS YOU RECEIVED WHEN
YOU MOVED IN.
DEPOSIT FEE
$200 is due at check in. $50 will be non-refundable administrative fee.
Bunker Run Housing will hold the balance as a deposit fee, and may
apply it toward any damage caused to the unit beyond normal wear and
tear, additional cleaning necessary to restore unit to an acceptable con-
dition, rules violations, or other amounts owed to Bunker Run Housing
pursuant to this agreement.
 
HOUSING PROCEDURE

HOUSING FEE
· At check in, you will be responsible to pay in Cash or by Credit/Debit
Card for up to 4 weeks of housing fees (prorated first two weeks and
prepaid last two weeks). After that, your housing fee will
be automatically
deducted from your check; no other form of payment will be accepted.
· Explanation of Proration—At check in, you pay in cash for every day you
live at Bunker Run Housing, from check in, until the start of your first full
pay period (up to 14 days).
· Payroll deductions will stop at the last full pay period. From that day,
until your check out date, you will be charged a daily housing fee. That
fee will be deducted from the pre-paid amount. The remaining will be
paid back to you.

TAXES
Any stay at Bunker Run of less then 30 days is required to have local and
state sales taxes added. This tax is a combined total of 12.25% (approx-
imately $11.64 on a $95 rental). On any stays less then 30 days this tax
will be added at time of departure to the entire stay. If your stay is longer
than 30 days consecutive days, Room Tax Fees do not apply.

Eviction
Bunker Run Housing can evict you, without notice or refund, from your
unit and the property if you violate any regulations or any laws. If you
are evicted from Bunker Run Housing, your sponsor and employer will
be notified immediately. Additionally, you will no longer be permitted on
property. If evicted, Kalahari Resorts reserves the right to terminate your
employment.
HOUSING PROCEDURE

TERMINATION OF EMPLOYMENT WITH KALAHARI RESORTS


· If your employment with Kalahari ends due to your misconduct, you
have up to 3 days to move out of your room. You will not be
refunded your deposit fee or the prepaid housing fee.
· If you give notice and are leaving on good terms, you have up to
10 days to move out, you will not be refunded deposit fee or
prepaid houseing fee.
· Bunker Run Housing reserves all rights and based on circumstances can
forego this process and require you to leave property immediately.
· If you quit without two weeks notice you will not be refunded your
deposit fee or pre-paid housing you have up to 3 days to move out of
Bunker housing.
MUST BE RETURNED AT CHECK OUT
At the end of your stay all linen must be returned including your pillow.
If you do not return these items you will be required to pay for them. If
you need replacement items please let the office know and you will be
charged for the items needed.

RULES AND REGULATIONS
1. Do not share, borrow, or let anyone use your key fob. If
you lose your key fob you must report it immediately. New keycards
are $25.

2. All local, state, and federal laws must be adhered to.

3. Residents must keep room doors closed at all times.

4. You are responsible for all of your personal possessions and valuables.
Bunker Run Housing recommends that you purchase and install a pad
lock for your lockable closet door (padlocks are for sale in vending
machines). Bunker Run Housing shall not, under any circumstance, be
liable for any damage, loss or theft of any property, money, or other
items. Purchase of personal property insurance is recommended.

5. No tampering with any piece of fire safety equipment, including but


not limited to, fire alarms, smoke detectors, carbon monoxide
detectors, extinguishers, and fire doors.

6. Residents are not allowed in room complex or wood line behind


Bunker Run Housing

7. Residents are expected to wear proper clothing at all times while in


public areas this includes shirts and shoes.
8. No hot plates, rice cookers, electric tea kettles, irons without ironing
boards, no open flames (candles, incense, fireworks, hookah, fires,
camp fires etc.).

9. Delivery Drivers may NOT go to any room. If you order delivery of food
from a restaurant, tell the driver to meet you at the main entrance.
Give your name and cell phone number so the driver can contact you
when they arrive.

10. No Weapons of any kinds (guns, knives, air gun, dart gun etc.) are
allowed. This list is not all inclusive and may include any other item
deemed inappropriate or dangerous by Kalahari in its sole discretion.
Please pre check any items you may want to purchase with the
Housing Manager PRIOR to the purchase to deem acceptable for
Bunker Run Housing.
11. Soliciting (selling products) is not allowed.

12. Destruction, theft, misappropriation, or unauthorized possession of


guest or fellow resident’s property is prohibited.

13. Viewing (in print or via internet) or possession of pornographic


materials is prohibited.

14. Bicycles, roller-blades, roller-skates, scooters, hoover boards, etc. are


not allowed to be used inside the building.

15. Alcohol and/or drugs are NOT permitted anywhere on property,


including dorm rooms, the community areas, or outside. The
possession, evidence of use, sale, or paraphernalia of illegal drugs or
alcohol on Bunker Run Housing premises is expressly prohibited.

16. Fighting is not allowed. It is never okay to put your hands on another
associate or anyone that lives at Bunker Run and is grounds for
eviction and termination.

17. Retaliation is not allowed. No one may retaliate in any way against
anyone who has complained about harassment or discrimination,
whether that concern relates to harassment of or discrimination
against, the individual raising the concern or against another
individual.

18. No one may store anyone elses belongings in their locker.


EMERGENCY SITUATIONS
In an emergency situation, YOUR safety is most important, and not the
safety of your things. For your convenience each room has a removable
Emergency Action Plan located on the back of your door. Please review
and follow these guidelines.

Severe Weather Emergency


Stay inside and take shelter. Move to a ‘Safe Zone’, the first floor hallways,
kitchen, and public bathrooms have been designated the ‘Safe Zone’ for
this building. In a lightning storm, avoid contact with water or electrical
power. Keep yourself informed by watching the local news or the weather
channel.

Watch: Bad weather conditions are possible in the specified area

Fire Alarms and Fire Evacuation


If you notice a fire:
· Pull the closest alarm!
· Yell for help!
· If conditions are not safe evacuate out the nearest exit and wait for
instructions before re-entering building.
· If safe to do so use the fire extinguisher to put out the fire.
· Notify Emergency Police and Fire by dialing 911 then call 608-254-5557
to notify the Kalahari Resort Operator
If the Fire Alarm Sounds:
· Evacuate out the nearest exit and wait for instructions before
re-entering the building.
· If you notice open flame notify Emergency Police and Fire by dialing 911
then call 608-254-5557 to notify the Kalahari Resort Operator.
 
EMERGENCY SITUATIONS
Power Failure/Outage
· After hours notify Kalahari Resort Operator at 608-254-5557 or dial 0
from any hallway phone.
· Either stay in your room or meet in public space.
· Bunker Run Housing Staff or Security will be present in community
area with updates.
· You may use flashlights or cell phones for light. DO NOT use an open
flame such as a candle for light.
 
Active Shooter
· When safe to do so call for Emergency Police 911 then call
608-254-5557 to notify Kalahari Resort Operator.
· Evacuate the area if there is a safe path.
· If you are in a room, stay there and secure the door and windows.
· Hide in an area out of the shooters view.
· Silence your cell phone and/or pager.
· As a LAST RESORT, to protect yourself, attempt to take the active
shooter down. According to Homeland Security your best chance of
survival is to incapacitate the active shooter until police can arrive.
 
Bomb Threat
Upon receiving a bomb threat (by phone, text, e-mail, etc.) or you have
suspicion of an unattended package please take the following steps:
1. Immediately move away from the area—evacuate the building– go
to the evacuation meet up location.
2. Silence all radios and cellphones while leaving the building
3. When at the evacuation location—if you can safely do so call 911 then
Kalahari Resort Operator at 608-254-5557
DISCIPLINARY PROCESS
1st Offense — Verbal Warning — issued by either Bunker Run Housing
Staff or Security. Review of the violation will take place.

2nd Offense — Written Verbal Warning — issued by either Bunker Run


Housing Staff or Security. Violator will again review the offense together
and then sign an agreement that they understand what will happen if
the same choice is made again.
 
3rd Offense — Final Written Warning and Fine — is issued by either
Bunker Run Housing Staff or Security. Violator will be required to attend
a meeting with the Manager of the property, then sign a written warning
stating that they understand that they will be evicted from housing and
possibly terminated by employer if they violate another policy or rule.
Sponsor and employer will be notified of the violations. A $25
administrative fine will be issued.

Eviction: Your sponsor and employer will be notified immediately. If


issued by security after hours you will be processed the following
morning. You must return key fob, and return all items given to you at
check in. Prepaid rent and deposit will not be refunded to you.

*Sanctions will be administered based on severity of the offense as


determined by Bunker Run Housing Management.
