B7: DOORS / WINDOWS HARDWARE

PART I : GENERAL A. GENERAL REQUIREMENTS Work of this section, as shown or specified shall be in accordance with the requirements of the whole set of the Contract Documents. B. SCOPE OF WORK Provision and installation of all materials, equipment and services necessary to complete all hardware on all doors, windows, glass door, coiling grilles, metal or access door on location and position as shown on drawings include spare sets as specified herein. C. RELATED SECTION Wood Carpentry Section B6 and Doors/ Windows drawing schedule. D. REFERENCE 1. 2. E. 1. 2. 3. JIS Standard: A5511 Hinges, SUS 304 Stainless Steel. ASTM Standard: A156.1-81 Butt and Hinges, A156.2-83 Lock and Latches, A156.4-86 Closer, A156.13-80 Mortise Lock and Latches. SUBMITTALS General: Submit in accordance with section A6. Product Data: Submit manufacturers descriptive literature and catalog cut sheets for each item. Hardware Schedules: a. Submit schedule-indicating hardware required for each opening. b. Use same reference number for openings as drawings. c. Include glossary of abbreviations, symbols and codes contained in schedule. d. Include brand name and manufacturer of each item. e. Include type, style, model number, function, size, and fastenings, finish operation and other pertinent data for each item. f. Indicate degree of opening for closer, overhead stops, overhead holders and other similar hardware items. g. Indicate mounting heights and locations. h. Where submission differs from schedule given herein, use different color or other means of identification to bring change to the attention of the engineers or architect. Keying schedule: Submit separate detailed schedule for Owners review after Hardware schedule has received Architects approval. Templates: a. Furnish templates and approved Hardware Schedule to door and frame of fabricators. Where a fabricator can not work to paper templates, furnish physical hardware. b. Ship templates and physical hardware to factories or respective manufacturers; prepay cost for shipping and delivery. Maintenance Tools: a. Furnish not less than 3 sets of special tools necessary for adjustment and installation of hardware. b. At contract close out, deliver special tools to Architect for presentation to Owner. Warranty: Submit specified warranty for closer.

QUALITY ASSURANCE General Requirement: a. Hardware has been specified by manufacturers name, brand and catalog numbers for purpose of establishing basis for quality, design and operational function. b. Provide designated product, or where more than one product or manufacturer is listed, provide equivalent product of one other listed manufacturer. c. Obtain each type of hardware from single manufacturer shall be uniform in color and finish and free from imperfections affecting its appearance, function, operation and service. d. Hardware sets within this section are not complete with respect to thickness of doors, handles, backset, method of fastening and other detail requirements. Contractor shall review drawings and door schedule thoroughly and provide required hardware for all openings, including openings, which may have been inadvertently omitted from door schedules. e. Should an opening be omitted or an opening not indicated with hardware set, provide hardware of same quality, design and function as specified for similar openings. f. Furnish hardware complete with brackets, plates, fitting, fastening and other accessories required for installation. g. Provide screws, nuts, bolts, though bolts, washers, grommets and other fastening devices necessary for proper installation of hardware, match finish of hardware being attached. Non ferrous of corrosion resistant type required where exposed to exterior atmosphere. h. Provide concealed fastening wherever possible. Where exposed, use countersink ova head type screws, except flat head for hinges. i. Do not attach hardware to metal frames and metal doors with self-tapping or sheet metal screws. j. Wood screws shall have full thread. k. Machine screws shall have undercut head and full thread. l. Hardware items affixed to concrete, masonry or stone shall have machine screws and threaded expansion and threaded expansion shields. Regulatory Requirements: Comply with provisions of NFPA 80 for hardware at fire rated assemblies.

G. SAMPLES Furnish comparative representative in place samples of any specified work. In place samples, when approved by architect shall become the standard for all similar work on the project prior to the work started. H. DELIVERY, STORAGE AND HANDLING 1. 2. 3. 4. 5. 6. Comply with requirements A6 Pack each hardware item separately in approved manufacturers package. Include manufacturers printed installation instructions, trim, fasteners, accessories and special tools necessary for installation. Legibly mark and adequately label which shall state the quantity and kinds of contents each package as well indicating opening for which intended. Provide marking corresponding with approved hardware schedule. Knobs, handles, pulls and other items of finish hardware with easily damaged finishes shall be individually wrapped before placing in containers and with sufficient sheet cloth or cotton backed paper which shall be adequately tied with heavy strings, all as necessary to protect finishes. Hardware shall be deliver, as directed to the building site or the factories of the various fabricators of metal work to which such hardware is to be applied. Deliver hardware in the order required and in ample time to permit application at the building or fabricators shops within the time required for completion of the building. Cooperate and coordinate work with that of other trades supplying materials or performing work in contact with, connecting to underlying or overlying the work of this section. Examine all drawings covering the work of this section and refer to all other drawings, including structural, mechanical and electrical drawings, which may affect the work of this section or require coordination by this section. Contractor will provide a locked room fitted to store and lay out hardware until it has all been installed. 1. WARRANTY

Submit manufacturers warranty stating closer will be free from defects in materials and workmanship for period of 2 years from date of substantial completion.

PART II : PRODUCT A. GENERAL 1. 2. 3. Product description shall be read in relation with hardware schedule and contract document. Hardware shall be uniform color and finish and free from imperfections affecting its appearance, function, operation and serviceability. Such hardware shall be suited and adapted to its required use and shall fit its respective location. Where the finish shape or size of member receiving finish hardware or such as to prevent or render unsuitable the use of the specific types or sizes shall be furnished, having as nearly as practicable the same function, operation and quality as the specified hardware. Bolts, screws and other fastening required for the application of the hardware shall be of size and type to fit requirements and shall be of the same material and finish as the exposed parts of such hardware, which they adjoin. Exposed screws and bolts shall have countersunk oval heads and bolts are provided with cap nuts. Countersunk part of screw and boltholes shall be finished smoothly without sharp edges and form a firm seat for such screw and bolt heads. Full threaded wood screws shall be furnished for all wood applications. No through bolts will be allowed.

B. HINGES 1. Butt Hinges: a. Acceptable Manufacturers: Stanley, Kend, Daihatsu or equal approved. b. Requirements: Full mortise, five-knuckle design with button tips. Non ferrous construction at location exposed to exterior atmosphere. Non removable pins for interior reverse bevel doors and out swinging doors equipped with locks, nonrising pins for other doors. Ball bearing for doors equipped with closer. Ball bearing for interior doors over 1000-mm width, which are not equipped with closer. Plain bearing for doors 1000-mm width or less which are not equipped with closer. Template for metal doors and jambs, non-template for wooden doors and jambs. Material: Stainless steel standard doors, zinc plated steel Metal & fire doors. c. Minimum number of hinges: Doors 1650 mm or less in height: one pair Doors over 1650 mm and not over 2500 mm: 1-1/2 pair Doors over than 2500 mm height: one for each additional 800 mm height or fraction thereof. d. Minimum Butt Hinges size: Doors 1000-mm width or less: 72 mm x 100 mm x 2.4 mm. Doors over 1000 mm up to 1100-mm width: 100 x 100 mm. Doors over 1100-mm width: 100 x 125 mm. Fire rated doors shall use swing clear full mortise welded type: 100 x 125 mm. Stay Hinges: a. Acceptable Manufacturer: Interlock, Whitco or equal approved. b. Requirements: Opening angle up to 135 degrees. Material: galvanized steel. Finish: silver/ galvanized. Size: refer to drawing for window size and weight.

C. KEYING 1. 2. All locks shall be suitable for master keying system. The Owner shall require the level of control for the master key system. Mater keying chart and key identification: A master keying chart clearly indicating the keys and keying arrangement by which each lock will operate, shall be prepared and approved before the locks are manufactured. The masterkeying chart shall be a separate document independent of the hardware schedule or other schedule. Each key shall be stamped with its respective key change number. Construction Key: During construction all cylinders shall be subject to a construction master key which shall be made in operative at completion of the work as directed.

Keys shall be nickel silver. At final inspection, all keys shall be shown to operate their respective locks. All keys with factory stamping shall be accounted. 5. Furnish keys of nickel silver material in following quantities: 3 PCs. of master key and 3 PCs. Also for each individual key. 6. Plain key bow required manufacturers trademark or identification is not acceptable. 7. Identify master key and individual key with a registry number. 8. Permanently embossed stamp master keys with DO NOT DUPLICATE. 9. Furnish visual control system, coordinate provision with Owner. Stamp or emboss keys and cylinder body with identification code. 10. The lock manufacturer shall ship all keys to the Owner via prepaid registered mail. Construction keys shall be shipped directly to the Contractor. 11. Cylinders: acceptable manufacturer is Cisa or equal approved with six-pin tumbler design. D. KEY CABINET SYSTEM Acceptable Manufacturers: Bostinco Indonesia, Lion or equal approved. Cabinet: Provide surface mounted hinged panel type cabinet, manufactured from cold rolled furniture steel, Electro welded construction, with manufacturers standard baked enamel finish. Equip with pin tumbler locking mechanism. Sized to contain indexed keys for project plus 25 % expansion. Key Control System: Provide dual tag indexed system complete with numbered labels and numbered tags, permanent key tags, working key tags, key loan and receipt system, 3 ways cross index system, key gathering envelopes and instruction manual.

G. HANDLE See schedule on drawing for handle type. H. CLOSERS 1. 2. Acceptable Products: Daihatsu concealed type or equal approved. Required features: a. Concealed type design, equipped with necessary room, brackets, mounting, plates and other device to suit door and frame conditions. b. Manufacturers standard cast aluminum construction. c. Regular or parallel arm mounting. d. Full rack and pinion construction with compression spring, fully hydraulic. e. Closing speed, latching speed and back check controlled by independently operator concealed key valves. f. Intensity of back check feature to be adjustable. g. Equipped with spring adjustment allowing adjustment of spring power to suit individual door conditions. h. Equip with thumb turn hold open and dead stop features. i. Size as recommended by manufacturer for door size, weight, wind and draft conditions.

Accessories: a. Manufactures standard full size metal or non-metallic cover. b. Furnish with necessary arms, tracks, brackets, plates, shoes and other accessories to suit door and frame conditions. c. Finish accessories to match cover. Mounting Concealed mounting refer to hardware schedule. DOORSTOPPER Acceptable manufacturers: Baldwin, KWS or equal approved. Doorstops consist of floor stops or wall stops to prevent doors from striking building components or equipment. Wall Stops: as specified on lock set and hardware schedule. Floor Stops: as specified on locust and hardware schedule. MISCELANEOUS HARDWARE Acceptable manufacturers: Schlage, Handerson, Hilalldam or equal approved. All above mentioned are especially for sliding track rail system.

K. WEATHER STRIPPING, SEALS AND THRESHOLDS / STILLS 1. 2. Acceptable manufacturers: Raven or equal approved. Thresholds: a. Material: Stainless steel b. Size and shape: refer to drawing c. Seal: Where and when necessary, equipped with neoprene seal. HARDWARE SCHEDULE
