RENTAL AGGREMENT

This Deed of Rental Agreement is entered into at Chennai on Eightienth


Day of March 2017 between Mrs. R Kousalya, W/o Sri K N Ramesh, Hindu, aged 59
years, owner of the House bearing Door No.2/1419, Arumugam Nagar 1 st Street,
Mugalivakkam, Chennai 600125, at present residing at Ground floor Door No.2/1419,
Arumugam Nagar 1st Street, Mugalivakkam, Chennai 600125, herein after called the
Land lord

And

1) Sri. Maddula Praveen Kumar Reddy , S/o M Narayana Reddy aged 27 years
employed as System Engineer
employment No. with (permanent address: #4-86 Near bus stop , Bestavari
peta, Moksha Gundam, Prakasaam, Andhra Pradesh 52334 );
2) Sri. Sai Charan Pasupuleti , S/o Sreenivasulu Pasupuleti aged 23 years
employed as Asociate system Engineer employment No. with
(permanent address: 12/925/2, Sia Nagar 5 th cross , Anantapur 515001
Andhra Pradesh) and hereinafter called the Tenants,

Whereas the Land lord is the absolute owner of the property bearing Door No.2/1419,
Arumugam Nagar 1st Street, Mugalivakkam, Chennai 600125 comprising of Ground &
First Floors.

Whereas the Tenants have the desire to take on rental basis the first floor portion of the
property at Door No.2/1419, Arumugam Nagar 1st Street, Mugalivakkam, Chennai
600125 for their residential purpose for eleven months,

Whereas the Landlord agreed to such course and parties want to reduce the same into
writing and,

Now the rental Agreement Witnesseth:

1) The property offered to be let-out and agreed to be taken out on rent is in the first
floor portion at Door No.2/1419, Arumugam Nagar 1st Street, Mugalivakkam,
Chennai 600125.

2) The Tenure of the subject rental agreement shall be for a period of eleven months
commencing from 01.04.2017. The English calendar month shall be taken for
computing the tenure of rent.

3) The monthly rent mutually fixed between the parties is Rs. 9,000/- (Rupees nine
Thousand only) and shall be paid by Tenants on or before 5 th of every succeeding
calendar month beginning from April 2017.

4) The Tenants shall pay electric charges as per first floor's meter reading to the
appropriate authority.

5) The Tenants have paid Rs.45,000/- (Rupees Forty Five Thousand only) by
as an advance/security deposit the receipt of which sum, the Land
lord thereby admits and acknowledge. The same amount of advance/security
deposit shall be repaid by the Landlord without interest on termination of the
agreement in terms of the agreement and at the time of handing over the vacant
possession of the property taken on rent by the tenant. In the event of damage
being caused to the property taken on rent or its fixtures and fittings, during
currency of the rental agreement far and above the usual wear and tear, the land
lord shall adjust the quantum of expenses to be incurred towards restoring the
property taken on rent and fixtures and fittings in its normal condition against the
advance repayable to the tenants and also adjust any unpaid rent and electricity
charges, etc. and refund the balance of advance amount/security deposit.

6) Property tax and water tax shall be borne by the land lord and paid directly to the
appropriate authority.
7) Other charges like tanker water charges, sceptic tank cleaning charges, common
electrcity meter charges, common area cleaning charges, etc shall be shared by
both the occupants of ground and first floors.

8) The property let out shall be residential occupation only and the Tenants shall not
use the same for any other purpose or use other than the one which is letout.

9) The Tenants shall not alter, vary or modify the existing base structure of the
property taken on rent.

10) The tenants during the period of rental agreement shall keep the property and its
fixtures and fittings in good condition subject to the usual wear and tear.

11) The tenants shall not sublet the premises to any person or persons either wholly or
partially at any time during the period of rental agreement.

12) The landlord shall not interrupt with the peaceful possession and employment of
the property taken on rent by the tenants during the period of rental agreement.
However the tenants shall allow the land lord at all reasonable times without
affecting the privacy of the tenants to enter upon the property given on rent and
inspect the same during the currency of the rental agreement.

13) The tenants shall vacate the handed over vacant possession of the property given
on rent, to the land lord at the expiry of the rental agreement without any let or
hindrance, in sound and good repair along with it fixtures and fittings, subject to
usual wear and tear, free from all encumbrances.

14) It is further agreed between the parties that in default or faithful performance of
the above conditions by the tenants, the tenancy is liable to be terminated
irrespective of the period eleven months aforesaid.

15) The rental agreement can be terminated by either party herein of, any time during
the currency of tenancy by giving two clear months notice in advance to either
party of her/their intention to do so and upon the expiry of such notice the rental
agreement shall stand Terminated.

16) It is mutually agreed between the parties hereto that in the event of failure on the
part of the tenants to comply with terms and conditions of this agreement, then
upon happening of such event, the land lord shall after issuing a written notice,
grant the tenant 30days time to surrender the property given on rent, in good
condition subject to usual wear and tear.

17) If the tenants fail to tender the rent for two consecutive months the rental
agreement stand automatically terminated and the land lord shall have the right to
demand the tenants to vacate and the tenants are bound to handover the vacant
possession of the premises forthwith, after receiving the balance rental advance
referred to in clause 5 above, after deducting unpaid rents and other unpaid
charges due from the tenant.
18) Covered Two wheeler parking facility will be provided to the tenants.

19) The rental agreement is renewable at the option and mutual consent of the parties
hereto for a further period mutually agreed between the parties hereto.
