The property or lease deed is executed for a certain period

Sh. Sohan singh S/o Mohan Singh R/o Delha, Gaya, hereafter reffered to as the lessor mean
and include his heirs, successors, executors, legal representatives and assigns of the first part

And

Sh. Ramesh S/o Manoj R/oDelha gaya hereinafter referred to as the lessee means and include
his heirs and legal representatives of the second part.

WHEREAS the lessor is the owner and in possession of house no. F-5 Delha Gaya and has
agreed to let on lessee the first floor of the above said property which comprises of three
rooms, one bathroom, kitchen and lobby on monthly rent of Rs. 4000/- p.m. for a period of
certain years extandable to further certain years on the following terms and conditions.
And whereas the parties are now desirous of reducing the terms of the lease into writing.

NOW THIS DEED, THEREFORE,WITNESSES AS UNDER:

1. This lease for purposes of payment of rent and period of lease shall be deemed to
have commenced from Dec. 2. 2020
2. This lease shall be in force for a period of 3 years certain from Dec. The Lessee
shall, however, have the option to continue the lease thereafter for a further period
upto2023 years.
3. The Lessee shall be at liberty to vacate the "Said Premises or part thereof" at any time
during the period of lease on giving 3 month/s notice.
4. The Lessee shall pay to the Lessor/s in respect of the `said premises' a monthly
rental of Rs. 4000/- only for the certain period of lease and a monthly rental of
Rs. 4000/- for the option period of lease payable within the fifth working day of
each succeeding calendar month.
5. That the aforesaid rent is exclusive of all other charges like water electricity charges,
those will be paid by lessee as per actual consumption.

7. That the lessee shall not sublet, assign or part with the possession of whole or part of
the demised premises in any case.
8. The Lessor shall grant all rights of way, water, air, light and privy and other
easements appertaining to the `said premises'.
9. That the lessee shall not carry out any structural additions and alterations to the
building layout, fittings and fixtures without the consent of the lessor in writing.
10. The Lessee shall have exclusive right on the parking space for parking of the
vehicles of staff members and customers of Lessee and the same shall not be
disturbed obstructed or encroached in any manner by any persons whomsoever.
11. That notwithstanding anything hereinafter contained, it is expressly agreed by and
between the parties hereto that in the event of default of any condition herein above
referred to, the lessor shall be entitled to and shall always have the power to
terminate the lease hereunder granted at his absolute discretion. The lessee shall
surrender the premises and deliver the possession of the same to the lessor.
12. The The original lease deed is executed on appropriate stamp paper which shall be
retained by the lessor while a copy thereof shall be retained by the lessee.
