This aerial plan shows the relocation impact and lot size variance. The blue square is the original location of 1300 E Pike St.
(lot size: 110 ft x 105 ft). The location in red is1500 Broadway (lot size: 117 ft x 115 ft) and on top the 1300 Pike St placement.
There would be space for alley access as well as minimal parking for ADA patrons.

From Gas Station to Commericial Center, the relocation of 1300 East Pike
Street, provides a boost in affordable retail space in the districts core.

In place the Shell gas station there are now four individual storefronts, allowing for entrpreneurship and small business
innovation. This relocation supports all of the Pike/Pine Overlay Districts goals which include (1) preserving existing
structures, (2) supporting small businesses, and (3) retaining the districts character. This structure relocation has the
potential to promote the districts economic edge and personal identity in the very center of the corridor.

While gas stations provide a imperative resource, this gas station provides little necesscity as there are four gas stations all
within less than a mile of this site. Additionally, the food mart of this Shell station is directly across from the QFC grocery
store creating a redundant amenity. In a location as central and as pedestrian friendly as the intersection of E. Pike and
Broadway, there is an opportunity to use this space in a way that values the street life, and promotes walkbility and safety.
