INTRODUCTION: In accordance with the high population of Bogor Regency, housing

needs also increase. The development to meet these needs will be followed by the
demand of wood as building construction. However, this condition is not supported with
the presence of sortimen wood construction which begin to decrease in terms of quality
and quantity. Wooden construction materials require high quality and high strength
materials. Rafters and battens are some of components to the roof, having a very
important roles in the construction of buildings. However, these components also have
the highest potential to be damaged by destroying organisms so that they need an
estimation model which are able to be used for renovating the damaged constructions.
MATERIAL AND METHODS: Residential development projects of Alam Sinar Sari
Cibeureum, Darmaga, Bogor done in 1996. The wood structure which used as
components of the house has been loaded for 17 years. These could affect the strength of
the wood component of houses in that residential. Then the owner of the house at Alam
Sinar Sari Residence Complex in Jl.Delima E213 Cibeureum Darmaga, Bogor, expand
the old house independently on 2002 without reconstructing structural of the old house.
Materials used of this research were the rafters and battens which suffered the most
severe degradation to both of these components. All building components were surveyed
and assessed these performances. Then, creep testing, physical testing, and mechanical
testing of the samples of the house are utilized to estimate the wood life service remain of
the house, using the reducing of the estimation model. The objective of this research was
to understand the performances of the buildings and the remain of wood life service
which have been used as components of low cost housing
RESULT AND DISCUSSION: In this research, assessment result of the house
performance was two different performances, which were respectively the front and the
back of the house due to the time differences as building. The value of robustness from
the front was 67.6%, while the back was 80.2%. Wood identification showed the front
using Saninten wood (Castanopsis. sp) as battens and Kamper wood (Dryobalanops sp.)
as rafters. In other hand, the back of the house using Bentawas wood (Wrightia. sp) as
battens and Meranti wood (Shorea sp.) as rafters. Based on the calculation result of the
life service remain of wood towards batten and rafter framers of the roof structure, it
could be understood that the life service remain of the front and the back were securely
used to 3 years and to 5 years, respectively.
Key words : low cost housing, life service, building performance, rafters, battens
