Fire and Life Safety: Code Compliance
Fire and Life Safety codes are one of the absolute most important topics
when it comes to code compliance. This is because these codes protect and preserve
the very lives of the people who occupy the building. A residence or a home is a
place where occupants should feel safe. Without fire and life safety codes that safe
place could be the death of the occupant. “Each year more than 2,500 people die and
12,600 are injured in home fires in the United States, with direct property loss due
to home fires estimated at $7.3 billion annually” (Home Fires). Several parts of the
International Existing Building Code are particularly important for the safety of
occupants, including Section 805 “Means of Egress”. This section goes into detail
about the minimum number of required exits and fire escapes “based on the
occupancy and the occupant load in accordance with the International Building
Code” (805.3.1), as well as the net clear opening. The net clear opening is important
to consider because if the opening is too small occupants may not be able to fit
through to escape. Another section of the IEBC that is particularly important
regarding fire and life safety is 804.4 “Fire alarm and detection”, which states that
an approved fire alarm system as well as an approved automatic fire detection
system must be installed. Fire detectors sense smoke so that the alarm system can
alert occupants in ample time to escape from the building before the fire gets out of
control. Without these systems in place a fire can easily take lives while occupants
are asleep or unaware that a fire exists in the space in time.

JUSTIFICATION
The client’s prefer a minimalis1c Scandinavian style which is characterized by the elegance of
neutral tones and clean lines. This was accomplished by using light, muted colors and light wood on
the floors and accent wall. Furniture was also chosen in lighter, airier colors. The ligh1ng fixtures
chosen provide adequate ligh1ng. The windows are also allow the maximum amount of natural
ligh1ng in with sheer drapes/window treatments. The wooden beams that were chosen to accent
the ceilings compliment the wooden floors and furnishings and add to the old charm of the building.
All of the wooden elements chosen for the space were chosen for the natural sustainability of wood.
The wooden beams are recycled from old barns and building material. All of the paint throughout
the home is Natura by Benjamin Moore which is a zero-VOC and zero emissions paint, meaning it
contains no harmful chemicals or fumes.
The accessories chosen for each of the three rooms were chosen specifically to add harmony
to the space and accentuate the color scheme. For the master bedroom a large floor mirror was
chosen for func1on as well as style. The second piece chosen for that space is an abstract pain1ng in
light blues, whites and gold’s, which will add visual interest and bring out the colors in the bedding.
In the living room I thought an area rug would be necessary to add a soNer surface to the hard wood
floor. The area rug was chosen in gray tones to match the gray furniture. But with all the grays it was
important to add a pop of color. This was done by adding a framed photograph of the ocean. The
dining room already has a pop of color with the aqua buffet. So to set that off I chose a set of four
neutral colored porcelain vases as well as a gold metal piece of wall art. S1cking with the neutral
color scheme with pops of greens and blues, I chose each of these accessories for func1on and/or
visual interest.

The study model helped to see that the elements chosen for the dining room are well
balanced and fit the space well. This is an asymmetrical space with the wall cut out for the
stairs. However there are some symmetrical elements such as the spacing between the two
windows and the buffet. Another symmetrical element is the combina1on of table and chairs.
One change that may be made in the future is to move the table and chairs more towards one
side to allow more walking space. The furniture chosen is well propor1oned to the space. The
fill up the space just enough while s1ll leaving plenty of room to maneuver through the dining
area. The propor1ons of the chairs to the table also work nicely. The main dominant form in
this space is the dining table with chairs. That is what your eyes are immediately drawn to
when you first look at the space. The buffet and windows are also dominant forms in this
space. Subdominant forms would include the walls, the floor and the ceiling.
REFLECTING
This class was very challenging for me, 4me wise. Trying to complete the large
amounts of work while working 50+ hours per week and taking care of my two kids
while my husband is deployed has nearly killed me! But I can say that I learned a lot
in the process. From comple4ng a concept statement and client profile to the final
floor plans with presenta4on boards I have enjoyed seeing the progress of the
project with each assignment. I learned the importance of a concept statement and
color paleFe and how to create a design that accomplishes your goals while fiGng in
the client’s preferences and needs. The process of crea4ng schema4c floor plans,
star4ng with an adjacency matrix and bubble diagrams has been a very helpful tool
that I can take with me in the future of my career. Using that process helps to iron
out the issues before jumping into crea4ng the final floor plan. It was also great
learning how to create a study model. Being a very visual learner I believe that
helped me out the most to see what the final project would look like and how it
would fit together. Overall, as stressed as I have been, I am happy with the final
project I have created and I enjoy being able to look through and see where it started
and how far I have come since the preliminary concept statement.
