Pursuant to the instructions from and on behalf of our client IBR

Property (a project of Fuldax) through its CEO Mr. Ahmed Shahzad having its
office at Office No Select Center Plaza, F-11 Markaz, Islamabad, on his specific
instructions and directions we do hereby serve you this Legal Notice: -

1. That as shown in above paragraph our client belongs to noble family and
law-abiding citizen of Pakistan who is running his business with the name
and style of IBR Property (a project of Fuldax) i.e. the Real Estate Business
(such as sale purchase or rental basis) duly trusted agency of zameen.com
as well as registered with the authorities of government of Pakistan. Our
client is serving the public since long and earns a good repute amongst the
business community of Pakistan.

2. That on 25 August 2019 my client surveyed at your shop situated at office

No 1 1st floor Faisal Arcade F-11 Islamabad which was available for rent. At
that time my client called you and offered his services to rent out your shop
as per your requirement and to your desired client. That was a fruitful
discussion. In which you consented to accept the service of my client and
you were agreed to pay unanimously fixed service charges in market.
Consequently my client started his effort to rent out the property. In this
regards my client visited many peoples to the shop, finally one
person/company namely M/S Huma Globe House shows his/her interest to
get this shop on rent. And offered 80 thousand rent for this shop. My client
favored you and convinced him to enhance the rent up to 90 thousands.
Further my client fulfilled his responsibility and wrote agreement between
both of the parties on the spot and paid to you the amount as mentioned in
agreement i.e. 180,000 one lac eighty thousand rupees as two months
advance rent and 100,000 one lac rupes as security amount. And
consequently you gave the possession to tenant and hand over the keys of
the shop. After fulfillment of all required formalities my client hand over the

copy of agreement to the tenant and called you to pay the service fees and
get the original agreement form office of our client. Now you are making
lame excuses to our client while making payment. Many time our client
called you but neither gave response to our client nor picked his call
3. That due to your illegal acts by not fulfilling your words, oral agreement,
mismanagement, mis-commitment and negligence our client suffered
mental agony, mistrust from the landlord of above said house and also
suffered financial loss which were occurred due to the act of you.

4. That our client is demanding special damages on account of mental torture,

agony, financial loss due to you which you have made in last Days.

5. That through instant legal notice, you are hereby advised to pay the
Consultancy amount of Rs.900.00/- to our client along with unconditional
apology within 7 days after the issuance of instant legal notice otherwise,
our client has positively instructed us to sue against you (to recover the
principal amount along with special damage) in the Court of Law at your
risk and costs and has given us clear instructions to file civil as well as
criminal proceedings against you in the competent court of law and in that
event you shall be fully responsible for the same.

A copy of this Notice has been preserved in our office for record and future
course of action.
