H-2A Worker Housing Agreement


For Housing that is a Condition of Employment
The properties that are owned and leased by Gertens Greenhouses & Garden Center, Inc. for
H2A occupancy is a condition of employment by Gertens Greenhouses & Garden Center,
Inc.

Inspections: Gertens Greenhouses & Garden Center, Inc. reserves the right to inspect our
housing as determined necessary.

Safety inspections: At the beginning of every season, Gertens management performs an


inspection of the Safety devices. Smoke alarms, carbon monoxide detectors and fire
extinguishers are tested to ensure they are in proper working order and are immediately fixed
or replaced if needed.

Cleanliness Inspections: During employee occupancy, a member of the Gertens team will
inspect the house for cleanliness on a monthly basis.

Permission to enter unit: Employee agrees to allow Gertens personnel to enter the dwelling
with 24-hour notice in order to inspect the premises, to exterminate for pests, to make
repairs, or to show the premises to prospective employees.

Utilities: Gertens Greenhouses & Garden Center, Inc. will provide heat, electric and water.
Any telephone, cable, internet or other service must first be approved through Gertens
Greenhouses & Garden Center, Inc. These additional services must be placed in the
employee's name and be paid by the employee.

Housing is a condition of employment. If you are no longer an employee of Gertens


Greenhouses & Garden Center, Inc. you will be expected to move out within 3 business
days unless other conditions are agreed upon.

Cleanliness & Maintenance: It is your responsibility to keep the housing unit clean and
properly maintained. This includes:
• Pick up after yourself
• Do not pour grease in drains (pour in glass or metal container and then throw away
when cool)
• Remove shoes at the apartment door.
• Stump mud and dirt off before entering house/apartment complex.
• Keep food in containers or refrigerator
• Clean dishes and counters after each meal
• Clean bathrooms 1x per week
• Take out trash at least 3x per week
• Vacuum and/or sweep once per week
• Clean up any garbage around house
• Keep window screens in place
• Keep the area outside the house clean and free of garbage or unwanted items.

Safety Alarms: Our housing units are fitted with smoke and carbon monoxide detectors for
your safety and in accordance with the law. REMOVAL OR DISABLING OF THESE
DEVICES IS FORBIDDEN. Please notify management if they are no longer working
properly.

Be respectful of others in the house. Do not play audio/video devices too loudly or past
10pm at night.

Be safe - lock doors and do not let strangers in house.

No prostitution, gambling, or other illegal activity allowed in house or on housing grounds.


No parties or celebrations shall take place in the home/apartment without prior authorization
from Sunny Gerten.

If you are consuming alcohol off the clock in the home, please drink responsibly and be
respectful to your roommates.

No Illegal drug use smoking inside the house is strictly prohibited.

No pets are allowed in the house.

No modifications to the house are to ever be made (painting, etc.).


Report all problems with the house/apartment, appliances or roommates to Sunny Gerten as
soon as possible.
All apartment complex neighbor complaints should be immediately reported to Sunny
Gerten.

If you have an emergency with your housing unit (i.e., water leaks, furnace malfunction,
septic problems) please immediately call Sunny Gerten at 612-387-8544!
Call 911 for any medical or life-threatening emergencies.

If you are determined to have been in violation of the housing rules/agreement, you may be
subject to disciplinary action up to and including termination of employment with Gertens
Greenhouses & Garden Center.
