Annual Membership Meeting

Sun Cities RV Compound Inc.


Palm Ridge Recreation Center, Sun City West
February 17, 2016 at 1 PM

The Meeting was called to order at 12:58 PM by


President Dennis Gebele, with all saying The Pledge of
Allegiance. The secretary affirmed that there was a
quorum for conducting business. All of the eight present
members of the Board were in attendance: Barney
Barnhart, Bob Donner, John Francis, Fred Garner, Dennis
Gebele, Bill Hallock, Diane Thoene, and Dick Zabriskie.
Our Compound Attorney, Bill Hienton, and our General
Manager, Tom OGara were also there.
Dennis Gebele warmly welcomed all, and thanked
them for coming. He introduced the members of the
Board individually as well as our Compound Attorney Bill
Hienton.
The President reminded all that the Minutes of last
years Annual Meeting on January 27, 2015 had been
published. A motion was made, seconded and carried to
approve them as published.
The Treasurers Report was made by Diane Thoene,
indicating that our financial picture is good, with last
years expenses down from expectations, and revenue
up, making possible a healthy increase in our Reserve
Fund. She said that money is being placed mostly in CDs
at this time, since interest is so low. The expectation for
paying off our present Covered Parking structure will be
sooner than planned, probably in 5 instead of 7 years.
President Gebele then called upon Tom OGara, our
General Manager, for his 2015 Report. Tom introduced
all of the members of our present staff, both Maintenance
and Office, and congratulated them for the fine job they
have been doing, especially with new personnel in the
office recently and a very busy fall season. He noted that
the names of the Maintenance and Office staff are
included in the papers handed out at the door today, in
addition to the brief biographies of the three nominees
being submitted for election to the Board.
Tom went on to affirm that 2015 had been a good
year financially, with costs coming in at 91% of the
budget, that our spaces are almost filled, and 71 units on
the waiting list for covered parking, and more such
parking is being contemplated. The roads needing
attention have been sealed, and the pot holes filled,
especially the area near the gate which was a problem.
The Security of the Compound continues to be a high
priority, and interior cameras are being improved all the
time. The whole computer system is being upgraded,
and things are going well.
Bob Donner congratulated Dennis Gebele and Fred
Garner on their 6 years each of service to the Board,
thanked them, and wished them well as they retire from
the Board, joking that the only remuneration for all this
faithful service is a lot of cups of coffee. Bob cited the
accomplishments of new lighting in the Compound and
Security improvements.
Dick Zabriskie was then called upon to present the
report of the Nominating committee regarding the
nominees for new Board Members. He introduced
Michael Betcher from Sun City Grand, for the Class of
2018; David Fauver from Sun City West, to fill a one year
term for the class of 2016 to fill Dan Fifes vacancy; and
Dudley Loomis from Sun City Festival for the class of
2018. A MOTION was made, seconded and carried to
elect these three persons to the Board.
President Gebele then opened the floor to any
questions from the membership. In good spirit, a number
of questions were raised and answered, or referred to the
General Manager and Board for further consideration or
investigation. These questions included:
1. Placing more visible markers, for backing into
spaces.
2. The Compounds Air Pumps lacking sufficient air
pressure for large tires.
3. A concern about our resealing lasting over a time
of use.
4. A reminder that the Compound owns the road past
the horse barn etc.
5. The suggestion of some kind of canvas cover
needed over the wash racks. Tom said he would
look into it.
6. The expansion project of the teardrop area of our
campus will probably take 4 or 5 years to
complete.
7. Some conversation about the cooperation with the
County in flood control and drainage matters.

At 1:45 PM, a MOTION was made, seconded and carried


to adjourn.
