Introduction
Manila Board of Realtors came into existence in 1938. Over the last 75 years it has conducted
numerous review seminars for real estate brokers. But since the new Real Estate Service Act was
enacted in 2009, this is the first time we are publishing a new Real Estate Manual for our
reviewees as well as for our membership. On November 2013, the Professional Regulation
Commission released a list of organizations duly accredited to be an official Training Provider and
a CPD Provider. Manila Board is grateful to be one of the few accredited orgtanizations officially
allowed by PRC to conduct review seminars for real estate service board examinations.

This Manual is structured on the topics prescribed by the RESA law for the real estate brokers
board examinations. There are 14 major topics and in many cases, we have broken them down into
sub-topics. The contents of this Manual is just a basic guidebook. During the review seminars,
there will be speakers and lecturers who may present the various topics in their own style, with their
own materials. Such materials, if substantive enough, will also be distributed as handouts.

A Manual like this is a living thing. Every year, this book will evolve, grow and be updated.

I have long dreamed of writing, compiling and editing such a Manual. Thank you to the MBR
leaders and members for giving me the trust and this opportunity to produce the MBR Real Estate
Manual. It is my fitting gift to the Manila Board of Realtors, a legacy to commemorate our 75 th
anniversary year.

I wish to thank many leaders of Manila Board for their inspiration, encouragement and support as
we continue to make MBR education first class. It is my fondest hope that more leaders and
members of MBR will take up the challenge of continuing professional education and continuing
