September 2010 Data
1. The median price for all North County home sales – attached and detached – rose 2.59 percent in
September 2010 from August 2010, to $395,000.
a. Detached homes in North County rose 3.46 percent from $460,000 in August 2010 to
$475,000 in September 2010.
ii. Year-over median single-family detached homes in North San Diego County
increased 4.14 percent, from $457,000 in September 2009.
iii. The countywide median SFD price of homes sold increased from $385,000 in August
2010 to $390,000 in September 2010. The county has experienced 13 months of
year-over price increases, although these have been modest the last two months.
b. Attached home prices in North County rose 2.06 percent to $237,300 in September 2010
from 232,500 in August 2010, following two months of price decreases.

Single-Family Detached Home Prices
• The median price for all homes in North San Diego County – single-family
detached and single-family attached – rose from $385,000 in August 2010 to
$395,000 in September 2010.1
• Year-over median SFD price in North San Diego County increased 4.14 percent
in September 2010 from $457,000 in September 2009; there have been year-over
increases in median price in each of the last 12 months, with the exception of
August 2010. Year-over median price rose only 0.01 percent in Non-North
County zip codes, from $349,950 in September 2009, for 12 straight months of
year-over increases.
• The countywide median SFD price experienced a monthly increase of just over
one percent, from $385,000 in August 2010 to $390,000 in September 2010, with
the same year-over increase from September 2009. The county has experienced
13 months of year-over price increases, although these have been modest the last
two months.

Single-Family Detached Homes
• The median days-on-market for North San Diego County SFD homes sold
increased to 52 days in September 2010 from 48 days in August 2010. The
average number of days-on-market rose to 80 in September 2010 from 74 in
August 2010.2
• The SFD median price-per-square foot fell to $223 in September 2010 from $225
in August 2010, but increased 4.05 percent year-over from September 2009
continuing an 11 month trend of year-over increases in median price-per-square
foot (following over two years of price declines).

• There were 4,774 (active and contingent) SFD listings in North San Diego County
ending September 2010, a 1.45 percent decrease from last month.
• There were 10,247 (active and contingent) listings in San Diego County ending
September 2010, a 0.33 percent increase from August 2010.
• The number of sold North San Diego County SFD units decreased 0.1 percent
from August 2010 to September 2010, and fell 6.36 percent year-over from
September 2009.
• Total sales volume increased slightly by 0.7 percent year-over from September
2009, following two months of year-over decreases.

Housing Affordability – Single-Family Detached Homes
• The monthly payment – including principal, interest, property taxes, and insurance
– for the median-priced SFD home in North San Diego County increased from
$2,480 in August 2010 (based on a conventional mortgage) to $2,520 in September
2010. The monthly payment for the median-priced SFD home in Non-North San
Diego County declined to $1,853 in September 2010 from $1,887 in August 2010.
• The percent of San Diego County households that could afford the median-priced
SFD home in North County remained at 26 percent in September 2010 according
to the North San Diego County HomeDexTM. Across Non-North County zip
codes, the affordability percentage rose from 39 percent in August 2010 to 40
percent in September 2010.3 The HomeDexTM affordability percentage was 24
percent in North County and 36 percent in Non-North San Diego County zip
codes in September 2009.
• The HomeDexTM affordability percentage for all homes in North San Diego
County – single-family detached and single-family attached together – remained
at 35 percent in September 2010.

The median is the middle-priced home sold: Half the homes sold for more than the median, and half sold for less.

The reported days-on-market is defined as the time between the listing and sale of a property. In the event that a
property is re-listed then days-on-market is calculated from the new list date to sale date; therefore, the occurrence of
re-listing biases downward the reported days-on-market.

their income on housing, which in North County during September 2010 required an annual income of $100,782 for the
median-priced SFD home – an amount earned by 26 percent of San Diego County households.

Single-Family Attached Home Prices
• The North San Diego County median-priced single-family attached (SFA) home
rose 2.06 percent to $237,300 in September 2010 from $232,500 in August 2010,
following two months of price decreases. Non-North San Diego County SFA
home median price fell 4.76 percent to $200,000 in September 2010 from
$210,000 in August 2010.1
• North San Diego County SFA median prices increased about one percent year-
over from $235,000 in September 2009, after a nearly 12 percent year-over price
fall last month. The Non-North County SFA median price rose 5.26 percent year-
over from September 2009.
• The county-wide SFA home median price decreased 3.18 percent from $220,000
in August 2010 to $213,000 in September 2010, but increased 3.95 percent year-
over from September 2009.
• The median number of days-on-market for North County SFA homes sold
increased from 48 days in August 2010 to 52 days in September 2010. The
average number of days-on-market rose from 72 in August 2010 to 83 in
September 2010.2

• The number of sold SFA units decreased 11.6 percent in September 2010 from
August 2010 in North San Diego County; in Non-North County the number of
sold units decreased 6.43 percent.
• Year-over sales decreased 21.04 percent from September 2009 in North County
and decreased 11.19 percent year-over in Non-North County.
• SFA listings (active and contingent) in North San Diego County decreased to
1,719 ending September 2010 from 1,769 ending August 2010. San Diego
County SFA listings (active and contingent) decreased from 5,532 at the end of
August 2010 to 5,471 in September 2010.

• The percent of San Diego County households able to afford the median-priced
SFA home remained at 58 percent in September 2010.3 The single-family
attached home affordability level for Non-North San Diego County zip codes
increased to 66 percent in September 2010 from 63 percent in August 2010.

The median is the middle-priced home sold: Half the homes sold for more than the median, and half sold
for less.

The reported days-on-market number is defined as the time between the listing and sale of a property. In
the event that a property is re-listed then days-on-market is calculated from the new list date to sale date;
the occurrence of re-listing biases downward the reported days-on-market.

HomeDexTM affordability percentages assume homeowners place 20 percent down and spend no more
than a third of their income on housing, which in North County during September 2010 required an annual
income of $50,253 for the median-priced SFA home – an amount earned by 58 percent of San Diego
County households.

Monthly median prices and HomeDexTM numbers reported for some zip codes were calculated from small
numbers of sold listings; reported numbers may be sensitive to price variations and do not imply statistical
significance.

served that a loan is delinquent and the lending institution has initiated the foreclosure process) and “Final

reported from First American RES database of properties obtained from county assessment records. All
numbers shown are reported for a particular point in time, as these databases are frequently updated.
