Context and Connecting with the Surroundings and Wider Community

Prior to the design stage undertake a contextual assessment to show how the design
responds to its physical and natural context including:
local pattern of building and streets;
traffic and pedestrian/cycle routes and bus stops;
proximity to local open space and facilities;
barriers to natural surveillance in the vicinity;
maximising connectivity with surrounding areas like high school building, two-storey
single detached, residential condominium and videoke store;
public space;
landscape (optional); and
identified character and local vision or strategy.

Structure Plan
Provide a structure of buildings and spaces within the development to relate to others
in the surrounding area in terms of:
site layout
movement routes within site
existing street patterns in surrounding area, and
provide networks of public spaces.

Liveability
Every unit should vary according to estimated number of people accommodated as
well as the number of bedrooms.

Connecting Pathways and Entrances


Developments are encouraged to facilitate pedestrian and cyclist movement across
and through the site for residents of all ages and abilities through provision of lit
pathways with a minimum width of () mm connecting building.

Entrances to buildings and ground level individual dwellings should remain visible from
the public realm, close to car parking, illuminated, with weather protection and
allowing for personalisation of approaches by landscaping.

Vehicular and pedestrian movement where practicable should be separate at entries


to the site and ground level entrances to dwellings and/or apartment buildings.
Pathways should be integrated with landscaping if introduced.

Internal Circulation
Allow for generous, well designed staircases with views of (or open to) access corridors
and the external environment to encourage increased activity as a desirable since the
walk-up apartment has no lifts.
Corridors and stairs should be wide enough to move large furniture items to apartments.
Character and Sense of Place
Provide for frequent encounters amongst residents by widening of pathways, corridors
and lobbies at entrances to units and where paths intersect or approach units at
ground level.

Consistency and Variety


Housing is to be designed with:
active frontages that include windows, doorways, balconies and the like;
varied building forms and colours; and
varied and visually interesting spaces, with landscape opportunities.

Landscape
The use of a Landscape Architect at the context assessment and design stages will
ensure that all ground level facilities, movement routes, planting, lighting and furniture
are well located and designed and that sufficient areas and spaces are provided for
personalisation of landscape by residents:
grassed areas should be provided to encourage casual use of the open space and
for childrens play;
the retention of existing landscaping and designing for future landscaping should
value the:
- amenity provided by existing trees;
- green infrastructure in mitigating climate change impacts;
- interface between built form and landscape; and
- ground level open space including grassed areas.

aspects of building design, such as location and size of windows, design of lift wells
and staircases and circulation space should maximise the benefit of the landscape
amenity by providing views, cooling of the building and ground level in summer and
solar access in winter.

Safety and Security


ensure security by providing well-defined entrances to clearly demarcate public and
private space;
enable casual surveillance of ground-level open spaces and play areas
provide residents only semi-private open spaces (including play areas) with secure
access from public space;
ensure appropriate levels of lighting (including solar lighting) throughout the site
DESIGN CONSIDERATIONS
VEHICULAR ACCESS- DESIGN VEHICUKAR PATHS, PEDESTRIAN PATHS AND LANDSCAPE TO
HELP DEFINE THE BOUNDARY OF THE PROPOSED WALK-UP APARTMENT WHILE
ENHANCING THE FLOW INTO AND OUT OF THE ADJACENT COMMUNITY AREAS.

SERVICE VEHICLES- PROVIDE PAVED ACCESS DRIVES AND PARKING AREAS DESIGNED TO
ACCOMMODATE SERVICE VEHICLES.

SUSTAINABILITY- INCORPORATE SUSTAINABLE DESIGN CONCEPTS INTO THE WALK-UP


APARTMENT.

OUTDOOR AREAS- INCLUDE OUTDOOR PASSIVE OR ACTIVE USE AREAS IN ALL FITNESS
CENTER.

SITE COST AMENITIES- CONSIDER BIKE BRICKS RACKS, BENCHES, OUTDOOR TRACK, AND
LIGHTED WALKS AS REQUIRED PER INSTALLATION.

INFRASTRACTURE- INCLUDE COMMUNICATIONS AND UTILITY IBFRASTRACTURE


REQUIREMENTS.

SECURITY SYSTEM- INCLUDE REQUIREMENTS FOR SECURITY SYSTEMS SUCH AS CCTV`S.

FIRE PROTECTION SYSTEM- FIRE PROTECTION SYSTEM SHALL BE PROVIDED IN


ACCORDANCE WITH IMPLEMENTIG RULES AND REGULATIONS (IRR) OF REPUVLIC ACT.
NO. 9514 OTHERWISE KNOWN AS THE FIRE CODE OF THE PHILIPPINES.

CODES AND STANDARDS- ALL CURRENT STANDARDS SUCH AS FIRE CODE OF THE
PHILIPPINES, SUSTAINABILITY, NATIONAL BUILDING CODE OF THE PHILIPPINES, AND BP 344
IMPLEMENTING RULES AND REGULATIONS WILL BE INCORPORATED.

SIGNAGE- INCLUDE THE PRIMARY EXTERIOR SIG AND ALL INTERIOR AND EXTERIOR
BUILDING SIGNAGE, INCLUDING ROOM AND INFORMATIONAL SIGNAGE, INTERIOR
GRAPHICS, PARKING AND STREETS SIGNAGE.

ORGANIZATION- DEVELOP A SENSE OF ORDER, ARRIVAL, ORIENTATION, AND


COMMUNITY IN PALNNING THE SITE. ENSURE EFFICIENT USE OF REAL ESTATE, BUT PROVIDE
FIRE PROTCTION ACCESS WAYS, CONSTRUCTION SPACE, AND REQUIRED LIFE SAFETY
AGRESS SPACE.
NATURAL LIGHTING- ALLOW FOR THE BUILDING TO CAPTURE NATURAL LIGHTING IN
ACCORDANCE WITH SUSTAINABLE DEVELOPMENT RECOMMENDATIONS. ENSURE
NATURAL LIGHTING DOES NOT CAUSE GLARE OR INTERFERE.

CLIMATIC CONSIDERATIONS- FITBESS CENTERS DESIGN BUILDING ORIENTATION MUST TAKE


ADVANTAGE OF LOCAL CLIMATIC CONDITIONS. WHERE PRACTICAL, USE PASSIVE SOLAR
CONSTRUCTION TECHNIQUES TO REDUCE ENERGY CONSUMPTION. CONSIDER LOCAL
CLIMATE CONDITIONS WHEN CREATING OUTDOOR SPACES FOR FITNESS ACTIVITIES.

CIRCULATION- PLAN ORGANIZED, EASILY RECOGNIZABLE PEDESTRIAN, VEHICULAR,


BICYCLE, SERVICE, HANDICAP, AND FIRE EMERGENCY ACCESS.

VENTILATION- SHOULD HAVE BOTH NATURAL AND ARTIFICIAL VENTILATION.


DESIGN OBJECTIVES (GIVEN)
1. TO DESIGN A LOW RISE (WALK-UP APARTMENT BUILDING THAT IS MARKETABLE AND
ATTRACTIVE TO MIDDLE-INCOME TENANTS/RENTERS.
2. TO MAXIMIZE THE PROFIT OF THE DEVELOPER/LANDLORD.
3. TO DESIGN AN APARTMENT THAT WILL SERVE AS A LANDMARK IN THE PROJECT
AREA.
4. TO DESIGN A SUSTAINABLE, ACCESSIBLE, AND FUNCTIONAL RESIDENTIAL
APARTMENT.
5. TO DESIGN A FACILITY THAT WILL FOLLOW THE IMPLEMENTING GUIDELINES/LAWS
SET BY THE GOVERNMENT (LIKE THE NBCP, BCP 344, AND PD 1185)
