-CONTRACT OF RENT-

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF RENT, made and executed this ___ day of ________
20____ in the ___________________________, by and between:

____________________________________, of legal age, Filipino,

and a resident of ____________________________________________,
hereinafter referred to as the OWNER/S;

-and-

____________________________________, of legal age, Filipino,

and a resident of ____________________________________________,
hereinafter referred to as the RENTER/S;

WITNESSETH:

That the OWNER/S are the custodian of a ___________________ on a lot

located at ________________________________________, and that he has agreed to
rent, and the RENTER has likewise agreed to take the same, under the following terms
and conditions:

1. That the RENTER shall pay a monthly rental of ________________________

(______________), Philippine Currency, payable at every ______day of the month at
the residence of the OWNER;

2. That no major alteration or removal or any division or part of the rented space
shall be made without prior consent or approval of the OWNER, and that in case of
improvements, the same shall become property of the OWNER at the termination of the
contract, without reimbursement of the costs thereof;

3. That the RENTER shall pay the electric, water, and telephone bills;
 4. That the occupants shall keep the rented premises clean and orderly, including
its surroundings; that they shall take care of the proper disposal of their garbage; and
that articles and materials which are fire hazards shall not be kept therein;

5. That minor repairs of door locks, water faucets, leaks, lighting, faulty electrical
wiring, and the like shall be undertaken by the RENTER at their expense;

6. That violation of the foregoing terms and condition shall be a ground for
revocation of this Contract and immediate ejectment of the RENTER.

That for and in consideration of the foregoing terms and conditions and the sum
(as per agreed upon)
of ____________________________________ (P____________), Philippine Currency,
equivalent to ____ month deposit and ______month advance rental, receipt of which in
full is hereby acknowledged by the OWNER from the RENTER, the former hereby
RENTS and DEMISES the subject commercial space and the latter takes possession of
the same.
It is hereby made clear that in case the RENTER decided to vacate the rented
premises before the expiration of the lease period, they shall immediately inform the
OWNER of their intention, in which case, the deposit shall compensate for their monthly
rentals until they finally vacate the premises; provided, they have not incurred any
unpaid electric, water, and telephone bills, otherwise, they shall pay the same.
