RESIDENTIAL RENTAL AGREEMENT

This agreement made at Bangalore on this 29-April-2024 between Mrs.


Hemalatha Atluru (Aadhaar No:7674 5371 8398) W/O Mr Ashok Nrupal
residing at C202, Aravind Orchards, Kodigehalli Main Roan, Sahakaranagar,
Bangalore -560092. Hereinafter referred to as the `LESSOR` of the One Part,

AND Ms Ghanapuram Vivekanandam (Aadhaar No: 4988 4512 1214),


residing at Rajapet Mandal, Challur, Nalgonda, Telangana-508105 hereinafter
referred to as the `LESSEE` of the other Part.

WHEREAS the Lessor is the lawful owner of No. 56, Saanvi Nilayam, Ground
Floor, 1st Main Road, 2nd Cross, Kempe Gowda Layout Kattigenahalli Bangalore
560064 and comprising of 1 Bedroom and 1 Bathrooms, shared Bike/Scooter
parking (Only 1 Bike/Scooter is allowed, and there is no provision for car
parking.) with an extent of 410 Sq. Ft hereinafter referred to as the `said
premises`.

AND WHEREAS at the request of the Lessee, the Lessor has agreed to let the said
premises to the tenant for a term of 11 (Eleven) months commencing from 13-
April-2024 in the manner hereinafter appearing.

NOW THIS AGREEMENT WITNESSETH AND IT IS HEREBY AGREED BY


AND BETWEEN THE PARTIES AS UNDER:
1. The Lessor hereby grants to the Lessee the right to enter, use, and remain in the
said premises, along with the existing fixtures and fittings. The Lessee shall be
entitled to peacefully possess and enjoy possession of the said premises, along
with the other rights herein.
2. The lease hereby granted shall remain in force for a period of 11 (eleven)
months unless terminated earlier under any provision of this Agreement. The
Lessee or the Lessor will have the option to terminate this lease by giving two
months' notice in writing to each other.
3. That the Lessee shall have no right to create any sub-lease or assign or transfer
in any manner the lease or give to any one the possession of the said premises
or any part thereof.
4. That the Lessee shall use the said premises only for residential purposes.
5. That the Lessor shall, before handing over the said premises, ensure the
working of sanitary, electrical and water supply connections and other fittings
pertaining to the said premises. It is agreed that it shall be the responsibility of
the Lessee for the return in the working condition at the time of re-possession of
the said premises.
6. That the Lessee is not authorized to make any alteration in the construction of
the said premises. The Lessee may however install and remove his own fittings
and fixtures, provided this is done without causing any excessive damage or
loss to the said premises.
7. That the day-to-day repair jobs such as fuse blow out, replacement of light
bulbs/tubes, leakage of water taps and other minor repairs, etc., shall be
affected by the Lessee (Tenant) at its own cost, and any major repairs,
exterior to the flat, either structural or to the electrical or water connection,
plumbing leaks, water seepage shall be attended to by the Lessor.
8. The Lessor or its duly authorized agent shall have the right to enter the said
premises or any part thereof at a mutually arranged convenient time for the
purpose of inspection.
9. In consideration of the use of the said premises, the Lessee agrees to pay the
Lessor a monthly rent of Rs. 8000/- (Eight thousand only) during the period
of this agreement, along with maintenance costs of Rs. 500 (One Thousand
Rupees only) towards commonly shared facilities. The amount shall be
transferred by the Lessee to the Lessor's bank account on or before the 5th day
of every month in the English calendar. The lease may be extended by both
parties after the expiry of 11 months with a nominal increase of 5% of the
monthly rent and maintenance.
10.It is hereby agreed that if the lessee defaults in payment of the rent for a period
of two months or fails to observe and perform any of the covenants and
stipulations contained herein, the lessor shall, at his discretion, be entitled to
terminate the lease and eject the lessee from the said premises, in addition to or
in lieu of any other remedy available to him.
11.In addition to the monthly rent mentioned above, the Lessee shall pay for the
actual electricity consumed during the period of the agreement directly to the
authorities concerned.
12.That the Lessee has paid to the Lessor a sum of Rs 60,000/- (Sixty Thousand
Rupees Only) as deposit, free of interest, which the Lessor does accept and
acknowledge. This deposit is for the due performance and observance of the
terms and conditions of this Agreement. Under no circumstances rent due from
the Lessee shall be adjusted with the deposit paid. The deposit shall be returned
to the Lessee simultaneously with the Lessee vacating the said premises. In case
of any damages to fittings inside the said premises the Lessee shall repair the
same and hand over the same in working condition including painting of the
interior of the flat. In the event of failure to do so an equivalent amount shall be
deducted from the advance paid while returning the advance on vacation of the
premises.
13.That the Lessor shall be responsible for the payment of all taxes and levies
pertaining to the said premises including but not limited to Property Tax, other
cesses, if any, and any other statutory taxes, levied by the Government or
Governmental Departments. During the term of this Agreement, the Lessor
shall comply with all rules, regulations and requirements of any statutory
authority, local, state, and central government, and governmental departments
in relation to the said premises.
14.Listed items are provided by the Lessor in the property and has been agreed by
both the parties in contract at the time of hand over - Tube Lights (2 Nos.),
LED Bulbs (4 Nos.), and Ceiling Fans (2 Nos.)
IN WITNESS WHEREOF, the parties hereto have set their hands on the day and
year first hereinabove mentioned.
