Abdul Ghani, Following our telecom earlier today and your e-mail below, please note the following defining Shell & Core scope of work: 1. Fully finished Building at the exterior level. 2. Fully equipped building in terms of MEP as follows: a. Transformers, b. Generators, c. RMU, HV & LV, d. Main Telephone, GSM & Electrical and MCC Rooms, e. Water Tanks, f. Pump Rooms, g. Cooling Towers, Chillers & FAHUs, h. Garbage Chute and Rooms & i. VT equipment (Public & Service Lifts). 3. Fully finished (Paint, False Ceilings, Tiling, Sprinklers, Smoke Detectors, Lighting, Fire Hose Cabinets, Public Address, CCTV, Access Control, etc..) common areas such as: a. Main lobby, b. Typical lobbies, c. Core Area, d. Basement & e. Podiums. 4. Office Floors: AKH & leasable floor plates to receive key offices, and beyond this it is part of the shell scope of work; i.e. will be provided by: a. Sprinklers, b. Chilled water provision to A/C with Fan Coil Units as required by A/C calculations (NO ducting, as this is related to the ceiling layout to be carried by tenant) c. Water, Electricity & Drainage Provision for i. Pantry & ii. Tenant Toilets (AKH floor plated to receive fully finished Toilets) d. MEP provisions (Telecom, LC, Water, Drainage, Data Cabling to each office space main panel / Data Center, for tenant to connect per own layouts / requirements. e. No finishes to be provided in a Shell & Core scope of work, as this has to be carried out independently by each tenant / office occupant, following his own fit out layout / plan. Dear Dr. Abdul Ghani, It is very crucial at this stage to get the Municipality coordinates of the plot corners. So far we have been estimating the same from the attached documents, and this has to be verified against exact Municipality coordinates, to validate our work / plot limits. Further assumptions from the surveyor would not help much, and basically his main task is to provide us with this information, as we all know the site is almost flat. Without The formal plot coordinates, our design may become at risk. We suggest you coordinate this with Authorities directly or through the appointed Surveyor, whichever convenient to you.
