PRELIMINARY WORKS
An demolition asbestos survey has been commissioned by Bouygues Uk Ltd. Gaywood note the
presence of asbestos containing materials (ACMs) within the Old Workshop Building and confirm
that BUYK have commissioned a further pre-demolition survey prior to any works being carried out.
All ACMs will be removed prior to any structural demolition works.
Any remaining Electrical, Gas or water services will be disconnected from the building prior to
commencement of any demolition works.
ENVIRONMENTAL ISSUES
Noise will be controlled by using the latest machines, equipment and demolition techniques in
addition to this solid timber hoardings have been erected to the site boundaries.
Dust will be controlled by use of mains pressure water feed up the boom of the excavator or by hand
held methods carried out by GJG Operatives if additional damping down is required this will be
carried out using Atomising Dust Suppressant Machine
1 x Site Supervisor.
3 x Operatives.
1 x Liebherr R934 360 degree Excavator. (operated by CPCS Certificated operatives) ( though
examination certificate issued to Bouygues Uk Ltd)
Portable Scaffold Tower (erected by PLASMA qualified operatives only)
Caterpillar TH414 MEWP.(operated by CPCS Certificated operatives) ( though examination
certificate issued to Bouygues Uk Ltd)
TEMPORARY WORKS
Scaffolding will be erected to the rear of the structure on the boundary with the adjoining properties
rear gardens (Party Wall Agreements to be in place)
PROGRAMME OF WORKS
Installation of scaffolding.
Removal of all ACMs
Soft strip of building.
Controlled demolition of redundant Old Workshop building.
Grubbing up ground floor slabs and foundations.
Operatives will soft strip the building due for demolition of all non structural fixtures fittings i.e. doors,
partitions, carpets etc. using hand tool methods.
The resultant materials will be segregated for recycling and be placed outside the building in a
designated zone ready to be removed at a later date.
All glass products i.e. exterior windows glass partitions etc will be left intact, these will be removed
remotely at a later date using a 360 excavator with grab attachment during structural demolition.
The object of this work is to locate and remove non notifiable asbestos containing debris and
contain all fibre release at source.
There are several items of non notifiable ACMs to be removed as identified within the predemolition asbestos survey.
Areas of non notifiable ACMs will be segregated prior to removal works commencing.
Gaywood Asbestos Removal Supervisor (Allan Shires) will co-ordinate the safe removal of non
notifiable ACM using hand tool methods.
All operatives will hold a valid / in date 3 day asbestos training course, or in date refresher course.
All operatives will be wearing appropriate PPE type 5 overalls and FFP3 Respiratory Protection.
The completed areas will be examined by Asbestos Supervisor and confirm the area is acceptable
for further works to proceed.
The Asbestos filled bags will then transported and placed into the designated Asbestos Waste skip
for disposal to an approved tip.
Copy of waste carriers licence and waste transfer notes will be issued to Bouygues Uk Ltd. GJ
Gaywood Ltd are a Licensed waste carrier.
DE-CONSTRURCTION OF ROOF
Scaffolding will be erected to the external elevation of the existing Old Workshop Building at the rear
of the adjoining properties, this scaffold will also be utilised as edge protection.
All operatives carrying out the works will be adequately trained and competent (appropriate CSCS
Cards will be submitted prior to any works taking place) to carry out the task.
G J Gaywood Ltds Operatives will then de-Construct the roof in the reverse order of construction.
Roof tiles will be individually removed using hand tool methods.
Tile fixings will be cropped using hand trowels releasing the tiles prior to removal.
Lifted roof tiles will be transferred to ground floor level by hand or by using a purpose built rubble
chute located / affixed to the scaffold. The rubble chute will be used in strict accordance with the
manufacturers instructions.
A rubble skip will be located at the base of the rubble chute to receive
Again working from the scaffolding, Operatives will then individually remove timber joists from their
holdings using hand tool methods i.e. mattocks, sledge hammers and hand saws. Skill saws will be
used in difficult to reach areas.
The removed timber joists will be lowered to the ground in dedicated drop zone.
Using the Liebherr 360 excavator fitted with Rotation grab attachment, the timber joists will be
carefully picked from the drop zone individually and progressively and place into appropriate skip.
This typical demolition technique is carried out to ensure that no lateral force is transmitted
to the retained structure during demolition of the redundant workshop building.
All operatives carrying out the works will be adequately trained and competent (appropriate CSCS
Cards will be submitted prior to any works taking place) to carry out the task.
At height Operatives will work from a Portable Scaffold Tower (erected by PLASMA qualified
operatives only)
Operatives will use a variety of hand held tools to carry out the Demolition Chase, i.e.; sledge
hammer, mattock or where very hard masonry is present, pneumatic hammer.
Whichever tool is used the Demolition process remains the same, working top down a 500mm
1000mm section of Masonry adjoining the retained wall will be broken using impact motion with the
broken pieces of masonry dropping into designated floor areas within the confines of the building.
Broken masonry will be cleared from floors systematically to prevent build up / trip hazards.
Waste materials will be loaded into a rubble skip located close to the works.
This process is typical to each abutting wall throughout the Old Workshop building.
On completion of demolition chase works the scaffold tower is to be dismantled and removed as
soon as possible.
The following tasks will be carried out under the direct control of the site supervisor using a Liebherr
360 degree excavator.
The Operator Will Be A CPCS Certificate Holder
Position the Liebherr 360 excavator in the correct position relative to the workface at all times, it is
important to limit the angle of the boom in accordance with the manufactures instructions to ensure
stability and safe operation.
It is anticipated that dust will be produced whilst demolition is in progress, mains pressure water will
be feed up the boom of the excavator to act as a dust suppressant.
In addition to this damping down will be carried out by hand held methods carried out by
GJG Operatives.
Using 360 excavator fitted with a rotation grab attachment the remaining Masonry structure will be
carefully demolished top down using push/pull action grabbing/breaking sections of masonry inwards
with the 360 Excavator onto the existing ground level.
The ground floor level will then be cleared of debris using the same 360 excavator with rotation grab
attachment.
This typical demolition technique will be repeated throughout the building until the structure is
completely demolished.
The ground floor slab will then be cleared of hard core debris and stockpiled using the 360
Excavator.
PROTECTION
Heras fence will be erected to suitably prevent access to danger zones as determined on site.
Perimeter hoarding will be timber plywood 2.4 meters high.
Prior to any digging a Gaywood Ltd Representative will carry out a CAT scan to the areas where
digging is to take place or confirm that the areas are clear from services.
The ground floor slab will then be broken into sections with 360 excavator fitted with a silenced
hydraulic impact breaker attachment.
The resultant material will be gathered up by 360 degree excavator fitted with a bucket attachment,
then transported for recycling on site.
Should significant dust be produced during these operations, a water spray will be use as dust
suppression; this will be monitored by the site supervisor.
The foundations of the Building are to be grubbed out using 360 degree excavator fitted with bucket
attachment.
Exercise Caution to avoid disturbance to ground surrounding foundations.
The resultant concrete arisings will be transported to the stockpile in the waste management area
(TBA) and crushed on site.
