The inspected property consists of a single story CB" structure, single family design with
an attached garage.
The #ome is on a mostly le$el lot and the general grade around the structure appeared
to e ade%uate to direct water runoff from around the foundation.
There is a concrete dri$eway, and concrete wal!way. &o ma'or $isual defects were
oser$ed in the front entrance area.

Roof is a hip design. Roof co$ering is asphalt ( composition shingle in good condition.

It recommended that bushes, trees, etc. be trimmed regularly so that they do not touch
the structure or the roof.

-ccess is pro$ided y pull+down stairs and scuttle. .ost, ut not all, of the attic is
accessile. -ttic(Roof structure is constructed of engineered roof trusses. Roof
sheathing is plywood. /entilation is pro$ided y soffit $ents. Insulation is lown+in
a$eraging 0 + 12 inches in depth.
The inspector makes a diligent effort to inspect as much of the attic as is safely possible.
Due to the presence of air-ducts, electrical and other wires, insulation, and clearance
issues, not every part of the attic may have been accessible.

The home is e%uipped with $arious style interior and exterior doors. -ll exterior doors

The foundation is of sla on grade construction with standard concrete for the area. The
full sla is not $isile due to $arious floorings materials. &o ma'or $isual defects noted.
Neither the floor covering nor the carpeting is raised during inspection. No
furniture or storage items are moved. A representative number of floor tiles are
tapped to detect loose and/or hollow tiles. Not every floor tile is tapped.

impossile.

The A/C units are not opened. Sealing tape is not disturbed. The interior of the
ductwork is not visible.
The compressor is the most important part of any air-conditioning system and the
most costly to replace. ts pro!ected life is "# to "$ years% although units have
been known to last over &# years. n areas of the sunbelt ' (lorida ) with long air-
conditioning seasons% the pro!ected life will be somewhat less. *nits over "$
years are unreliable and re+uire more fre+uent maintenance.
t is recommended that a disposable/washable filter element be changed/washed
monthly to maintain safe and efficient operation of system and to e,tend the life
of the unit.

?ater is supplied y pulic system. Interior incoming ser$ice is copper pipe and plastic

normal operating ranges.
?ater heater is located in the garage and is a 07 gallon electric unit. It is a ?hirlpool

ELE%TRI%AL $ER5I%E
The ser$ice panel is located in the garage and is rated at ,77 amp and 1,7(,07 $olt
capacity. The main ser$ice wire is aluminum. The ranch circuits within the panel are
copper. The ranch circuits and the corresponding rea!ers appear to e appropriately

matched. - representati$e numer of the outlets, light fixtures, and switches throughout
the house were inspected and found to e functional except as noted elow or in other
sections of this report. The grounding and polarity of the tested fixtures appears to e
proper.
