TENANT DESIGN GUIDELINES

TENANT SUBMISSION REQUIREMENTS

Prior to being allowed to start construction, the Tenant shall provide the complete working
drawings and specifications for the construction of the Leased Premises. In order to receive
Nazareno + Guerrero Design Consultancy's (N+GDC) written approval, the Tenant is obliged
to engage the services of a professional designer and / or architect to prepare the design and
documents.

All drawings and proposals will be submitted to NGDC for the endorsement prior to
submission to the prevailing authorities, hereinafter referred to as having jurisdiction,
"Authorities".

All drawings shall conform to the standards and formats specified hereinafter or required.
Architectural, Interior Design, Mechanical, Electrical, Plumbing, Fire Protection drawings shall
be submitted to:

Submissions will be released by the Open Kitchen Design Team with the following remarks:

APPROVED
The drawings are approved, and the Tenant may proceed to the next step of the fit-out process,
subject to the approval of Rockwell- Sheridan.

APPROVED AS NOTED
The drawings are approved, and the Tenant may proceed to the next step of the fit-out process
provided that all comments by NGDC will be incorporated, subject to the approval of
Rockwell- Sheridan.

REVISE AND RESUBMIT


The drawings are disapproved and a revised submission incorporating the comments of NGDC
is required.

CONCEPT DRAWINGS SUBMISSION


During the early stages of designing, the Tenant's initial concept based on NGDC’s theme must
be presented to Open Kitchen to be discussed over. Therefore, visuals and other information
needed to convey the intent of the design must be presented.

A Cut-out plan shall be given to the tenant as basis for its overall concept/ theme. It SHOULD
blend with Open Kitchen’s overall concept. A particular elevation shall also be given out to
tenants where their wall(s) is/are part of the overall theme and should be used by the tenant as
basis for its theme to blend with it.

FINAL DRAWINGS SUBMISSION


The Tenant must verify the actual site conditions prior to proceeding with the final drawing
submission.

The final drawings must already have incorporated the prior comments and requirements from
the initial design phase, which would now include details, specifications, and other necessary
requirements for the construction of the tenant space, which shall be duly signed and sealed by
the respective licensed professionals upon submission to N+GDC.

Format of Submission
Three (3) sets of A3 size Whiteprints of Architectural & MEPF drawings shall be submitted to
NGDC prior to blueprint. One (1) set shall be returned as basis for correction (if any) for
blueprinting of final drawings.
Five (5) sets of 20" x 30" Architectural Blueprints, and MEPF Blueprints, all to be submitted to
N+GDC.
Three (3) sets shall be returned to the tenant for Building Permit Application. Additional sets
(when required) shall be produced by the tenant.

TENANT SUBMISSION REQUIREMENTS

AS BUILT-DRAWINGS SUBMISSION
The as-built drawings reflect all the changes from the final drawings to the implementation of
the design during construction on the said leased premises.

These as-built drawings shall be duly signed and sealed by the Tenant's contractor and must be
submitted 45 days after completion of work, and is one of the requirements for the release of
the cash bond from Open Kitchen.

WORK DELIVERABLES

WORK BY TENANT
The following is the description of the basic parameters that the Tenant should follow when the
Leased Premises is being designed. These guidelines apply to all Tenants, and are subject to
N+GDC's approval.

Fit-out Cost
In line with the positioning to achieve the desired design intention, the tenant should put into
consideration a fit-out cost of PHP 30,000 / SQM excluding the kitchen equipment.

All interior fit-out works;


Fire rated secondary walls to protect the walls and columns of Open Kitchen and Rockwell
Land's building;
Proper acoustic treatment on walls and ceilings;
Rectification of damages to the areas caused by tenant's construction;
Removal and clearing of all base attachments once lease expires;
Repair any damages to restore the base building wall and columns prior to turnover condition;
Design control access panels, or manholes on ceiling with a minimum size of 600mm x 600mm

Wet Area
Raised flooring is discouraged. All tenants shall ONLY use homogenous tiles within the lease
space after the waterproofing has been applied.

Waterproofing
Cold applied waterproofing must be fully performed on the whole tenant floor space.
CEMFLEX- 707HV, a flexible cementitious waterproofing compound is the recommended
brand.

Other works
The Tenant shall provide properly designed lockers for their employees.

Secondary walls
Should there be direct attachment on the base build walls, columns, and beams, a fire-rated
secondary material should be installed along the perimeter of these said structures.

STOREFRONT COVER & STOREFRONT

When construction works are on-going, the storefront cover, which shall be boarded-up by the
Tenant, shall act as a barrier and protection from the common area adjacent spaces.

Materials
The store's graphic design shall be printed on ink-jet high resolution sticker or tarpaulin and
shall be mounted at the exterior of the stall's boundary line, provided, it will not affect
Open Kitchen’s wall finishes at common areas. Such graphic design must be submitted to
NGDC for their written approval prior to printing and installation.

Graphic Design
The Tenant is encouraged to use vibrant and attractive colors and 3D designs in high resolution.
Logos should also be displayed accordingly and strategically on the graphic design.

There shall be no opening dates on the graphic designs.

Should the Tenant fail to comply with the board-up criteria, the Tenant shall rectify / replace the
installed board-up at their expense. Any changes without prior written approval by N+GDC
shall also serve as a ground for penalty to be imposed by Open Kitchen.

STOREFRONT GUIDELINES

1. The Tenant's Leased Premises may consist of one or more storefront conditions. Such stall's
storefront shall be designed accordingly to the given criteria, and shall be subject to NGDC's
approval.

2. All designs are required full storefront design drawings in coordination with NGDC’s overall
theme/ concept.
*Please coordinate with NGDC’s Open Kitchen Design Team for the required theme.

3. All elements clearly part of the Tenant's must be maintained by the Tenant. Only specify
durable materials, and design in a manner that would not hamper the maintenance of Open
Kitchen, and one that would require minimal maintenance from the Tenant. Vinyl and Painted
wood are not acceptable.

4. All must be in accordance to the Local Building Code.

5. No penetration through must be made to the existing walls, flooring, and ceiling as given by
Open Kitchen to the Tenant. A secondary wall is a MUST. You may use 1/2” thick fiber cement
board on metal furring.

6. The Tenant's signage location shall be for NGDC's approval.

7. The Tenant shall provide access through the counter for its employees.

STOREFRONT

8. The counter must be at a standard height of 0.85 M for all tenant spaces. In case the
storefront would need a display rack; this must be presented for NGDC’s approval.

9. A see through roll up door must be installed at the storefront to secure the tenant space when
closed.

10. Tenants are NOT allowed to ALTER Open Kitchen’s common wall which also serves as
part of the tenant’s storefront.

11. Shop interiors must be kept clean and free from any marketing materials at all times.
Advertising and promotional posters, streamers, barriers and other elements that block or clutter
storefronts shall be prohibited. Failure to comply would be grounds for penalization.

12. Maximum exposure of storefront is highly encouraged.

13. Warm white LED lights shall be used to illuminate the front counter.

SIGNAGE
ELECTRICAL & LIGHTING GUIDELINES

The Tenant's signage design must be submitted to NGDC and are subject to approval prior to
fabrication. This shall conform to all the municipal building code requirements and regulations
applicable to the building.

Any signage installed that was not approved and does not comply with the Design Guidelines
shall be removed and revised to meet the requirements at the Tenant's expense.

The signage design should be aligned to the theme of the store, as consistent with the store
design; 3-dimensional or built-up letters are highly encouraged, and must be illuminated. Signage
cutout letters are limited to a maximum height of 0.20M only. Signage Bands are strictly
prohibited.

The signage details shall include dimensions, letter style, face color, including material and
thickness, type of lamp source, brightness, mounting hardware, ballast/transformer location and
access.

The signage must be controlled with electronic timer control switch following Open Kitchen’s
regulated hours.

Tenants are encouraged to use Light Emitting Diodes or LED type of illumination, or any other
energy efficient lighting.

High voltage neon for main signage is not allowed.

The length of the primary signage is limited to 60% of the stall's total front width.

Optional secondary signages may be illuminated and shall only be less than 30% of the stall's
width.

Animated components, flashing lights, formed plastic, injected molded plastic, box-type back-lit
signage, translucent background panels, or paper signs are NOT permitted.

Exposed tubing, conduit, raceways, conductors, ballasts, transformers, and the like are NOT
permitted.

Signage maker's labels and identification are also NOT permitted, unless required by local
authorities.

Panaflex signage is strictly prohibited.

The Tenant must provide access for servicing and repair of the said signages.

ELECTRICAL & LIGHTING GUIDELINES

SAMPLE SIGNAGE

ELECTRICAL GUIDELINES:

Each tenant shall be given a cut-out plan where its electrical load is indicated. The tenant
SHALL only limit its load based on the allotted amperage.

Tenants shall only use Intermediate Metal Conduits (IMC) pipes for their roughing-ins &
homerun for both electrical & auxiliary lines.

PHELPS DODGE or PHILFLEX wires are the acceptable brand of wires for lighting & power
lines.

Wiring devices and receptacle shall be NATIONAL or any approved equal brand.

LIGHTING CRITERIA:

The Tenant is responsible for all lighting within their leased space.

Lighting must be reviewed and approved by NGDC.

Open Kitchen does not supply lighting of storefronts.

No Tenant shall install lighting outside their leased space unless with Open Kitchen's written
approval.

No direct glare shall be allowed from store to common area.

Direct use & visual exposure of incandescent bulbs and/or fluorescent tubes are prohibited.

ONLY LED Pin lighting (Warm White) shall be allowed within the tenant’s space.

Track lighting and connectors shall be painted to match the ceiling.

Electrode connections for neon-type lighting must be kept out of customer's reach.

Tenants are required to comply with the provisions and prescriptive requirements of
ASHRAE 90.1-2007, as well as reduce connected lighting power density by 10% from
ASHRAE 90.1-2007, and install Energy Star Appliances for at least 50% eligible
equipment.

The Tenant is also required to install lighting fixtures with LPD 40% less than the ASHRAE
baseline:

For Kitchens, 1.2 ASHRAE LPD for sqft, 13 ASHRAE LPD for sqm, less 40% at 7.80 for sqm.

Kitchen Exhaust Duct and Stub-out Connections


Exhaust ducts connecting the tenant’s kitchen hood to main exhaust duct system shall be
furnished by the tenant.

Kitchen hood exhaust ducts system to be provided by the tenant shall be U.S. Ga. 16 Black Iron
sheet metal with fully welded connections. Duct insulation shall be 50mm (2”) thick, 64 kg/cum.
(4lb/cu. ft.) fiberglass insulation

Exhaust duct connector should be welded and of BI gauge 18. It should be insulated with 2”
thick 3 pcf density fiberglass board with aluminum foil. The duct should be leak tested prior to
insulation.

Duct work shall comply with SMACNA Standards.

Exhaust system for kitchen shall be:


- Oil trap with oil drain valve must be provided. The exhaust duct to blower
connection should have fire resistant vibration connector. Duct hanger and support
should be installed at a minimum of 1.20meters.

Kitchen Hood and Auxiliaries


The kitchen hood shall be constructed of stainless steel with a minimum gauge of #18 MSG,
complete with brackets and supports.

All seams, joints and penetrations of the hood enclosure at the lowest perimeter shall have a
continuous liquid tight external weld.

MECHANICAL GUIDELINES

Kitchen hood shall be protected with special automatic dry or wet chemical extinguishing system
UL listed or FM approved.

Exhaust hoods should be at least gauge 18 stainless steel and mounted with grease filters, oil
drain and explosion proof lighting fixtures.

Filters shall be installed at an angle of not less than 45 degrees from the horizontal

Filters shall be made easily accessible and removable for cleaning.

Filters shall be equipped with a dip tray drain cap beneath the lower edge of the filters. The dip
tray shall be kept to the minimum size needed to collect the grease and be pitched to drain to an
enclosed metal container having a capacity not exceeding half (1/2) gallon.

Installation of direct driven propeller exhaust fan inside the kitchen hood is not allowed.

Exhaust fan shall either be in-line type or centrifugal blowers suited for high temperature
service. Motor should be totally enclosed, fan cooled class F insulation. Fan shall be belt driven.
Vibration isolator canon exhaust blower mounting should be provided.

Air volume shall be designed to ensure capture and removal of grease laden vapors. Rules-of-
thumb calculations shall not be used since exhaust air volume is dependent on the cooking
appliances and hood dimensions.

The tenant should submit complete drawings and calculation (which are subject to approval) to
show adequate air volumes for grease capture and removal.

Kitchen Areas, Materials and Other Requirements


The ceiling structure should be made of non-combustible materials.

Every kitchen hood shall be provided with one (1) unit fire extinguisher with the following
specification: Amerex- brand, HCFC-123, 20lb. capacity, multi-purpose stored pressure with
pressure gauge.

Provide 600mm x 600mm ceiling manhole for maintenance access to fans and blowers and duct
work, if applicable.
- Kitchen exhaust duct should have hand hole (manhole if possible) that is properly
bolted and sealed for access during cleaning.

The tenant shall submit plans and detail of their kitchen exhaust ducts for Open Kitchen’s
approval.

SANITARY & PLUMBING GUIDELINES

Sanitary and Plumbing works shall conform with the provisions of the latest edition of the
Philippine Sanitary and Plumbing Code (PSPC) and General Provisions, National Building Code,
the laws and ordinances of the local code enforcing authorities, the Plumbing and Sanitary
Standards set by NGDC, the Technical Specifications for Plumbing and Sanitary Works of this
project and the approved plans for construction.

All Sanitary Drainage lines and Vent lines including fittings shall be PVC Series 1000 (High
Impact) by NELTEX or approved equal. Water lines including fittings shall be Polypropylene
Random Pipe (PPR) PPN 20. For Potable water, use PPR pipe by Polymutan.

Sanitary Drainage Lines shall have a minimum slope of 2%.

All coring of slabs for pipe penetration should be sealed with epoxy adhesive, properly restored
and waterproofed.

All kitchen sinks should be provided with cast iron grease trap, 7 gpm minimum capacities
(JAMAN or UNILEX) or at least a gauge 16 stainless steel. Any deviation from the mentioned
items is subject to approval based on the detailed drawing.

All fixtures should be properly vented unless otherwise indicated.

All grease trap installation should have a vent on its outlet and clean out before the tapping
point. Stainless steel grease traps shall be provided under the sinks. Approved brand is JAMAN
or JPI.

All sewer/waste line shall have a floor clean-out that is accessible for maintenance.

All floor drains, trench drains shall be provided with a p-trap.

All waterlines, sewer and storm drainage lines shall be tested for leaks before covering.

FIRE PROTECTION GUIDELINES

All relocation, modification, dismantling and additional sprinkler heads and lines should
conform to the National Fire Protection Association and Fire Code of the Philippines.

The detail of changes, relocation, deletion or addition of sprinkler heads or lines in the sprinkler
system should be indicated in the submitted sprinkler layout.

All sprinkler works shall be done only by accredited contractors of Rockwell. Non- accredited
contractors will be subject to review and approval of Rockwell.

Shut-off flow control valve of the sprinkler system zone of an area for dismantling/ relocation
and/ or re-installation requires approval from NGDC & Rockwell Design Group.

Fire detection units that will be installed should be similar to the existing system being used by
Open Kitchen.

Fire pipe lines should be black iron pipe schedule 40 in “safety red” paint finish.

The required hand fire portable extinguishers of the respective tenants for the Open Kitchen
shall be provided by tenants. For the kitchen areas, tenant shall provide one (1) 9 kgs. (20 lbs)
capacity class ABC, HCFC-123 portable fire extinguishers, UL/FM listed and Approved Type.

Combustible materials, such as combustible liquids and gases, toxic and explosives, hazardous
chemical materials shall not be stored inside the leased premises.
Examples of Combustible liquids are gasoline, thinner, paint, varnish, alcohol or kerosene.
Examples of Combustible gases are LPG gas, acetylene gases, Butane or methane gas.
Examples of Toxic and hazardous materials are acid based materials, concentrated ammonia,
carbon dioxide, insecticide or organic peroxide.

All construction / installation will be in accordance with the Fire Code of the Philippines and
Regulations.

FIRE PROTECTION GUIDELINES

Piping Material

Color applied to LPG lines shall be yellow.

Piping System
Piping shall have adequate allowance for expansion, contraction, vibration and settlement.

Piping shall be protected against physical damage and corrosion.

Piping shall be away from heating or ignition source.

Use of rubber or plastic hoses are not allowed.

Valves, Accessories and Safety Requirement


Shut-off valves shall be provided in all connections and located close to the equipment.

All emergency solenoid valves shall be interlocked to the fire alarm panel. These valves shall
automatically close in case of fire.

Main line must have a pressure regulator of approved brand.

Provide gas leak sensor and automatic safety (shut-off) device/s between the regulator and the
burner which will stop the flow of gas should a gas leak develop.

Gas line fixture shall be provided with automatic leak protection device (HOSHO). No tenant,
supplied with LPG shall be allowed to operate without the required safety devices.

Provide piping interconnection to the main gas vent line.

The Pipe header for tank connection should have gas ball valve (TOHO or CRANE).

If the ceiling space in the tenant area is used as a return air plenum, gas lines shall be encased in
a double pipe system.

TENANT MATERIALS

Materials that will be utilized shall be subject to N+GDC's review. N+GDC reserves the right
to approve and disapprove materials for the Tenant's space, whether it would be fit or not
depending on design intention.

The tenants should use high quality, durable materials, with only a minimal amount of
maintenance.
A variety of lighting qualities to best suit the variable merchandising uses and physical conditions
existing throughout the projects are required. A high level of incandescent illumination is
required for the Tenant's storefront. The following condition and criteria are required to all
Tenants:
