COMMISSION SHARING AGREEMENT

This Commission Sharing Agreement (“Agreement”), dated __________, ____, 2014, is by and
between ANABELLE LOPEZ , single, of legal age and a resident of ________________________, hereinafter
referred to as THE PARTY OF THE FIRST PART;

and -

_____________________, (_____________), single, of legal age and a resident of _________________________;


hereinafter referred to as THE PARTY OF THE SECOND PART;

W I T N E S S E T H: That -

WHEREAS, this AGREEMENT is pursuant to the CONDITIONAL SALE OF REAL PROPERTY


by and between MR. ALBERTO M. ANUB & MRS. TERESA M. ANUB, both of legal age, American
Citizens, and both with residence at Unit 303 Corinithian Place, Valencia Street, Barangay Valencia,
Quezon City, the SELLER; and MR. HARUKI ARAI & MRS. HARUMI ARAI, both of legal age,
Japanese Citizens, the BUYER (hereinafter referred to as the “SELLER” AND “BUYER”, respectively,
and the “PARTIES”, collectively);

WHEREAS, both the BUYER and the SELLER have agreed that, as compensation for
facilitating negotiations between the BUYER and the SELLER with regard to the Conditional Sale
of Real Property signed by the PARTIES, a commission of Five Percent (5%) of the Total Selling
Price of SEVEN MILLION EIGHT HUNDRED THOUSAND PESOS, Philippine Currency (Php
7,800,000.00), is hereby awarded to the _________________________ and the _____________________________,
based on the following terms below:

a. The total amount of THREE HUNDRED NINETY THOUSAND PESOS, representing FIVE
PERCENT (5%) of the total selling price of SEVEN MILLION EIGHT HUNDRED
THOUSAND PESOS (Php 7,800,000.00), pursuant to the Deed of Conditional Sale
between the BUYER and the SELLER, shall be the total amount awarded to both the
PARTY OF THE FIRST PART and THE PARTY OF THE SECOND PART, the same to be
divided between the two as follows:

i. TWO HUNDRED SEVENTY THOUSAND PESOS (Php270,000.00) to THE


PARTY OF THE ____ PART, _______________________; and

ii. The remaining amount of ONE HUNDRED TWENTY THOUSAND PESOS


(Php 120,000.00) to THE PARTY OF THE ___ PART.

b. This Agreement constitutes the complete and exclusive statement of the agreement
between the PARTY OF THE FIRST PART and THE PARTY OF THE SECOND PART, as
relates to the subject matter hereof and supersedes all proposals, oral or written, and all
other representations, statements, negotiations and undertakings relating to the subject
matter. No change in addition to, or waiver of any of the provisions of this Agreement
shall be binding upon either THE PARTY OF THE FIRST PART and THE PARTY OF
THE SECOND PART, unless made in writing and signed by the PARTY OF THE FIRST
PART and THE PARTY OF THE SECOND PART, or their respective authorizes
representatives;

c. Neither THE PARTY OF THE FIRST PART or THE PARTY OF THE SECOND PART may
assign this Agreement and/or any rights and obligations hereunder without the prior
written consent of the other party, and any such attempted assignment shall be thus
null and void.
