KNOW ALL MEN BY THIS PRESENTS

This Contract of Lease made and executed by and between:

JOSE V. SANTOS, Jr. and JOCELYN H. SANTOS both of legal age, both Filipinos with postal address at #6414 Camia St.
Guadalupe Viejo, Makati City, hereinafter referred to as the "LESSOR";

and

JANICE M. PARILLA, LISA MARIE PIQUERO AND LAWRENCE LOUIE UY, all of legal age, and with office address at 235
CPG North Avenue Tagbilaran City, Bohol, hereinafter referred to as the "LESSEE";

WITNESSETH: THAT

WHEREAS the Lessor is the owner of a residential property situated at #6402-E Camia Street, Guadalupe Viejo, Makati City (3rd
& 4th Floor only) hereinafter referred to as "PREMISES";

WHEREAS the Lessee desires to lease the Premises, and the Lessor is willing to lease the same unto the Lessee subject to the terms
and conditions herein specified;

NOW THEREFORE, for and in consideration of the covenants and agreement hereinafter set forth, the Lessor agrees and consents to
lease unto the Lessee the aforementioned Premises under the following terms and conditions;

1. PERIOD
The term of this lease shall be for a period of Nine (9) months commencing on 1 April 2015 until 30 December 2015 renewable
thereafter upon mutual agreement of both parties, provided written notice of renewal is given by the Lessee to the Lessor at least Forty
Five (45) calendar days before expiration of the Contract.

2. RENTAL AND SECURITY DEPOSIT


The Lessee shall pay the Lessor for the use of the Premises a monthly rental fee of Seventeen Thousand Pesos (Php
17,000.00) payable every 1st of the month which will start on April 1, 2015

Upon signing of the Contract, the Lessee shall pay to the Lessor the sum of Thirty Four Thousand Pesos (Php 34,000.00)
which shall be deemed as security deposit in case of unpaid bills for Meralco , Manila Water, telephone, cable , garbage fees or
damages to the Premises aside from natural wear and tear. Such amounts will be deducted from the deposit and the balance if any
shall be refunded to the Lessee within Thirty (30) days upon termination of this Contract and delivery of the Premises in good
condition to the Lessor, provided Lessee has submitted proof of payments/receipts of all accounts noted herein. This deposit cannot
be applied or used for rental payments.

On or before 25 January 2015 the Lessee shall pay to the Lessor the sum of Thirty Four Thousand Pesos (Php 34,000.00) net
of 5% withholding tax as a security deposit fee.

The Lessee shall issue Nine (9) Post-Dated-Check representing payment for the 8 months rental fees Photocopy of check payments
will form part of this agreement.

3. RESERVATION FEE
Lessee hereby pays Lessor the amount of EIGHT THOUSAND FIVE HUNDRED PESOS (P8,500.00) in consideration for
the reservation of the premises for the month of March, which reservation shall not be credited to the monthly rental fee.

4. USE OF PREMISES
The Lessee shall use the leased Premises exclusively for residential purposes of the Lessee and the members of his family. The
leased Premises may not be subleased without written consent of the Lessor. The Lessee and the Lessor shall comply with the
existing rules and regulations, any and all reasonable rules and regulations which may be promulgated from time to time by the Lessor
and which all the rules and regulations, ordinances and laws issued by the health or other duly constituted local or national authorities
arising from or regarding the use, occupancy, sanitation, and safety of the leased Premises. The Lessor will allow a maximum of Five
(5) person occupants for the Lessee and his/her family to stay and occupy the Premises.

Lessee shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains.

Lesee shall pay for the cleaning out of any plumbing fixture that may need to be cleared of stoppage and for the expense or damage
caused by stopping of waste pipes or overflow from toilet, wash basins, or sinks.

Lessee agrees not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another
RESIDENT and/or neighbor.

Lessee shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles and shall cooperate in keeping
the garbage area neat and clean. Lessee shall be responsible for disposing of items of such size and nature as are not normally
acceptable by the garbage hauler.

5. WATER, ELECTRICITY AND OTHER UTILITIES


The Lessee shall be responsible for the payment of the water, electricity, telephone, cable, wifi, garbage collection fees, and for
other services in his favor.

6. REALTY TAXES AND INSURANCE


During the terms of this lease or any renewal thereof, the Lessor shall be wholly responsible for all taxes, assessments, fire
insurance of the house and other charges of a public nature which are or may be assessed against the Premises covered by this lease.
The Lessor shall be responsible for maintaining insurance for the Leased Premises; the Lessee shall be responsible for obtaining
insurance for the property of the Lessee placed within the Leased Premises

7. MAINTENANCE AND REPAIRS


The Lessee shall keep the Premises clean and in sanitary condition and take care of the facilities and keep these at all times
in good condition. The Lessee has inspected the leased Premises and has found the same to be in good and tenantable condition. The
Lessor shall be responsible for all major repairs on the Premises, that is, all major repairs on the house, water, electrical and sewage
systems caused by ordinary wear and tear, except repairs due to the fault or negligence of the Lessee, members of his household,
guest, and visitors. Repair in the amount of Five Thousand Pesos (Php5,000.00) or less per item per occurrence for the house and
other facilities shall be for the account of the Lessee. Should either Lessor or Lessee fail to undertake repairs on the their respective
responsibilities, within a reasonable period of time after due notice, wither by the Lessor or the Lessee as the case may be, at his
option may undertake such repairs upon proper notification to the party concerned. Upon presentation of satisfactory evidence of the
reasonable costs incurred such cost shall be reimbursed to the party concerned without undue delay. Control of the pests such as
cockroaches, rats and the like are for the Lessee's account.

8. IMPROVEMENTS AND ALTERATIONS


The Lessee shall not make any substantial structural alterations, addition or improvement on the leased Premises without the
previous written consent of the Lessor. However improvements made by the Lessee shall upon termination of the Lease Contract
automatically inure to the benefit of the Premises and become property of the Lessor without obligation to refund costs to the Lessee.
The Lessee however shall have the absolute right top introduce furniture, carpets, drapes, paintings, appliances, movable
improvements, ornamental and decorative objects or other fixtures and things which are not permanent in nature and to remove
whichever of the said objects the Lessee has put in or installed. However, if at the expiration of the contract, removal of such things
should cause damage or defacement to the property or structure, the Lessee shall fully compensate the Lessor for such damage.

9. FIRE HAZARDS AND OBNOXIOUS SUBSTANCES


Except for cooking gas (LPG) and gasoline for a power generator, the Lessee shall not bring into or store in the Leased Premises
any inflammable material or obnoxious substance or any substance that may constitute a fire hazard.

10. THIRD PARTY LIABILITY


The Lessee during his occupancy of the leased Premises shall hold the Lessor free and harmless from any damages, liabilities or
responsibility to any person or property arising out of or as a consequence of the fault and negligence of the Lessee, his domestic
helpers, guests and or visitors. The Lessee has no liability incase of earthquakes, explosion, flood and the like which are beyond the
control of the Lessee.

In case of damage to the leased Premises or its appurtenances by fire, earthquake, war, or any other unforeseen cause, the Lessee
shall immediately give notice to the Lessor if the leased Premises shall be damaged by fire or other cause without the fault or
negligence of the Lessee or its servants, guest or visitors, the injury shall be repaired, at the expense of the Lessor, as speedily as
possible after such notice, but if leased Premises be so nearly destroyed as to it untenable, without fault or neglect by the Lessee,

either party may demand recession of this contract. All advance but unused rentals shall be refunded by the Lessor to the Lessee
without necessity to demand.

11. INSPECTION OF PREMISES


The Lessee shall maintain the leased Premises in good and tenable condition and for this purpose the Lessor reserves the right at
reasonable times and with notice to enter and inspect the Leased Premises and to make necessary repairs thereof. The Lessee
likewise agrees to cooperate with the Lessor in keeping the said Premises in good and tenantable condition.

12. SUBLEASED AND ASSIGNMENTS OF RIGHTS


The Lessee shall not assign, sell or transfer his leasehold rights to the leased Premises at all time within the period of the said
contract.

13. NON WAIVER


The failure of either party to insist upon a strict performance of any of the terms, conditions, stipulations or covenants hereof,
shall nor be deemed a relinquishment, or waiver of any rights or remedy which that party may have, nor shall it be construed a waiver
of any subsequent breach or default of the terms, conditions, covenants hereof, which terms, condition, stipulations, and covenants,
shall continue to be in full force or effect. No waiver by either party or any of its right under the Contract of Lease shall be deemed to
have made unless expressed in writing by such party.

14. PRETERMINATION
The Lessee hereby warrants a guaranteed Nine (9) months lease period. No pre-termination shall be allowed on the 9 months.
However, the Lessee may pre-terminate this Contract of Lease by giving 90 days notice in advance anytime and forfeiting 4 months
rent by way of liquidated damages in favor of the Lessor.

Thereafter, any unused advance rental shall be refunded to the Lessee. Upon receipts of said notice to pre-terminate, the Lessor
may show the Premises to prospective tenants at reasonable hours and with prior notice and may also affix a "For Rent" sign thereon.

15. RETURN OF LEASED PREMISES


The Lessee, upon pre-termination or expiration of this lease or any renewal thereof, shall quietly and peacefully deliver and
surrender the leased Premises to the Lessor, in the same condition in which it was received, save what has been lost or impaired by the
lapse of time, by ordinary wear and tear or by fortuitous event.

16. BREACH OR DEFAULT


Violation of either party or any of the terms and conditions of this Contact shall entitle the aggrieve party to terminate this
contract by giving written notice to the other party of such violation and intention to pre-terminate. Any breach or violation of any of
the terms and conditions of this Contract of Lease by a party shall be put right within Thirty (30) days of written notification of the
aggrieved party. Failure to put the violation will automatically give the aggrieved party to terminate this Contract of Lease even prior
to the expiration of the stipulated term by 30 days written notice to the other party.

17. MODIFICATION OF CONTRACT


This Contract shall not in any way be amended, modified or notated by virtue or written instruments signed by the duly
authorized representative of the Lessor and the Lessee.
