CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL is made and entered into in Olongapo City, Zambales, Philippines, this _4th_ day
of _June_, 2019 by and between:

DOLORES M. BALDUEZA, of legal age, married and with residence at 808 Mayumi St., Barrio of Sta Rita,
Olongapo City, Zambales, hereinafter referred to as the “SELLER”;

-AND-

CATHERINE A. MAGNO, of legal age, single and with residence at 23 Bacon St, East Tapinac, Olongapo
City, Zambales, hereinafter referred to as the “BUYER”;

-WITNESSETH-

WHEREAS, the SELLER is the absolute and registered owner of house and lot situated at LOT 2 BLOCK 8,
JACINTO, MAYUMI, BARRIO OF STA. RITA, OLONGAPO City, ZAMBALES, with an area of ONE HUNDRED
EIGHTY (180 sqm.) square meters, covered by Transfer Certificate of Title No. T-13648, issued by the
Registry of Deeds, Province of Zambales.

WHEREAS, the BUYER, would like to avail the said property through PAG-IBIG;

WHEREAS, the SELLER, is willing to grant the BUYER this request;

NOW THEREFORE, for and in consideration of the foregoing premises, the SELLER agrees to sell and the
BUYER agrees to buy the above described house and lot under the following terms and conditions:

1. The buyer shall apply for a house and lot purchase loan with PAG-IBIG in the amount of FIVE
MILLION (Php 5, 000, 000. 00)PESOS, PHILIPPINE CURRENCY, to pay the seller the house and lot. The
proceeds/cheque of the Pag-Ibig Loan shall be paid to and the name of the SELLER.

2. For the purpose of the loan, the SELLER shall allow the transfer of the title in the name of the
BUYER, but only after the issuance of a letter of guarantee from PAG-IBIG;

3. Documentary Stamps Tax, Registration Fee, registration expenses and all other miscellaneous fees
for the subsequent transactions of this CONTRACT TO SELL and to the subject property shall be for the
account of the BUYER;

4. Possession to the subject property shall be delivered by the SELLER to the BUYER upon full
payment of the total consideration;
5. Upon full payment of the total price, the SELLER shall sign and execute a DEED OF ABSOLUTE SALE
in favor of the BUYER. The SELLER shall likewise execute and/or deliver any and all documents, including
but not limited to the original copy of Transfer Certificate of Title, Tax
