A COMPELLING INVESTMENT

The underlying premise of Porto Montenegro is the extreme supply-demand berth imbalance in the yachting industry, that has created a need for luxury yacht berths. Porto Montenegro is a phased development, the first of which is complete with state-of-the-art infrastructure for over 225 marina berths, 5 mixeduse buildings comprised of 130 luxury residences and over 40 retail outlets, a full sports facility and a 64m pool.

MaRINa EXPaNSION

Due to overwhelming demand, Porto Montenegro has started construction to double its current marina capacity by 2014. At the same time, the re-development of a yacht repair and refit facility in the Bay of Kotor in cooperation with ASY Bijela will provide superyachts nearby access to a respected refit service provider.

RENTaL POOL OPTIONS

All residences benefit from Regents bespoke hotel services and can be included in the professional rental pool, either entirely or in part by closing off self-contained living areas (i.e. modules) within the residence, allowing for maximum flexibility. Entering the rental pool is completely optional but is dependent upon the residence adhering to hotel policies and rental pool standards - i.e. including being equipped with the hotel furnishings package. The owner and guests may use the residence at any time on an unlimited basis with advance notice. When not in use, the unit will be available for rental to guests of the hotel. Gross rental revenues are pooled, 60% of which are then redistributed quarterly to pooled residence owners based on entitlement points, with the remaining share covering the costs associated with the rental program. The condominium charges, currently set at 85 / sqm of the total gross serviceable area, include all basic services, manager services fee, shared facilities charges, group residences insurance and a sinking fund. These charges are billed quarterly to every owner regardless of whether their residence is in the rental pool or not.
RESERVaTION

A ground-floor caf, fine dining restaurant, library and bar provide a range of dining and entertaining options created by interior designer Tino Zervudachi. An indoor pool is planned, as well as a signature Regent spa and fitness centre.

The studios, 1 to 4 bedroom residences, duplexes and penthouses will feature grand entertaining areas with expansive views of the marina.

Regents discerning design standards have been created to match the needs of the 21st century guest. When combined with breathtaking views, luxurious textiles and the latest in-room technology, the result is a series of elegant spaces in which to work, rest or play.

Buyers may secure a unit in their name with a non-refundable Reservation Deposit of 10,000, or 20,000 for residences over 1million, and by submitting a signed Reservation Agreement. Upon receipt of the deposit, the unit will be marked reserved in the buyers name and the buyer will be sent a Sale and Purchase Agreement (SPA).

The Sale & Purchase Agreement:

Signature of the Sale and Purchase Agreement should be made in person at the notarys office in Kotor, Montenegro, or via Power of Attorney. On signature of the Sale and Purchase Agreement, the 10,000 (or 20,000) Reservation Deposit will be contributed to the first of the stage payments, which are as follows: Stage 1: 25% of purchase price on signature of Sale and Purchase Agreement Stage 2: 25% on completion of core and shell Stage 3: 25% on completion of interior lock-off Stage 4: 25% on building completion
