My observations and opinions of the structural integrity of the buildings are based on visual
assessment only. No drawings or design calculations of any of the structural elements of any
part of the building framing or foundations were provided. No material testing of structural
components was performed and no structural element was removed, uncovered or taken apart.
All assessments were made while standing on the ground surface, elevated floors, stairs, and
without the benefit of any mechanical lifts or hoists.

In general, the buildings assessed are in good structural condition with various portions
structurally unsound.
EXECUTIVE SUMMARY

MAIN Structures Engineering was engaged to perform a visual structural assessment of


the APEC School Capas or Holy Spirit.
SITE VISITS

Our engineers conducted a site visit on June 13, 2016. We were met by representatives of
APEC School provided access to all areas.

With due diligence, the visual assessment was carried out to:

1.) Verify the integrity of the primary structural systems to the extent possible using non-
destructive methods
2.) Survey the condition of the building in sufficient detail to identify:
a. Structural defects,
b. Signs of structural distress and deformation, or
c. Signs of significant deterioration
3.) Assess the use of the building to identify any deviation from intended use, misuse and
abuse which can result in overloading
4.) Look for additions or alterations that may result in overloading or other adverse effect on
the structure
5.) Identify any building envelope conditions that may adversely affect the structural system.

CONCLUSION/RECOMMENDATIONS

Generally, we found no major structural issue. The building shows no sign of defects, damage,
deterioration or distress that might impair its structural function or its present occupancy and
use.

It is recommended that an as-built structural plan be produced to serve as a reference for future
visual assessments or for more a detailed structural assessment. Non-destructive tests may be
performed to determine the actual strength of the materials used for the structural members.
These values will also be helpful in a numerical analysis of the structure.

LIMITATIONS

This report has been prepared at the request of APEC Schools to perform a visual structural
assessment of the APEC School Holy Spirit.

MAIN Structures Engineering offers no warranty regarding the condition of concealed


construction or subsurface conditions beyond what was revealed in our review. Any comment
regarding concealed construction or subsurface conditions are our professional opinion, based
on engineering experience and judgement, and derived in accordance with the current standard
of care and professional practice.

Various other non-structural, cosmetic and structural damage unrelated to this assessment may
have been observed throughout the structure, some of which are discussed in general in this
report. However, a detailed inventory of all cosmetic, non-structural and structural damage was
beyond the scope of our assessment. Comments in this report are not intended to be
comprehensive but are representative of observed conditions.
