The law firm Magayano & Pablo responded to a demand letter from Atty. Espinosa regarding their client Jose Marie Magayano vacating a property. They disagree with vacating based on an expiring lease agreement, as their client has a separate signed contract allowing a one year extension upon the original lease expiring. They propose meeting to present this second contract and clarify the issue, rather than accepting the 90 day grace period mentioned in the demand letter.

Atty. Jose Marie D. Espinosa 13F Galaxy Tower, 123 Jupiter St. Pasay City Re: Response to Demand Letter Dear Ms. Espinosa: This is to refer to your letter dated November 5, 2016. On behalf of my client Jose Marie Magayano, we disagree to vacate the property based on the mentioned expiring terms in the lease agreement. My client presented a separate contract which your client have signed that for in case the original agreed 4 years rental contract expires, the second contract will take effect allowing my client to extend 1 more year to stay and have time to make necessary adjustments. Provided 90 days grace period from the receipt of your letter is unacceptable as per the mentioned contract. We propose to meet and have the second contract be presented to clarify this issue. For any questions you may reach out from the above contact details.
