DEED OF ABSOLUTE SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE OF A PARCEL OF LAND is made and executed

by:

FILIPINA C. PAHANG, Filipino, of legal age, married and a resident of

Mayacabac, Dauis, Bohol, Philippines, and hereinafter referred to as the VENDOR;

MYRNA M. MAESTRADO, Filipino citizen, of legal age, married and a resident of

Anas, Valencia, Bohol, and hereinafter referred to as VENDEE;

WITNESSETH:

THAT, for and in consideration of the sum of THREE HUNDRED FIFTY

THOUSAND PESOS (Php 350,000.00), Philippine Currency, receipt whereof is hereby
acknowledged from the VENDEE, to the full satisfaction of the VENDOR, does by these
presents SELL, TRANSFER, and CONVEY, absolutely and unconditionally, unto the said
VENDEE, her heirs, assigns and successors-in-interest, a portion of a certain parcel land
denominated as Lot No. 7554 covered by Tax Declaration No. 2008-19-0006-03662
situated at Mariveles, Dauis, Bohol containing an area of EIGHT THOUSAND SEVEN
HUNDRED EIGHTY NINE (8,789) SQUARE METERS more or less, which is more
particularly bounded and described as follows:

N: Lot 7553, Barangay Road W: Barangay Road

Area: THIRTEEN THOUSAND FIVE HUNDRED NINE (13,509) Sq.

Meters., more or less;

That the PORTIONS herein sold contains an area of FIVE HUNDRED SIXTY
EIGHT (568) SQUARE METERS more or less, and EIGHT HUNDRED (800) SQUARE
METERS more or less, which is particularly described as follows:

“A parcel of land designated as Lot No. 7554-G of the subdivision

plan, being a portion of Lot 7554, situated in the barangay of Mariveles,
Municipality of Dauis, Province of Bohol, Island of Bohol. x x x x x
Containing an area of FIVE HUNDRED SIXTY EIGHT (568) SQUARE
METERS more or less”

LOT NO. 7554-I

“A parcel of land designated as Lot No. 7554-I of the subdivision

plan, being a portion of Lot 7554, situated in the barangay of Mariveles,
Municipality of Dauis, Province of Bohol, Island of Bohol. x x x x x
Containing an area of EIGHT HUNDRED (800) SQUARE METERS more
or less”
 That the above-described parcel of land is free from all liens and encumbrances,
whatsoever;

That the VENDOR hereby declares that she has given notice to the adjoining lot
owners of her intention to sell, as she has in fact herein sold, the above-described real
property, and none exercised their right of pre-emption or redemption as provided by law;
and

That the VENDOR hereby warrants to have valid title to and peaceful possession
of the parcel of land herein sold and conveyed, and will defend the same unto the said
Vendee, its heirs, assigns and successors-in-interest, against claims of third persons,
whomsoever and whatsoever.
