The tenders were submitted by three contractors - Mahalakashmi , PVK , GRC.

The project cost estimate has turned out to be way too high i.e. 1.36 cr which divided by
8000 sq.ft is 1625/sq.ft and it isn't workable at all.

Also the BOQ has a lot of ambiguity in terms of the specifications and the phases in which all
the jobs have to take place , which has made it difficult for all the contractors to quote the
rates on the same/correct basis.

As per your suggestion also, lets take it phase wise from now.

The phases in which the BOQ would be correct is , Each quantity in each should be
segregated floor wise.

1. Foundation , Earthwork -

2. RCC -

3. Shuttering -

4. Steel -

5. Masonry -

6. Joineries -

7. Flooring -

8. Structural Steel - Not necessarily floor-wise

9. Other Interior and Finishes -

As far as the project cost, current BOQ and its specifications is concerned , thee has been a
lot of ambiguity and it has been very difficult for the contractors to quote correctly and even
for us to assess them. The following needs to be addressed.

Crucial : Where can we cut down when it comes to cost - thinner walls in some areas ? Lesser
length of kitchen/toilet granite counters ? Any changes in plastering finishes?

Please look into where the the quantities specified in the BOQ for civil works needs
to be revisited.

1. Include working space in the earth work excavation part. As per the BOQ Does the
column footing as mentioned in include shuttering ? -

2. Painting specifications for all interior and exterior walls need to be more apt.
Include putty into internal walls painting ( Ref Item no. 25 in the current BOQ)

2. Please work out the Brick on edge work quantity into cubic feet. (ref Item no. 8 in the
current BOQ)

3. Inspection Chamber - Specification required.

4. Please clarify/correct the main doors and flush doors specification in the BOQ. Include all
hardware associated with fixing doors as one specification in the BOQ.

5. Window grill fabrication work - Include all work associated with window grill
fabrication, fixing such as painting, hardware, concrete in one specification rather than
separate. The quantities need to be in square feet. Also mention in the specification that the
contractor needs to quote the kg/sq.ft that has been used.

6. Sunken slab plastering is not required.

7. Half nosing for granite is not required.( Ref Item no. 35d in the current BOQ)

Let the specification of all other granite jobs include cutting and nosing, all in one
specification rather than separate. ( Example - Ref Item no. 28 in the current BOQ)

8. Please re-check the quantities for window jamb plastering.

9. please specify the full and complete specification for the exterior elevation painting (ref
Item no. 23 in the current BOQ)

10. Please rework the quantities for stair case work into cubic feet. (Ref Item no 35 in the
current BOQ) . Items 35a and 35b are repeated.

11. For BOQ item no 23 - Please check the quantity for the terrace floor.

12. Surki Filling for the toilets and its quantities has not been mentioned anywhere in the
BOQ. Specification regarding Rough Plastering for toilets is also not included.

Water proof plastering quantity for toilets is not mentioned.

12. Table top steel not included.

14. Lift machine room specification required.

15. Overhead tank specification required.

16. Sump Specification required.

To Sum it all up, the project cost is too high to be workable, The overall BOQ needs to be
restructured phase wise with a check on the quantities and specifications as stated point-wise
above. Please see if there's anything that I have missed out. Please note that we are running
out of time and need to get things done fast.
