JOB DESCRIPTION: Painter/Decorator/General Maintenance Assistant

Post Title: Casual Painter/Decorator/General Maintenance Assistant

Department: Property

Responsible to: Property Manager

Overall Purpose:

1. To work as, when and where required by Praxis Care.

2. To attend to Praxis Care housing stock and liaise with tenants and staff to carry
out required painting, redecoration and general maintenance duties.

3. To determine the most cost effective approach to achieving a durable and quality
decorative finish.

4. To carry out preparation/repair/application of finishing products as necessary.

5. To undertake both responsive and planned maintenance of painting and


decoration services to properties owned or managed by Praxis Care.

6. To carry out a maintenance, repair and installation role within any property
owned or managed by Praxis Care.

7. To execute workmanship using own initiative, to a high standard and ensure it is


carried out in strict compliance with the Health and Safety at Work Act, and any
other relevant legislation covering safety in the workplace for self and others.

Key Responsibilities:

1. Carry out inspections of occupied and empty properties to determine the extent
of painting, decoration and general maintenance required. Having established the
need, carry out the most cost effective and expedient means of completing the
works. This will be achieved through efficient preparation/repair/ application of
decorative products and general maintenance activities.

2. Carry out a range of painting, redecoration and general maintenance tasks in


occupied and empty properties including:-

Painting

• Prepare and clean surfaces using methods such as scraping, sanding, sand-
blasting, hydro-blasting and steam-cleaning; remove old wallpaper and loose
paint; repair cracks and holes in walls and joinery by applying fillers/ sealant.
Plaster surfaces as required. Prepare/sand surface for application of decorative
product.

• Mix and thin paint to obtain desired colour and texture as necessary

• Apply paint or other materials, such as stains, lacquer, enamel, oil, varnish,
fibreglass, metal coating or fire retardant using brushes, rollers or spray
equipment

Wallpaper

• Measure, cut and apply wallpaper or fabric to walls

• Assemble and erect scaffolding and swing gates

• Advise manager on selection of colour schemes and choice of wall coverings

General Maintenance

• Undertake maintenance of property as required including, but not limited to:

o unblocking drains and sewers,


o changing light bulbs and tubes,
o erecting shelving,
o erecting notice boards,
o maintaining guttering,
o appropriate repairs to equipment,
o boarding up windows and doors if required,
o repair locks,
o undertake small repairs to flooring and pressure washing paths and walls.

This list is not exhaustive and only serves to demonstrate the type of duty
that may be required.

All the above is to be executed strictly according to current legislative standards.

3. Carry out tasks such as but not restricted to, plastering, carpentry and
associated plumbing disconnections and stripping out repairs linked to
maintenance work for which you have the appropriate skills, knowledge and/or
experience.

4. Carry out all necessary administrative work associated with departmental


management requirements accurately and timely record all processes from
receiving jobs through to completion including invoice pre-processing.

5. Liaise and work with all other trades as required.

6. Carry out such duties as may be required within the general scope of the work.

7. Ability to determine the extent of painting and decoration required and carry out
the most cost effective and expedient preparation/repair/ application of
decorative products.

8. Plan and organise the work, materials and equipment according to priorities, the
size and complexity of the job, the need to minimise travel and other non-
productive time, and the need to keep scheduled appointments.

9. To keep supervisory staff aware of progress and problems in a timely manner.

10. This role requires effective, written and verbal skills and the ability to
communicate well with internal and external customers.

Working Conditions

The role also requires the ability to work flexibly and deal constructively with
unanticipated/variable situations such as co-operative and not so co-operative
customer’s, and their varied property conditions.

Operatives must ensure that the property is left in a clean and tidy state after
completion of repair.

Person Specification:

Knowledge, Skills and Experience Essential Desirable


• Good level of physical fitness, including the
ability to lift, work at heights and in differing √
conditions
• Hold City & Guilds Part III /NVQ level 3 in
Painting and Decorating or other equivalent √
qualification in a trade
• Have other building works related skills such as
minor plastering, bricklaying, plumbing and √
carpentry etc
• Hold a valid Driving Licence √
• Be able to prioritise workloads and meet

deadlines especially site visits.
• Be able to manage documentation for reporting

and maintaining records
• Be capable of working efficiently, effectively,
diligently and courteously without the need for

constant supervision on repair tasks to
properties
• Have the ability to plan and organize
painting and decorating maintenance works √

• Have an awareness of current Health and Safety
regulations backed up by evidence of relevant
training, and the ability to work in a safe
manner including risk assessments and method √
statements (Health and Safety at work Act
1974, Health and Safety at work Regulations
1999)
• Be able to work safely at heights using
appropriate access equipment e.g. access √
towers, scaffolding etc
• Have good verbal and written skills including
staff, tenant, supplier liaison, regarding work √
timetables and estimated costs
• Be able to work as part of a team √

TERMS AND CONDITIONS

This post is a casual, zero hour contract and does not guarantee the postholder to
a minimum number of working hours per week. Travel expenses incurred and
approved by the line manager will be paid in accordance with Praxis Care’s policy.
The rate of pay for this post will be £7.31 per hour and will always remain a
minimum of a £1 per hour higher than the national minimum wage.
