RENTAL AGREEMENT

This Rental agreement made and executed on this 28 March 2024 at


Bangalore, by and between:

Mr. R. Venkatesh residing at: No.107/1, 5th cross, 5th main, Begur Main
Road Hogasandra Bangalore 560068
(hereinafter called the LESOR/OWNER which term shall mean and include
his heirs, executors, legal representatives, administrators and assigns) of the
ONE PART.

And

M Kalpana residing at: No. 225 2nd main road 5th cross Vinayaka nagar
near Mother Mary school Bangalore South Adugodi, Bangalore South-
560030.
hereinafter called the TENANT of the Other Part witnessed as follows:

Whereas the term owner and the Tenant used herein shall mean and
include the respective heirs, executors, legal representatives, administrators
and assigns as parties themselves.

Whereas Mr R. Venkatesh is the sole and absolute owner in possession of


the entire suit Schedule Property.

Which is more fully described schedule hereunder hereinafter called as


SCHEDULE PREMISES. The tenant approached to owner to letout the same
on following terms and conditions.

IT IS HEREBY AGREED BETWEEN THE PARTIES AS FOLLOWS:

1. In pursuance of the aforesaid agreement between the parties hereto


the Tenant have agreed to pay a sum of Rs. 1,000/- ( THOUSAND
ONLY) by way of cash on first day of every month as herein referred to
this agreement to the Owner herein and the owner does hereby
acknowledge the same.
2. This amount of Rs.10,000/- (Rupees TEN THOUSAND only) shall
remain with the owner as interest free deposit and refundable to the
Tenant on the expiry of the rental duration and upon the Tenant
vacating and delivering the physical and vacant possession the rented
strep premises to the owner in the very same condition as it was given
to the Tenant at the inception of the tenancy subject to such
deduction towards arrears of rent if any, arrears of electricity, water
charges and towards any damages caused to the entire premises or its
fixtures or fittings.
3. The duration of the tenancy shall be commencing from 30.03.2024.

4. The Tenant hereby agrees with the Owner to pay a sum of Rs. 1,000/-
(Rupees Thousand only) as monthly rent to the Owner regularly and
promptly on or before 1st of every month. The Tenant hereby also
agrees to pay the electricity consumption charges and water
consumption charges in respect of the rented shop regularly directly
to the concerned authority as and when they fall due without any
default.
5. The Tenant hereby agrees and covenants with the Owner that he shall
use the rented home for storing items and other related purpose and
shall not do any illegal activities and shall keep the same in a good
and tidy condition without causing any willful damage to the same.
6. The owner or her legal representatives are permitted at all reasonable
times to inspect the condition of the let-out house.
7. Either, party shall be entitled to give one month’s prior notice to each
other in the event of the termination of this rental agreement.
8. The shop hereby rented to the Tenant under this rental agreement is
more fully described in the schedule hereunder.

SCHEDULE

All that piece and parcel of the commercial property: In witness whereof the
Owner and the Tenant have affixed their signatures to this agreement on
this day, month, and year above mentioned.
