The summer internship at Kalpataru Limited will always be an invaluable experience that
gave me a lot to learn at multiple fronts, professionally and personally. I would like to

EXECUTIVE SUMMARY

The report is titled as “Competition analysis , Channel partner empanelment and Inventory
Analysis for Kalpataru Vista and Kalpataru Paramount”. This involved collection of data through
primary and secondary research of the Noida market through qualitative approach.

To start with we had to search for the projects which were dealing in luxury segment and then
visit the compititors and get various information like the per square footage rates, brand of
interiors they were providing. This was followed by location mapping of the sector 143,150 and
sectors 70-79. Here I used to visit as an actual buyer or a person who needs the property on
rent. In all I visited around 60-65 projects which would help me learn about the market and also
understand the perception of the buyer from builders point of view.

The above knowledge was necessary for enticing the channel partners along with that also
knowing in depth about ourown project Kalpataru vista. During this period I used to travel to
big untapped channel partners in East, West and South parts of Delhi and also sector
41,50,51,61,62,63 of Noida and Indirapuram, Ghaziabad. The data about these channel
partners I got through internet by searching about the best channel partners in the above
mentioned areas.

Next I used to call the channel partners whose contact information I used to get on the UP
RERA website and used to call the Cps and talk about the project. The main objective of our
calling was to look out for prospective Channel partners who were ready to work in the Noida
region and alos make a brand image for the new entrant like Kalpataru in new market. So
basically we were trying for market development for Kalpataru in the North region.

I made a SWOT Analysis for our competitors so that we know much more about our
competitors than just their typology and also analysed their rates in past few years to ahve a
view of the same.

I helped my mentor in Analysis of the Kalpataru Paramounts’ inventory data which was mostly
about finding the best segment of the market for the project and alongwith that I had to
organize a channel partner meet with Lucknow and Delhin Channel partners at the Grand Hyatt.

Kalpataru Ltd was founded in 1969 present in more than 40 countries with the groups’ core
business being real estate. But the organization is also renowned for its widespread presence
across various sectors as Kalpataru believes in true strength lies in diversity.

1.1a JMC Projects (India) Ltd.

It is a full scale infrastructure ECP player with presence in verticals like buildings and factories ,
roads and flyovers ,Civil construction ,mechanical and electrical projects, firefighting with some
marquee projects being Supreme Court of India, The Thyagaraj Sports Complex Delhi, Indian
Institute of Management Ahmedabad, Elevated metro stations Delhi, Infosys Technologies
Bengaluru , Cadila HealthCare Ahmedabad, A State of Art Building for Coal India and Power Grid
Corporation Gurugram.

1.1b Kalpataru Power Transmission Ltd. (KPTL)

In power and transmission domain is one of the largest players in global power transmission i.e.
generation, distribution and construction, Oil and gas pipelining and asset creation with
transmission system, logistics and warehouses. It has an experience of three and a half decades
with a proven track record of execution and has footprint in 40 countries.

1.1c Shree Shubham Logistics Private Ltd. (SSL)

Established in 2007 has a business of warehousing, procurement, primary processing, trading,


collateral management and pest management of post-harvest value chain for Agri-
commodities. It has presence all over India with storage capacity of 7 million sq. ft. and
manages more than 100 warehousing units.

1.1d Property Solutions (India) Private Ltd. (PSIPL)

It offers a comprehensive range of smart, innovative facilities and management solutions that
target cost effective, sustainable results at clients’ facilities and workplaces. Service offerings
include technical solutions, soft services solutions, pest management solutions, security
management, business support solutions and specialised services solutions delivered across a
variety of sectors and clients.

Now coming back to its core business real estate Kalapatru Ltd. has a legacy of fifty years with
over 18 million sq. ft. sold and approximately 25 million sq. ft. under development and over 97
landmark projects and around 15000 families residing under Kalapatru flagship. Kalpataru had
its first residential address in Mumbai’s Skyline i.e. KalpaVriksha and in the years forward
Kalpataru has become a company with turnover of 86000 crores and over 15000 employees. A
recipient of several global awards in design and quality, Kalpataru has created defining
landmarks that have set new standards in real estate development for close to half a century.
From building Mumbai’s tallest residential tower in the 1975 (Kalpataru Kshitij , Napeansea
Road), a record that stood for the next quarter of a century, to introducing the concept of 1.5
bedroom homes, to building Asia’s first, and the world’s sixth Platinum LEED certified
commercial building(Kalpataru Square), to being among the earliest adopters of eco-friendly
construction methodologies. Along with all the above Kalpataru built Kalpataru Heights
central Mumbai the tallest residential tower with 45 floors in 1999, coming up with a unique
trend setting innovation with the first residential floor starting from the 14 th floor (Kalpataru
Horizon Worli) to receiving Best Architecture award at Asia pacific awards (Kalpataru Aura

Ghatkopar,2009) , winner of safe zone-Residential award at DSK Artist in Concrete Awards
(Kalpataru towers Kandivali,2011),Project of the year award by stars of industry
group(Kalpataru Pinnacle Goregaon,2014) and Luxury project of the year at Realty Plus
Excellence award(Kalpataru Sparkle Bandra,2017).

1.2 KALPATARU VISTA , NOIDA

Now as we know in marketing the Basics say that we must start with the 4 P’s of marketing
to

know the kind of market to be tapped. So first we start with the PLACE :

Kalpataru meets the city of future “Noida”. The manner in which the city was planned an
excellent network of roads, flyovers, underpasses etc proved to be beneficial for several
developing residential areas, corporate hubs and thriving IT sectors. Noida is benchmark for
all other developing cities when it comes to future development and policy creation
proactively.

The Delhi-Mumbai industrial corridor along with State government’s technology policy for IT
companies has made city ideal for corporates. SEZ’s over here span over 310 acres.

The upcoming Jewar Airport in Greater Noida (A growing suburb in Noida) is bound to put
Noida on global Map and at the same time will improve the socio-economic status. With a
capacity to cater 30-50 million passengers a year in next 10-15 years which is more than
Heathrow terminal 5 in London this airport is set to change the face of Noida.

Internationally renowned for its effective the Delhi Metro provides excellent connectivity
Noida via Blue, Magenta and Aqua Lines. The proposed Greater Noida Metro will enhance
the connectivity between Noida and greater Noida. Also 8 Lane DND Flyway connects Delhi
to Noida ensures commuting. An Expressway connects Noida to Greater Noida.

Home to DLF Mall of India one of India’s biggest malls with 330 brands, the Buddh
International Circuit, Greater Noida Sports Complex and WOW one of biggest amusement
parks makes it a city that buzzes with excitement.

It is an address with perfect location. It stands tall in midst of the world class golf course. Its
road, metro and transport services put it closer to neighbouring cities in the NCR.

Indira Gandhi International airport is just 35 mins away, Connaught Place 25 mins, South
Delhi 25 mins, East Delhi 20 mins, Faridabad 30 mins, Ghaziabad 20 mins and Gurugram 45
mins and with Jewar Airport coming by which is just 55 mins clear path justifies its
connectivity.

Now the second P i.e. PRODUCT

Kalpataru Vista is a lot more than a luxurious address. With Lush green surrounding and
situated in the centre of 67 PAR, 18-hole, Graham Cooke designed Golf course spread over 110
acres with pre certified gold rated green building. It offers luxury that one can only think of also
designed by internationally acclaimed artists (HB Design, Singapore being the design
Consultants with famous projects like Unixx, Pattaya under their belt) and ( Burega Furnell ,
Singapore being their Landscape consultants with Projects like Shangri-La Istanbul under his
belt). Kalpataru Vista boasts of 2 Luxury towers in sector 128 JAYPEE WISHTOWN. It is built on
2.75 acres of land and offers holiday type residential apartments with 3, 4 BHK types in an area
surrounded by lush green Golf Course.

Living spaces are crafted to perfection and tower uses its architectural design to provide
ventilation and light also making it Vastu compliant enhancing residential experience. Vista is
thoughtfully planned with wide balcony decks making homes three side open that offer a life of
bliss.

Offerings include luxurious living and dining area, spacious modular kitchen with chimney and
hob, separate servant quarters which will have their own independent access, Large sundecks
with view of golf course no matter wherever you are because of beautiful facades provided,
imported Italian marble flooring in living, dining and passage areas. The expansive sundecks
form a perfect place to soak in the beauty of nature. It provides one with perfect break from
buzz of the city.

There are many avenues of leisure at Kalpataru Vista. If one wants a break one can just easily
step out. There is a lavish club facility. From swimming pool to a yoga zone there is everything
to one need for rejuvenation and can spend his/her day lazing around.

Some of the facilities include Gymnasium and fitness centre, Lounge area , Squash court, Spa
with steam and massage room ,indoor library or study area, Pool table and board games, Mini
theatre, Creche, Business centre, Shaded Cabanas, Kids Pool, Kids play area, Jogging/walking
pathway , Swimming pool with open air Jacuzzi, seating alcove and multi-purpose rooms.

Vista also has a world class community centre. It is multi-purpose party hall with expansive
sundecks which is inspired by Bella vista, Japan. It has an area of sq.ft. and an infinity edge
swimming pool.

There are two towers A&B. Both are podium based that is the residential homes start from the
3rd floor. Tower B has 34 floors while tower A has 30 floors in 2.27 acres of area making it a low-
density project. The complex has 5 elevators for each tower with Auto rescue device. Power
backup for common area and apartments, Rain water harvesting system.

Apartment features includes the Bedrooms laminated with wooden flooring, VRV system in
Living, Dining and Bedrooms, Imported marble flooring in living room, Dining and passages,

With respect to the location and the product that Kalpataru is providing the type of customers
we are targeting is the niche or premium i.e. Middle upper segment of the market so as to
establish itself a brand as it is Mumbai area which it has established as a premium developer.
So, the Basic selling price is approximately Rs 9500/sq. ft. Plus for floors additional PLC will be
charged i.e. Rs 450/sq. ft. For floors 1-18 th and Rs 350/sq. ft. For 19-25th floor and nil for rest of
the floors. Car parking for 3 BHK 1 covered parking will be allotted while 2 covered parking will
be allotted for 4 BHK ones. An additional IFMS is charged Rs 100/sq. ft. as interest free
maintenance security.

4th P i.e. PROMOTION:

Sale in the real estate market can be done using 3 types:

1. Direct Sale
2. Loyalty Sale
3. Sale through Channel partners

Direct sale is done when the customer search online or see promotion through medias like
newspaper, radio ads or advertisement on hoardings (OOHs).

Loyalty Sale is done when the customer knows about the brand already and when he comes to
know about the new project demands for the apartment.

Sale through channel partners is one in which the Channel partners have their clientele they
introduce the customers searching for the new apartment show them the project with which
they are connected to. For Kalpataru Vista major sales are through channel partners as other
two sales are difficult because of less awareness of the brand of Kalpataru in North and
presence of competitors like Mahagun, ATS, Godrej, Supertech, Civitech and Ambiance etc.

2.PROJECT 1 : COMPETITION ANALYSIS AND LOCATION MAPPING

The first task I was assigned was under the supervision of my mentors Mr. Anand Khandelwal,
Mr. Rohit Malhotra and Mr Sushant Mehta with supreme supervision of Mr. Gaurav Kumar,
DGM Sales Kalpataru Vista. It was done under a period of 5-6 weeks from 1 st April,2019 to 30th
April,2019 and intensive analysis was done from 16th June to 27th June.

2.1 Problem Scenario

With the increase in real estate developers in Noida region as it is one of the fastest growing
cities in India this brings a lot of competition. With a population of approximately 200 million
Uttar Pradesh is the most populous state in India. Uttar Pradesh has one of the largest
quantities of skilled labour making it an ideal destination for knowledge-based (IT) sectors. The
state also has a large pool of semi-skilled and unskilled labour which brings a large demand for
the land to live upon and it being the largest state in India brings a lot of land with it and hence
increased competition. Such is the extent of competition that big real estate players like Godrej,
Tribecca (Trump Towers), Shapoorji Pallonji have entered the market. Also, with the increasing
scepticism of people because of failure to deliver of big names like Jaypee, Supertech, Amrapali
etc has added to the problem.

2.2 Objective

My main objective was to go to each and every project and get the information regarding them
and which of the following are our direct competitors and which can be our competitors in
future. We had to search for projects which were lower middle, middle middle, upper middle,
lower upper and middle upper segment projects in Noida.

2.3 Methodology

I used to search on 99 acres, makaan.com, squareyards.com, JLL website etc and used to ask my
seniors about the projects to be visited so that I have some idea about the project I am going to
visit. I used to visit the under-construction projects as a market research personnel, almost
completed projects as a buyer and used to ask for property for rent for the projects already sold

off. So, the sectors I visited were sector 107, Sector 143, Sector 150 and all the projects in
sector 70 to 79.

2.4 SECTOR 143

The Average rate per sq. ft. in sector 143 is Rs 4845. In 2010, it started from Rs 2252 on an
average. So, sector 143 has seen steady growth during the period. The growth during the
period of 10 years has been 115%. So, I visited projects like Akriti Shantiniketan, Logix Blossoms,
Victory Crossroads, Sikka Karnam Greens, Gulshan Ikebana, Saha Amadeus and Gulshan Botnia.

The competitors or the projects which was of our direct competition in this sector was Saha
Amadeus but the problem with this project was that the construction of the project hasn’t been
completed and has stopped for Saha Groupe for most of its projects and the location of the
project wasn’t clean so the view the customer might get wasn’t apt for such an Expensive
project.

The sector 150 is also known as the sports sector of Noida with every project having area

In sector 150 our direct competition was from the ATS Pristine built with an amazing view and
great elevation in green environment and has its price increased since its inception also ATS as a
brand is well established in north along with DLF and Mahagun so it is great competitor as ATS
also has delivered a lot of projects on time and people are less sceptic about the completion of
the project. ATS pristine already have people residing here hence adds to its advantage. Also,
Mahagun Meadows is almost completed project with delivery in next few months. It has
advantage of being built near projects like Ace golfshire and ATS pristine and with its vicinity to
Shaheed Bhagat Singh Park has a location advantage.

2.6 SECTOR 70 to 79

This sector is a part of the central Noida region unlike sector 143 and 150 it is well developed
area and has a lot of people residing in or near this sector. This region has advantage of malls,
Shopping complexes, Schools and Metro nearby. This area has an average rate of about 2000 in
2010s and has escalated to about 5600 average in June 2019.So, this area has seen an increase
of about 230% in 10 year time. In this area I visited 26 projects there with the major one being
Mahagun Marvella, Mirabella, Mazzeria, Civitech stadia, Ajnara Belvedere, Gaur Spotswood
,Ambiance Tiverton And Elite Golf Greens etc.

2.7 SWOT ANALYSIS

The direct competitors from this area were ambience tiverton, Mahagun Manorial, Burj Noida,
Civitech Stadia and Mahagun Mazzeria. This area had an advantage of greater metro
connectivity with respect to our location and also with a lot of people already residing there it
was very much developed with most of the projects being delivered. The above mentioned
products had almost similar quality of the brands of products being used. Hence, now it
required the price per foot analysis with the sector in which the project was situated in and the
reasons behind it.

Now analysing the cost trends of the major competitors i.e. Mahagun Manorial, Prateek Edifice,
Civitech Stadia, ATS Pristine, Ambiance Tiverton, Burj Noida. Some projects like ATS Knights
Bridge, ATS One Hamlet, Supertech Supernova and TGB Meghdhutam are not considered as
they are ultra-luxury segment so not our competitors.

Now to know more about each of the project I would make SWOT analysis for each of our direct
competitors.

First one being MAHAGUN MANORIAL

STRENGHTS

- Mahagun is a top brand in the north Region.

- Delivered a lot of projects already timely and have residents residing hence can have loyalty
sales.

- Situated in midst of 110 acre glof course which gives the luxury feeling to the residents
residing in.

-The cost per square foot has risen by 2% in last quarter and has increased by 26.7 % since its
inception.

-One floor One Flat so privacy mantained.

WEAKNESSES

-The project is built in the area which has nearby alocatted area for future high rise apartments.

- Same as Kalpataru Vista it faces problem of the location on map.

- It also has problem of metro connectivity.

OPPORTUNITY

-The land allocated for future high rise can be bought by Mahagun itself and provide
architecture to it which is not going to hinder view for any of the residents residing in the
apartment.

Threats

-Kalpataru Vista which is an established brand in the west has entered the market and has its
project just 500m from it can turn out to be a great compititor.

- Project faces more compitition from much established sectors in central noida.

Since the beginning Manorial has seen dip only once which was due to the insolvency case of
Jaypee where the Mahagun Manorial is located so people were ambiguous of projects there
also it coincided with demonitisation and RERA act 2016 otherwise it has been on a rise
because of the demand for the product.

Prateek Edifice

STRENGHTS

- It is situated in sector 107 which is near the two major malls of Noida Great Indian Palace and
DLF Mall of India.

- Gives a special light show at night to stand out of compitition.

- Is making name for itself in Noida and hence provided living for all segments like affordable
homes, mid segment homes and luxury living at one place.

- Ready to move in project

WEAKNESS
- After learning from facebook came to know that the services in project are not up to the mark
and hence somewhat dissatisfaction.

- Still only good project until now in that area.

OPPORTUNITIES

- They can improve the facilities and services provided and hence can improve perception
among the residents and with new project like County 107 coming up this is right opportunity
to boost marketing of the project.

Threats

Although a Completed project but faces compition from county 107 and also an upcoming
project by Lotus Group.

The graph in 2019 for edifice shows it is trading at 8100/sq ft which is way above the sectors
average of around 5700 per sq ft.

- Being Located in one of the posh belt along with projects like mazzeria, mirabella and ajnara
belvedere and elite live by greens.

- Being a project with podium and top notch finish yet it is of bit cheaper cost than its
competitors.

-It has its towers connected via sky walk.

-Ready to move in project hence no ambiguity in mind of buyer.

WEAKNESS and THREATS

- No as it is weakness but being present near the prominent projects can attract buyers towards
its compititors as well which provide cheaper and near equivalent facilities like Prateek
Wisteria, Amrapali Pricely Estate, Sethi Max Royal.

OPPORTUNITY

-Being its third project in the market it could built a good name for itself if is able to deliver the
best services.

Fig 4 green is for sector 79 while orange for civitech stadia

Civitech Stadia Although is a luxury project but the prices have been charged like that of semi
luxury that is because of they wanted to move according to the average rates of the sector as
they are new in the market with just 4 projects hence charging premium for an area near mixed
projects affordable and luxury ones is difficult so smart pricing hence they have increasedprice
10% in last quarter and 34% since beginning of the project.

Demonitisation was the only reason the price went down in 2016 duration.

Mahagun Mirabella is also an honourable mention here for the king of elevation they posses
and the rate they have sent are quite high compared to project like civitech stadia in sector 79
itself that is around 7000 rs per sq ft but this is because of the brand image that they charge a

premium and they provide villas also but the prices of Mahagun Mirabella has seen a lot of ups
and down hence it is a compititor but an uncertain one.

This is just because even Mahagun treats Mahagun Manorial as our Direct Compititor and when
I called to there sales office to ask for a query they told me about the project Manorial only. But
in terms of the elevation and typology of apartments it is a great compititor just Like Mahagun
Mezzaria.

MAHAGUN MEZZARIA & MAHAGUN MIRABELLA

STRENGHTS

Both the projects just like Manorial have the advantage of Brand image and in the area of
sector 70s it enjoys a luxury of being a leader with projects like Mezzaria, Mirabella, Moderne,
Marvella etc.

- Projects have been completed with Mezzaria ready to move in while Mirabella is in finishing
stages.

-Walking distance from metro station.

WEAKNESS

-Unlike projects ,like Mahagun Meadows and Mahagun Manorial which enjoy a clear view
because of area they are present in, these projects have view of

Open drain and are very crowded.

-Mirabella had its price fluctuations which has been mainly due to demonitisation but also it is
a project which provides basic facilities at a higher cost.

-The Major threat is the effect of cannibalisation that people tend to go for the product of
Mahagun but with so many options of Mahagun itself available there is ambiguity.

So there is a problem of too many choices available.

We can see from the graph how the rates have increased for Mahagun Mezzaria by 89.13 %
since inception as it increased from 3910 in mid 2012 to approximately 7400 in 2019.

For Mahagun Mirabella we can see the zig zag line taht began since the demonitisation
although it has increased rate by 34 % since inception but lost 3.65% in past one year.

-First project when one enters the sector 150 via expressway.

-Area near to it is not well developed and sector also called as last sector of Noida.

-Road near the project is not well mantained and shopping complex far off .

-Sector 150 is made the sports sector due to which a large no. Of big players like Godrej,
Tribecca, Shapoorji Palonji has entered making it a setor to look out for in future.

Threats

-With the inreasing no. Of players entering teh market it becomes very tough for this project
with increased competition,

3. PROJECT 2 : CHANNEL PARTNER EMPANELMENT

This task I was assigned under the supervision of my mentors Mr. Anand Khandelwal, Mr. Rohit
Malhotra and Mr Sushant Mehta with supreme supervision of Mr. Gaurav Kumar, DGM Sales
Kalpataru Vista and helped by product manager Mr. Udit Gupta. It was done under a period of 5
weeks from 1st May,2019 to 7th June,2019 .

3.1 Problem Scenario

Three types of sales happen in real estate i.e. direct sales, loyalty sales and sales though
channel partners. The sales through channel partners was very important as direct sales and
loyalty sales were difficult for Kalpataru Vista as it was a luxury project and had very less
presence in the North and hence less brand image leading to negligible loyalty sales. Hence our
job was to get in touch with more number of channel partners possible.

3.2 Objective

My main objective was to get more and more number of channelpartners in touch with
Kalpataru Vista. Along with that I had to build brand image by atleast making channel partners
aware of the brand of Kalpataru to the Channel Partners working or not working.

3.3 Methodolgy

I had to visit Channel partners in the areas like Karkardooma, Green park, Defence colony, Arjun
Nagar, Karol Bagh, Tilak nagar, Janakpuri, GK1 ,GK2, hence covering East, West and South Delhi.

Then I visited Channel Partners in Indirapuram, Noida sector 41,50,51,52,61,63 hence covering
major areas of Noida and Ghaziabad.

Then I did calling and called to Channel partners in Lucknow, Agra and Kanpur where I took
there numbers from UP RERA website. The main motive was to look if they have clientels in
Noida or not and also ask about if they were willing to work for Kalpataru Vista.

In Delhi Area

A total of 16 out of 70 Channel partners were ready to do work with us with Jainco and Garg
Properties being among the top ones(22.87%)

In Noida and Ghaziabad Area

A total of 13 out of 26 Channel Partners were ready to work with us with major ones being
North Brick Ventures and Prop Basket.(50%)

Conversion Rate in Noida was more than that in the Delhi area this is because of the somewhat
knowledge of project in noida than in Delhi.

We were able to contact 460 channel Partners in Lucknow, Kanpur and Agra region with a
conversion of 84 Channel partners on call.(18.26%)

These areas were far off and as we were calling conversion rates were lower but I was able to
get a good number of good channel partners from this area like Sinan Realty and Sanjeev Banka
who bought clients with them during the meetings.

I organized Channel partner meet for the Cps from Lucknow area and Delhi area where I along
with My mentors got them to see the view which was our USP from the raw flat which was
made ready with Gypsum coating.

4. PROJECT 3 :INVENTORY ANALYSIS FOR KALPATARU PARAMOUNT,ANOTHER PROJECT


UNDER KALPATARU IN THANE

This task I was assigned under the supervision of my mentor Mr. Udit Gupta, Mr. Arpan Soni
with supreme supervision of Mr. Gaurav Kumar, DGM Sales Kalpataru Vista . It was done under
a period of 1 week from 7th June,2019 to 15th June,2019 .

4.1 Objective

My main objective was to get to know which all segment of the population should be targetted
by Kalpataru and make a report for the same. So I was given data of the walkins in Kalpataru
Paramount and had to analyze demographics of the data given.

Because of the ongoing development of the Thane area it is creating a lot of opportunities for
the people working over there and also real estate developers to go for development in this
area and also the project being in Thane attracts peopleresiding or working nearby.

As the maximum number of walkins have been generated through Channel partners and
hoardings.

So the incentives given to the Channel partners are good as they were able to get more number
of walkins than any other source.

The ones getting more number of walkins should be given priviledge of having their names on
one pagers and it would also give them motivation as they would be able to get higher
commission rate if the client comes through their contact.

Kalpataru Paramount has 2 towers 35 floors each in an overall area of 5 acres and has 2 BHK
apartments with aroun 370 units in Thane area

Fig 16 shows green line for thane west and orange for Kalpataru Paramount

This shows its a luxury apartment as it is trading at around 13000 per sq ft.

The fig 15 shows that around 70% walkins were from the salaried class people.

4.2 Conclusion

From the data above I analyzed that Kalpataru Paramount have market of the age group of 21-
50 age group ,service people who are mostly from Thane and Mumbai.

It is a project traded at a higher than region rate hence customers must be inticed through by
good services and being colourful in their services like having advertisements which are catchy
for youth and display great family living experience.

5. LEARNINGS AND CHALLENGES FACED

1. No prior knowledge of the Real estate market.

2. Came to know about terms like RERA Act 2016, FAR,IFMS and Mivan Shuttering.

3. Learned about the process of sale.

4. How to pitch the product which requiresknowledge of product fully.

5. Came to the importance of channel partners in the process of sale.

6. The idea of salesmanship.

7. Concept of calling which is necessary for B2B marketing as when I called and went to meet
Channel partners then my conversion percentage was higher than when I straight away visited
some channel partners.

8. Know why competition Analysis is important as one needs to know more of them when
talking to the prospective client as they have also done there research on their part.

9. Biggest challenge I faced was that we were not provided with data for our own project
because of the data leakage policy of the company but was given to analyze data for other
project in Thane.
