Assessment: This is a newly opened branch in which maintenance has been satisfactory, for
the most part. No major structural deficiencies were noticed.
The air-conditioning systems are in satisfactory condition; however we find the design of the
centralized air-conditioning to be inappropriate to the stores interior design.
The exterior walls, windows and doors were found to be in satisfactory condition, for the most
part however, we find the glass dividers to be space consuming which makes the store look
narrow and crowded.
The position of the tables and chairs are not strategic enough. Tables in front of the counter
area blocks customers going to the comfort room or at the order pickup area. Also, there where
tables and chairs with bad condition (moving chairs)
The plumbing system was generally found to be in satisfactory repair. Pipe lines on the ceiling
makes it heavy making the store small and spaceless.
The fire protection systems were generally found to be satisfactory.
There were no security cameras installed within the areas of operation.
Key Factors: The centralized air conditioning has a tin material, which affects the vibes and
mood of the customers inside the store. The material used in the centralized aircon is tin,
which is a cheap material, which might be the reason why SB Morayta used this as the material
for their ventilation.
The glass divider is quite inappropriate due to the stores space, it makes the store narrower
and crowded.
The chairs and tables are not in a good positioning, especially the chairs and tables in front of
the counter, customers are having trouble in going to comfort room and lining up in front of the
counter. This also cause disturbance for the customers seated in front of the said area. The
space is only limited, which affects the interior design inside the shop.
The plumbing system is literally exposed in the ceiling which makes the vibes inside the store
more heavy, and, the design is not quite appropriate for a small spaced coffee shop like
Starbucks Coffee. There are no ceiling which covers the pipes.
The fire protection is important to every shops with a system of operation like coffee shops,
however, only one fire extinguisher can be seen inside the shop.
There are no CCTVs or security cameras of some sort inside the shop. There is only one
security guard inside the shop which is usually located in the middle of the shop. This makes
the shop unsafe and unreliable.

2. What is the statement of the problem?

Despite its good market location, the unstrategically designed facilities layout of
Starbucks Morayta Branch affect its day-to-day operations.

3. What makes the study different?


What made our study distinctive is the moment that we encounter the word Quality,
we came up with the distribution of our own ideas that goods came from manufacturing
industries but we also considered the fact of so as services. One great example of
such service is Starbucks, the relevance of the facilities of every branch affects not just
the firm itself but also the customers and its environment. With the facilities that the
Starbucks company established, the quality of their service is also a factor to be
considered on how they handle their total quality of managing the customers,
employees & even the company itself. What differs it from the rest is that we focus on
the external factors that a customer see which is a well-planned facility which is
included in 4Ps of Marketing which is place.
4. Where does the study lead us?

Facility Management is one of the areas scoped by TQM. This study would lead us to
a conclusion where facility is a vital component of any business organization and in
order to achieve goals we must formulate a strategic facility layout for the benefit of
not only the business owners but also the stakeholders.

5. What is the objective of the study?

To provide an effective and efficient facility improvement plan for Starbucks Morayta
that could help their daily operations for long term sustainability. To also contribute
good public relations with the internal and external environment of the Starbucks
Morayta that could help be a company facility model to other branches that is currently
having the same problem. It can also be a company facility model to other branches of
Starbucks that would open soon.

What gives pertinence to the authenticity of our study are the observations that we
made during our almost everyday stay in Starbucks Morayta, we observed that a lot of
their facilities needs improvements & some just need adjustments like the placing of
the chairs & tables to have the perfect spacing, an example of it is also the lack of the
cctv cameras that is really significant in considering the location of the branch which is
near a University where students have their daily allowances and gadgets placed on
the table and on some instances, where accidents or stealing can occur that could be
solved if there will be more cctv cameras around and inside the branch. Another fact
is that when we experienced waiting in line just for the use of one comfort room. Health
of every individual is very significant especially in this generation. Lastly is the wobbling
tables and rickety chairs, since weve mentioned the fact that the location is near a
university, students often do their assignments, activities, writings and calculations in
there. There is really a need of a facility improvement that makes our study relevant
for the improvement of the Starbucks Morayta Branch.

Facility management is a professional management discipline focused upon the


efficient and effective delivery of support services for the organizations that it serves.
It serves to ensure the integration of people, systems, place, process, and technology.
It covers these two main areas: 'Space & Infrastructure' (such as planning, design,
workplace, construction, lease, occupancy, maintenance, furniture and cleaning) and
'People & Organization' (such as catering, ICT, HR, accounting, marketing, hospitality).
This facts are related to our study because our objectives are aligned with the areas
covered by Facility Management.

For this study, we are going to utilize 2 TQM tools:
Check sheet: A structured, prepared form for collecting and analyzing data; a generic
tool that can be adapted for a wide variety of purposes.
Control charts: Graphs used to study how a process changes over time.
