KNOW ALL MEN BY THESE PRESENTS:

I. TERM. The lease shall be for a period of ___________, commencing on(DATE) _____________ with the option
to renew upon a 45-DAY NOTICE in writing given prior to its termination on (DATE)______________ , upon
mutual consent of both parties.
II. RENTAL. The LESSEE shall pay for the use of the shared leased premises the monthly rental of

association dues. Other charges for electricity, drinking water, telephone, and all other personal effects shall
be for the account of the LESSEE.
Upon signing this Agreement, the LESSEE shall pay the LESSOR through money transfer directly to the

Representing the 1-month advance rental and the 1-month security deposit , and the 1st monthly share for
the electric bill in the amount of PHP500/month(i.e. prorated).
III. MAINTENANCE AND REPAIRS. The LESSEE shall keep the Leased Premises in clean and sanitary condition and
keep them at all times in very good condition. The LESSEE shall repair , replace , or restore major or mnor
damages in the leased premises arising from fault or negligence. Before moving into the property, the LESSEE
has inspected the premises and found the same to be in good and tenantable condition.
IV. GUARANTEED LEASE. This Lease Agreement may not be terminated during the TERM. In the event the LESSEE
terminates A MONTH(and / or fraction of a month) LESS THAN the agreed TERM and/or decides to pull-out
of the unit with 30 DAYS NOTICE or less, the 1-month deposit shall be forfeited in favour of the LESSOR and
the remaining 1-month deposit shall be refunded to the LESSEE.
V. RULES AND REGULATIONS. The LESSEE agrees to abide by the existing rules and regulations promulgated by
the condominium’s association, and other laws, ordinances, rules and regulations promulgated or shall be
promulgated by the competent authorities affecting the occupancy of the leased premises.
