DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:
HERMINIA T. ZARATE, of legal age, married to Conrado S. Zarate, Filipino
citizen, and a resident of Parang, Concepcion, Tarlac, hereinafter referred to as the
SELLER.
-AND-
ALBERTO Y. TAN JR., of legal age, married to Marjorie G. Tan, Filipino citizen,
and a resident of ____________________________________________________,
hereinafter referred to as the BUYER.
WITNESSETH:
WHEREAS, the SELLER is the registered owner of a parcel of agricultural land
located at Barrio of Parang, Municipality of Concepcion, Province of Tarlac, and covered
by Transfer Certificate of Title No. CARP2013005090 / Certificate of Land Ownership
Award No. 01191190, containing an area of THREE THOUSAND EIGHT HUNDRED
EIGHTY THREE (3,883) SQUARE METERS, more or less, and more particularly
described as follows:

CERTIFICATE OF LAND OWNERSHIP AWARD NO. 01191190

“A parcel of land (LOT 2440-B of the Consolidation – Subdivision plan (L.R.A.)

88 (Road), 89 (Road), 90, 91, 92, 93, 94, 95, 96, all of Pcs-03-038734, Lots 37-A, 37-B,

of Ngs-03-000011-D, L.R.C. Rec. No. 2636) situated in the Barangay of PARANG,
Municipality of CONCEPCION, Province of TARLAC, Island of LUZON, containing an
area of THREE THOUSAND EIGHT HUNDRED EIGHTY THREE (3,883) SQUARE
METERS, more or less.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the
above mentioned property for the amount of ONE MILLION (PHP 1,000,000.00)
Philippine Currency;
NOW THEREFORE, for and in consideration of the sum of ONE MILLION (PHP
1,000,000.00) Philippine Currency, hand paid by the vendee to the vendor,
the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale
unto the said BUYER, her heirs and assigns, the above parcel of land, free from all liens
and encumbrances of whatever nature including real estate taxes as of the date of this sale.
