Propose a refurbishment or renovation project to the Client in order to maximize the

potential use and return of the building.

To maximize the potential use and return of Anggerik Mall located at Seksyen 14, Shah Alam,
Selangor, our firm would like to propose a renovation work to change the function of the
existing building which is a shopping complex into an office complex. The office complex will
have numerous office space available for tenancy. The reason to change its function is because
in the same area, there are already sufficient amount of shopping complex which includes
Kompleks PKNS and SACC Mall. The building is located strategically at the heart of Shah
Alam City Centre in Seksyen 14 which will attract many potential tenants. The building is also
located close to the proposed Light Rail Transit (LRT3) station of the Bandar Utama-Klang
Line. This will provide ease of transportation and access to the potential customers. This will
further increase the ability of this building to attract tenants and becoming a high demand
property. As mentioned before, the building is located at the Shah Alam City Centre and close
to Kompleks PKNS, SACC Mall, Shah Alam Convention Centre and many others. With this
proposed development along with existing development, this building has the potential to
become a place of interest and a landmark in Shah Alam which may able to generate higher
profit than its current function.
ANGGERIK COMPLEX

Due to change of the building function from a shopping mall to offices, the name Anggerik
Mall will change to Anggerik Complex. This will reflect and suit better to the building
proposed function.

Overview

The renovation work will involve the 4-storey shopping mall. Each of the floor of the mall
built-up area are 120,055 sq. ft. The shopping mall total built-up area to be renovate will be of
48,222 sq. ft. One the ground floor, there will be a reception hall/lounge on the C type and a
restaurant on the A type. The hotel’s room will be located at the upper floor consists of single
room and double room with toilet on every rooms. Each room have a single unit air-
conditioning system. This is to ensure the operation cost of the building will be effective and
keep to minimum. The building will be fitted with small elevator to accommodate the
transportation of the guests.

The concept that will be brought is minimalist design due to its simplicity, calm environment
and modern design suit todays fashion. The hotels capable to provide about 70 rooms across
three lots of shop office together with café. Each lot have 3 storeys floor with 40 room for
double room and 30 room for single room. For double room it can fit 2 to 4 peoples at one time
with the size of 129 sq. ft. per room. Meanwhile, for single room, it can fit 2 to 3 peoples at
one time in the size of 108 sq. ft. Double room will be prepare with two variants of beds which
queen and king size, a 43 sq. ft. of bathroom and others room furniture such as wardrobe, tables
and chairs. Single room have two single beds, a 32 sq. ft. and also other room furniture. The
shape of this building is rectangular by stretching to backwards. All hotels room will have two-
or one-night table depends on the room size, coffee table, air conditioner, television shelves,
security box and mini pantry.

As been stated, this hotel will be build based on the minimalist design concept. The concept
chosen based due the focus of minimalism was to break away from the excessive and overly
decorative, focusing more on raw material and brutal simplicity. Benefits that will be gain by
implying this concept to this hotel are that the room will feel roomier in term of the perspective.
Minimalist design always related with light colour helps such situation capable to be achieve.
Besides that, in term of expenditure by client, they can save their cost because of minimalist is
a design that prefer less is more concept. This concept means try to reduce as many as possible
furniture and decoration in the rooms yet still managed to provide basic requirement. Finally,
the goods will be gain are the environment in the hotel will be restful and calm as this design
did not stack the room with a lot of decorative.
Goal

The goal for developing this office complex is to provide office space for many company and
government agency all in one place. This will allow the public and others to carry out their
work and business easily and faster besides generating higher profit or income to the Majlis
Amanah Rakyat (MARA) in the future.
