Dear Members, Donors and Readers,
On 2nd March, 2014 many of you participated in the launch of KNS AVOPA Nagar Layout.
This was a dream come true to many members. Some persons reserved sites on the launch
day itself. On this occasion we shared with the participants that the proposed layout,
located at a distance around 10 kms to Mysore road, will be developed as per BMRDA
specifications, similar to the layout formed by the developer and delivered to the Jayanagar housing Society
Layout, adjacent to our proposed layout. The pricing ranged from Rs.1,050/- to Rs.1,200/- per sft. We
received more than eighty pledges backed with token registration fee. Subsequently we received the first
installment from forty five members. We promised delivery of the sites, with legal requirements and
registration, within 90 days from the date of the launch.
However, due to elections held to the Lok Sabha, many approvals are yet to come through and we are
experiencing some difficulty in hastening the process. Still, taking responsibility for the delay, we
approached the developer for prompt action. He has given us an alternative. The details are as follows:
Alternate lay out named as 'KNS Archisa' has around 175 plots. He is willing to ear mark 75 sites for
AVOPA. This block will be named as AVOPA BLOCK. One and half a km nearer towards Mysore road
compared to earlier one.
The developer has been selling these sites at higher prices ranging from Rs 1,250/- to Rs.1,400/- per sft
since this layout has already been approved by BMRDA and also that it has better specification / amenities
compared to the earlier proposed KNS AVOPA Nagar layout.
The layout is provided with underground power cabling, walking track with lawn, HUME pipe drains and
wide roads as per BDA specifications. The lay out will be like a gated community with an attractive
architectural Arch to the lay out.
The developer was unwilling to sell at a lower rate to us, since this alternate layout has more advantages
and facilities / specifications. Also, the land is on an elevated platform and is nearer to the city. However, due
to our persuasion, he has agreed to make limited sites available at the rates already prescribed for the KNS -
AVOPA Nagar. This means a savings of around Rs.2.40 lacs for the smallest site itself.
Out of 75 sites earmarked for our members, 50% of the sites are ready for registration immediately, on
payment of the entire amount. The remaining sites will be ready for registration within 3 months for those
who are going to pay 30% of the cost as agreed earlier on signing the agreement immediately.
It is our intention to complete the project at a beneficial price expeditiously to build a house at the earliest.
Preference will be given to the first forty five members since their seniority has to be protected. Please note
that AVOPA is playing a facilitating role to help buyers for getting a better deal in terms of the quality and
cost. Bank approvals and legal scrutiny have been completed.
Students in the AVOPA Free Boarding Hostel have completed their academic year successfully. We are
intending to reopen admissions to this academic year. We seek generous donors to fund the expenses.
AVOPA Matrimonial Meet is scheduled on 29th of June, 2014 and I hope all our community members to
avail of this unique opportunity. Earlier Meets were successful in uniting many couples.
The biggest election of the world is completed in India and a new government is formed at the Center.
I wish the new government successful innings, to eradicate poverty and lead the nation to prosperity.
