Do CONTRACT OF LEASE KNOW ALL MEN BY THESE PRESENTS This Contract of Lease made and entered into this day of December, 2010 in City of Manila, Metro Manila, Philippines, by and between: ‘THE PARTIES IGLESIA FILIPINA INDEPENDIENTE (Philippine Independent Church), a religious corporation organized and existing under and by virtue of the laws of the Republic of the Philippines, represented by its Obispo Maximo, the MOST REVEREND EPHRAIM S. FAJUTAGANA with office at 1500 Taft Avenue, Ermita, Manila, Phillipines 1000, hereinafter referrred to as the LESSOR -and- IRENEO JASA, likewise of legal age, and with postal address at Stall No. 3, 23 72 Taft Avenue corner Arnaiz, Avenue, Pasay City, hereinafter referred to as the LESSEE; WITNESSETH THAT WHEREAS, the LESSOR is the registerred owner of a certain commerical units (“Stall No. 1"), located at 2372 Taft Avenue corner A. Arnaiz Avenue, Pasay City, Metro Manila, which said LESSOR is offering for lease; WHEREAS, the LESSEE has expressed his intention to lease the said unit more particularly known and identified as “Stall No. 1”, hereinafter referred to as the “LEASED PREMISES”; NOW THEREFORE, for and in consideration of the foregoing premises, and of the mutual covenants and stipulations hereunder set forth, the LESSOR hereby leases unto the LESSEE the LEASED PREMISES subject to the following terms and conditions: ‘TERMS AND CONDICTIONS
