CONTRACT OF LEASE

Know all men by these presents:

This Contract of Lease made and entered by and between:

_____________________________________, of legal age, Filipino


and resident of ____________________________________________
___________________________________________________________,
hereinafter referred to as the LESSOR;

_____________________________________, of legal age, Filipino


and resident of ____________________________________________
___________________________________________________________,,
hereinafter referred to as the LESSEE;

WITNESSETH

WHEREAS, the LESSOR is the lawful owner of that certain


residential house located at ___________________________________________,
hereinafter called the LEASED PREMISES.

WHEREAS, the LESSEE desires to lease the LEASED PREMISES


and the LESSOR is willing to lease the same unto the LESSEE;

NOW THEREFORE, the LESSOR has let and by these presents,


does hereby let and lease unto the LESSEE the LEASED PREMISES and
the LESSEE hereby accepts the same by way of lease subject to the
following terms and conditions:

1. TERM OF LEASE: That the lease of the PREMISES shall be for a


period of ___________ (____) years commencing from
__________________________ and ending ______________________,
renewable upon mutual agreement of both parties on such terms
and conditions that the parties may agree upon.

In case the LESSEE intends to renew this Contract, LESSEE


should give a written notice of renewal to LESSOR within thirty
(30) days before the expiration of this Contract of Lease.

2. RENTAL: The monthly rental shall be ____________________________


(P__________________) payable every ______ day of the month
starting ____________________ and every month thereafter.

3. ADVANCE RENTAL, DEPOSIT AND OTHER PAYMENT: payable


upon signing of this Contract of Lease:

a. The LESSEE shall pay the LESSOR _______ (______) months


advance rental or P_________________

b. The LESSEE shall likewise pay the amount of
P_______________ for and as ___________ (______) month
Deposit.
This deposit shall be held as security to guarantee the
LESSEE’S faithful performance of all his/her obligations
under this contract and to answer for any unpaid bills for
electricity, water, telephone, cable subscription or damages
to the LEASED PREMISES.

c. The ADVANCE RENTAL shall be applied as rent for the last


__________ (_____) months prior to termination of lease. The
SECURITY DEPOSIT is consumable and refundable upon
termination of lease of contract.

4. WATER, ELECTRICITY, TELEPHONE, ETC.: All expenses for


water, gas, electricity, telephone/telecommunication bills, cable
subscription, general service dues and other expenses shall be for
the account of the LESSEE.

5. USAGE OF LEASED PREMISES: The LEASED PREMISES shall be


used exclusively for residential purposes only with a maximum
number of occupants of five (5) persons only.

6. IMPROVEMENTS: LESSEE shall not make any substantial


structural alteration, addition or improvements on the LEASED
PREMISES without the written consent and approval of the
LESSOR.

However, improvements made by the LESSEE shall upon


termination of this Contract automatically inure to the benefit of
the PREMISES and become the property of the LESSOR without
any obligation to refund cost to the LESSEE. The LESSEE,
however, shall have the absolute right to introduce furniture,
carpets, drapes, paintings, appliances, moveable improvements,
ornamental and decorative objects or other fixtures and things
which are not permanent in nature and to remove whichever of the
said objects the LESSEE has put in or installed, provided that the
same can be done without damage to the PREMISES. However, if
at the expiration of the contract, removal of such things should
cause damage or defacement to the property or structure, the
LESSEE shall fully compensate the LESSOR for such damages.

7. That any damage on the premises, the LESSEE shall answer for its
repair.

8. That the LESSEE is prohibited to store hazardous materials or


illegal drugs and cleanliness and sanitation shall be observe within
the premises.

9. That at the termination of the Contract, the LESSEE shall


voluntarily vacate the premises unless the Contract is renewed.

IN WITNESS WHEREOF, the parties have executed this Contract

This document consists of three (3) pages including this whereon


this acknowledgement is written, signed by the parties and their
witnesses and relates to a Contract of Lease.
