Lahore Real Estate update-February 2014

Real estate boom in Lahore reached at peak in 2013 but has stabilized during
the last few months. Prices in new housing schemes are still on the rise but DHA
has observed downward trend to some extent. DHA-9 file prices touched 5.2
millions in the last quarter of 2013 came down to 4.3 millions in the first week of
February but have improved again to 4.6 millions in the second week of
February. Plot prices in DHA have also decreased to some extent but still are on
the higher side. Prices in old, populated areas are also stable and no further
increase has been observed during the last three four months.
Average prices of old houses in Model Town, Garden Town and Faisal Town etc,
are around 6.5 million for a 5 Marla house and 12.5 for 10 Marla whereas one
Kanal house costs more than 2.5 million rupees.

Prices in Bahria Town Lahore are still on the rise, 5 Marla New house in Sector D
is being sold between 8 and 8.5 million rupees, 8 Marla new house around 9.5
million and 10 Marla new house in Sector-B is around 13-14 million rupees. 8
Marla Safari Villa is being sold at 10 million rupees. Average price of 10 Marla
plot in Sector B and C is between 5 and 6.5 million rupees and one Kanal is
around 10 million.

Lake City was the best buy in Lahore during first half of 2013. Price of one Kanal
plot was around 3 million at that time, now it is around 5 million rupees in M2-3
and 6 million in M1. 12 Marla house in M-1 costs around 9 million rupees.

Construction costs

Labor cost: 250 rupees per square foot.

Grey structure: 1000 to 1200 rupees per square foot.

Electric, plumbing: 20 rupees per square foot.

Turnkey basis: 2000 to 2400 rupees for A-Grade.

Cement: 510 rupees per bag.

Bricks: 7500

Crush stone: 55 to 75 rupees

Marble: 11 foot: 50 rupees
