QUESTION 1 A new township has been proposed to develop on a vacant land located 5 km away from city centre. The vacant land is currently surrounded by housing estates and commercial area. One of the development conditions is to provide Environmental Impact Assessment (EIA) report. With appropriate example, analyse on the land used information that need to be considered in EIA report. QUESTION 1 a) As a Buiding Surveyor Consultant, you are required to describe four (4) types of survey that are normally practised for industrial properties in Malaysia. (16 marks) b) Discuss the possible causes of the following defects and propose appropriate rectification works; i) Rotten timber window frames ii) Apron crack at car porch iii) Ceiling dampness in kitchen (9 marks)
QUESTION 2 The existing mosque is found to have major defects due to leaking at roof cover in main prayer hall. After a few weeks the leakage has created defective to roof timber structure. With the aid of sketches explain in detail work method statement for repairing works of the roof structure. (25 marks)
QUESTION 3 a) Explain the means of space, light and ventilation in accordance to the requirement stated in Uniform Building By Laws 1984 for the following ; i) Natural lighting and ventilation ii) Minimum area of rooms in residential building (10 marks) b) Explain the process and procedure in issuing Certificate of Completion and Compliance (CCC) to a building owner (15 marks)
